Beachfront vacation rentals in Tulum Municipality

This was a fantastic place. My husband and I came down for a quick visit and had a wonderful time here. Everything was perfect down to the privacy, the outdoor seating, beachfront. I loved that I could open all the front doors and allow the constant ocean breeze to roll through the house. There were great restaurants and shops within walking distance from the beach. Our host very communicated with us from the time of booking till we left. He gave us suggestions for different places to eat and things to do. The staff was amazing! Every day the cleaning service would come by and tidy up the sand and the salt covered windows to keep a beautiful view all the time. Reed our host set up a Couples massage one evening at the villa that was so good. This was worth every penny, and so much better than being in the resorts.

Sami was a great host. He was proactive to ensure that we had everything we needed and were happy guests throughout our stay. The condo itself was simple and had everything we needed. The pools in the common area are beautiful and get great afternoon sun. The Kay Beach Club that is available for guests is excellent and the public beach access is great. There’s a sandy walk in to the ocean that was great for kids to play in. The Tulum Country Club grounds are beautiful and the selection of restaurants close by are delicious options. O’Tan had a neat farmers market on Saturday morning and had live music on Sunday night - both were awesome. All in all, we had a fantastic stay - thanks Sami!

One of the most special spaces I've ever felt. The energy here is serene, angelic and intentional. The hosts and building staff are so incredibly kind and helpful. I felt so safe and well taken care of. The space is super clean, comfortable and the kitchen is stocked beyond compare! The ocean views and being just steps away from the beach was absolute bliss. The perfect sanctuary for a deep nervous system reset.

Leo and Brenda were amazing hosts! They truly went over and above to make our stay incredible. Fran’s meals were delicious and Juan and Dalia were super helpful. We pretty much agree with all the other amazing reviews. The road is difficult. We made a point to reserve and confirm an SUV through EasyWay rental car but when we arrived late at night they only had a passenger car that made our trip much more challenging. 100% not an issue with this amazing Airbnb but do yourself a favor and if you are renting a car, triple confirm that is is an SUV. I don't think you will need 4x4 or AWD but you will need the ground clearance of an SUV or similar. Thanks for an amazing stay!

We loved everything about our stay at the bungalow on the beach at Bahia Soliman. The house was beautiful in a unique, casual, and authentic regional Mayan palapa style, fitting the location perfectly. That contributed to an overall ambience of tropical tranquility. The beach is lovely, and right out your door. The water is a vibrant turquoise and warm, views stunning. Our family of 6, including 2 toddlers, all came away feeling like we had the most relaxing vacation in a long time. Much of that relaxed feeling was due to our fabulous onsite staff. Our chef, Fabian, prepared us delicious food; everything from classic Mexican fare to regional Mayan specialties, breakfast, lunch, and dinner. He accommodated our dietary restrictions and toddler requests with ease. He even packed us a fabulous lunch to go for flights home at the end of our stay. Carlos and Ismael kept the house clean and tidy at all times. They helped with concierge service and every request with pleasure

Great place, walking distance to a public beach (Gran Oasis Hotel) and free detached casa club with a beachfront pool. Extra shared pool for condominiums and another one rooftop pool for each tower. Great location (beach & pools) for children. Highly recommended condominium!

I stayed at this Airbnb with my daughter because we were in Tulum for my niece's wedding. I can't say enough about how great this place is! When you stay as an Airbnb guest, you ARE part of the hotel guests and treated as such. The staff that works there, from the front desk guys, to the housekeeping, are absolutely fantastic!! The room is clean and spacious. They provide a 5 gallon water dispenser which they fill up when low. This is the water you drink, make coffee with, and brush your teeth with. There is a 7 Eleven next door to get some groceries and pesos at the ATM, and great restaurants within walking distance. This is the quieter end of the beach without so many clubs like farther down on the beach road. This unit is directly across from the hotel and beach, within steps. We ate at the hotel restaurant on the beach each day and it was fantastic! The bed was very comfortable, terrace outside of the sliding doors was really nice. Parking is available for your car.

What a wonderful week we just spent at Balam Ek! We truly did not want to leave. The house is centrally located in Akumal, within easy walking distance of La Buena Vida, a small convenience store, La Lunita, and the Jungle Cafe. Everything was sparkling clean and well-maintained by Leticia and Roberto, and the rooms were comfortable. The views were unbeatable, and the house was well-equipped with towels and kitchen equipment. Sun rises were especially beautiful here! If you want a sandy beach, this is not the house for you. We don’t mind an iron shore, and we swam in the ocean daily right in front of the house. Just make sure you bring water shoes because the volcanic rock is too sharp for bare feet. We would not hesitate to stay at Balam Ek again. Highly recommend!

Very beautiful location right on the beach. The host was super-responsive and went above and beyond to assist us. Kindly allowed us to check-out late on the day of departure. Daily cleaning was a nice bonus. Great alternative to spending the big bucks on an all-inclusive resort.

We had a great stay at this multi unit Airbnb. First we stayed on the first floor for two nights then moved to the ground floor for three nights. The first floor level was great for its privacy and it felt like we were living in the jungle with the view being of all the trees (with the ocean in the background). But I think we enjoyed the ground floor unit the best because we could walk right out to the pool and ocean. A little less privacy since it is right in front of the common areas, but we didn't mind because it was very quiet while we were visiting. Sometimes we were the only people at the pool. Enrique was very helpful throughout our stay and always kept the grounds looking beautiful. We kayaked and paddle boarded a couple times (both provided) right from the backyard. We lost power a couple times, but the backup generator kept the basics on and they were always on top of fixing it. The area is remote so we were really happy to have a rental car. We will be back!

We had a great stay! The apartment looked just like the photos, very nicely decorated and comfortable, with most of what we needed for the week. The complex is new and really nice, with lots of pools. We especially enjoyed the rooftop ones, which were usually empty. The beach is a short walk away through the beach club, which has two lovely pools facing the sea. Ryan and Yeni were great, very clear instructions and quick to answer any questions. You do need a car and should plan to get groceries and water ahead (Super Chedraui is about 20 mins away), but it worked fine for us since we were looking for a quiet place to work and relax by the beach. We lost internet a couple of times (maybe due to nearby construction) but it came back quickly and wasn’t a big deal. Some construction noise in the area, but nothing too disruptive. Overall, we really enjoyed our stay and would happily come back!! Thank you!

This is a lovely private villa on a beautiful stretch of sand on Soliman Bay. The entire property is well cared-for and spotlessly clean. All of the bedrooms are spacious and comfortable. The sitting areas upstairs, downstairs, and outside create lots of space for different activities. Maria and Jose, the on-site staff, were great at their jobs, patient with our minimal Spanish, and happy to help in any way they could. The bay is perfect for kayaking on calmer days. We enjoyed walking the beach, hunting for sea glass, and reading in the hammocks. We recommend the "Good Pizza" at Mantaray just up the beach. It's good! During our stay, there was some disruption (loud music) from guests to the South. Arul & team responded appropriately to address the issue, and we appreciated their prompt and professional support. It's clear to us this was very rare for this community, so for the purpose of our ratings, we considered this issue a anomaly. We recommend Villa Tres Delfines!

LOCATION LOCATION LOCATION ! This place was a few steps away from one of the most beautiful beaches in the world and the best part was that it was lonely ! Juan Luis was very attentive and such a great host ! Only negative comment was that there was hardly ever any hot water. But other than that, it was great !!

Highly recommend staying here! The location is unbeatable if you're visiting Tulum and plan to be in the hotel district. Less than a 3 minute walk to the best restaurants and beach clubs. The hosts are very responsive and have a wonderful concierge service that arranged our airport pick up/drop off and accommodated a later check-out time for our group. The rooftop is amazing at sunset, the AC works great, and the rooms/bed are very large and spacious. Definitely will stay here again next time I'm in Tulum!

The condo was the perfect place for us. Small complex, so it felt very private, clean and the setting was absolutely stunning. My favorite part of the trip was just sitting on the patio at any time of day. The staff were super nice and David was extremely responsive prior to and the day of check in when we were sorting everything out. It was soooo nice to have water and coffee provided and a full kitchen and fridge.

There are no words for how lovely our stay at Stacy’s condo in La Iguana were. We read the glowing reviews but remained doubtful- how nice can a condo be? We were SO proven wrong. The condo was sparkling clean, gorgeous, comfortable. Highlights were being able to see the beach from bed- with the bedroom floor to ceiling windows open- and being able to laze on the private beach in the shade. Snorkeling right in front of the condo was excellent, as well as snorkeling at yal ku a short walk away. We will be back!!

After always staying in all-inclusive resorts, this year we traveled with my 70-year-old mom, and we wanted her to have a different experience. This location was perfect, with a quick and beautiful walk to the beach and a nearby resort. You definitely need a car, as it makes visiting lots of nearby amazing spots and going on adventures much easier. I will definitely be coming back with my family! The host, Yvonne, was fantastic and responded very quickly to all my queries. The place itself was great, and I loved having a washer and dryer, which made traveling with two small kids so much easier. The beautiful pools and stunning views included in the condominium added to the experience. It was very peaceful, and everyone we met was nice. We truly enjoyed our stay and can't wait to return!"

Overall a great experience, very helpful and accommodating host and local staff. The beachfront home in a really great spot with amazing swimming/snorkeling. Complimentary kayaks a huge plus, made the experience that much more special. Very comfortable home with large bedrooms and a great kitchen.
