A handsome 3 bedroom barn, renovated to the highest standards, a comfortable home for 5 guests and up to two well behaved dogs.

Located in a peaceful rural hamlet, it's the perfect place to get away from it all, with country walks and cycles on your doorstep.

Only a 20 minute drive from Chester and easily accessible for Manchester and Liverpool.

The space
The Stableyard is a detached property sitting in the grounds of the grade 2 listed Old Rectory where the hosts live with their two children and dog.

The Stableyard is located next to St Mary’s church in the rural hamlet of Coddington, a 20 minute drive from Chester. We are just a 5-minute drive or easy cycle to Bolesworth, the location of the International Horse Show.

The property is accessed through electric gates and gravel drive which serves The Stableyard and The Old Rectory. The Stableyard enjoys a private courtyard with pagoda and seating.

Inside there is a well-equipped and generous open plan kitchen/dining area with two sets of French doors opening onto the courtyard.

Downstairs, there is a wet room with WC and shower; a cosy bedroom with 4 foot (queen) bed; and a dual aspect snug/ living room, with log burning stove, smart TV , a shelf full of books and a cupboard full of board games.

Upstairs, are two further bedrooms and a bathroom complete with free standing bath, with shower over. The quirky twin bedroom has a pair of zip link beds that can also serve as a very comfy super king size double. The master bedroom, in relaxing shades of white, has a king size bed, smart TV and en-suite shower room.

Accessibility

We have tried to make the Stableyard as accessible as possible. There is a gravel parking space close to the property, and a lit, slabbed entrance way (see pictures). There is a small step up to the front door but will make a ramp available on request. The ground floor is all on a single level and includes a large open plan kitchen/diner, a snug living room, a shower room and a bedroom with queen size (4 foot) bed.

All door entrances on the ground floor are 81 cm albeit please note that when open the doors themselves and skirting boards narrow this opening slightly. The kitchen has 2 sets of large French doors opening onto the gravel courtyard, which can also be used for access.

The ground floor bathroom has a comfort height toilet and wall mounted sink and a shower/wet room with screen (see pictures). A shower chair can be made available on request.

Guest access
Guests access the property via a shared driveway, but there is a private parking space and private gravel courtyard, with pagoda and garden furniture.

The Stableyard is accessed via a private front door and guests have exclusive use of the property.

Other things to note
Please note, bedroom 2 will be set as 2 single beds unless a double (superking) set up is requested at time of booking.

Any special requests will need to be requested 48 hours before your check in date (travel cot, high chair, kingsize bed set up, non-feather bedding etc).

For early check-in and late check-out requests, additional charges may apply and are subject to availability.

The Stableyard is located in the quiet rural hamlet of Coddington, situated 10 miles south of Chester. Nearby villages include Tattenhall, Farndon and Malpas.

We are well located for events at Bolesworth, including the International Horse Show, which is a 5-minute drive or an easy cycle.

The main attractions nearby are the castles at Peckforton, Beeston and Cholmondley, the Ice Cream Farm at Tattenhall and Roman Chester, with its rows, walls, shopping, Storyhouse Theatre and racecourse. The area is popular for cyclists and walkers alike with well-established cycle routes and the Sandstone Trail within easy reach, all served by many delightful refreshment stops that cater for all tastes, with the White Horse in Churton, Carden Arms in Tilston, the Pheasant Inn at Burwardsley and the Cholmondley Arms being some local favourites (see host Guidebook in link below).

You can be in the centre of Manchester in under an hour and enjoying all that Liverpool has to offer in around 45 minutes. Slightly further afield is the North Wales coast and Snowdonia, just over an hour away.
