Tankah Sunrise Sanctuary - Reef & Oceanfront

JoshRating, 5 stars2 weeks ago
The house was fantastic. It really is a wonderful retreat away from the hectic nature of Tulum the city, or the Tulum hotel zone. Both were super close but we loved the ability to retreat to a private hideaway after our excursions. Having a pool was a spectacular bonus. The beach is rocky and at other locations the beach tends to have a seaweed challenge. The option to longer and swim at the house was really great. Also really enjoyed that it was very windy while we visited. The constant air through the house was both lovely cool when it was over 80F, but also kept away any bugs. While I can see how mosquitoes could be a challenge, we had none because of the winds. Highly recommend and look forward to staying again in the future.

Cozy Beachfront Studio for 2, Pool, Gated Property

AshleyRating, 5 stars4 weeks ago
We cannot say enough positive things about Rancho San Eric, Hui & Stefan, and their staff! The space was more beautiful than described or what can be shown in photos. The studio was also spacious and very private. The property is very quiet, but close to restaurants, bars, etc. With a 1yr old it met all of our needs as far as relaxed family time, and also getting out and enjoying great meals, drinks and activities. Hui & Stefan accommodated multiple special requests, and were just so warm and sincere in making our stay special. The studio was incredibly clean and well appointed, steps from the beach! Literal steps, with chairs and shade for the studio guests only. We loved it, and will be grateful to go back!

Natural Cenote - boho design-BEACH CLUB privileges

AmyRating, 5 stars3 weeks ago
We had a wonderful stay at Rodrigo’s place! It was clean and just as described. Loved the balcony. Air conditioner was nice and fans in the bedrooms were an added bonus. Delicious restaurants within walking distance. Rodrigo was very responsive and easy to communicate with. The entire condo complex was kept in pristine conditions. I was there with 2 kids and I felt it was very safe. The place is very quiet and everyone was really respectful. The security guards at the entrance were very friendly. The gym was well equipped. The pools were really nice. A few recommendations… a better equipped kitchen—sharp knives (there’s only 2 and try cutting through a pineapple with a dull knife), mixing bowls and a large pot would be nice. More dish towels and towels for the bathroom. There were only 2 towels in each bathroom. There is a washing machine which is nice and beach towels. Rugs could use a good cleaning. Also NO beach club access which is a bummer. Please take that off the listing.

We loved the location of Sonny's place in the Amira District. It was walkable to beach and many restaurants. Also loved the rooftop pool and the actual airbnb was roomy and accommodated the three of us very comfortably. You will never have to worry about responsiveness from Sonny. He was very helpful with recommendations and any questions we had from before our stay until after. Thank you Sonny for a great vacation in Tulum!

Serene 5BDR Villa: Pool, Jacuzzi & Concierge

DaniellaRating, 5 stars3 weeks ago
I truly have nothing but positive words to say about Villa Bolon from Mauricio. Everything was beyond perfect from the concierge team, to the villa, and everything in between. I stayed there for my sister's bachelorette party with 8 girls and we all fit in the villa with plenty of room. Also, safety was a big priority for us, and this villa made us feel so safe at all times. On the first day, I couldn't get the AC to work and Mauricio showed up within 5 minutes to help me fix it. His responsiveness was truly something that I will never forget, and made me and the girls feel safe and confident in our airbnb choice the entire stay. I couldn't recommend them more!

Luxury Jungle Masterpiece Villa LaGú

EffieRating, 5 stars1 month ago
Staying at Villa LaGú was an incredible experience from start to finish for our bachelorette. From the moment we booked the space, Oscar was extremely quick to respond and proactive. It was our first time in Tulum, and he helped us with dinner reservations, activities, drivers, stocking the AirBnb, private chef experience, etc. we could not have planned the trip without him! The space is beautiful and great for groups, with beautiful rooms and bathrooms, and a beautiful common space that goes into the outdoor Terrace with the pool and hot tub. The staff was also excellent, with daily cleaning services. They quickly helped when we had a small plumbing issue and resolved it immediately! The space is nearby local restaurants and a short drive to downtown and the Tulum beaches. I highly recommend this BnB to anyone visiting and I would love to come back again!

The place was beautiful. Plenty of space, rooms and access. Really breeds an interactive space for the staying guests. I would recommend this place as a great place for large groups. Tons of privacy and Nohely was great with getting us set up with things to do during our stay. She was readily avaialable at the house during our trip.

Brand new spectacular villa, XL pool and jacuzzi

RachelRating, 5 stars2 weeks ago
Highly recommend this Airbnb if you want to stay in La Veleta. This is a great location with many stores and restaurants. We rented a scooter and took them to some nearby centoes as well! The house was as described and incredibly clean when we arrived. Some of the furniture, especially outside, is showing wear, but also it is a very hot and humid climate, so that is going to happen no matter what and did not affect the quality of our stay. The only thing to note on this unit is it is the first one inside the complex and next to a busy street so you do hear quite a bit of traffic noise. Not sure if any of the other units are better, but we just played music and slept with a white noise machine and it was fine overall. I believe it is priced very well for how much space you get and the amenities. Would be great for families or bachelorette parties!

Villa Petricor, 24/7 security & beach club access

TaylorRating, 5 stars2 weeks ago
We stayed here for my best friend’s bachelorette and we could not have asked for anything more or better. The place is STUNNING and is by far the most beautiful air bnb I have ever stayed in. The team was incredibly responsive, responding within minutes to my every inquiry. Celine, Carolina, Pau, and Sofia went above and beyond to ensure our stay was perfect. During an unplanned town power outage the team brought over a starlink within hours. I could not recommend this place more, 1000000 out of 10. Thank you all from the bottom of our hearts for making this stay perfect!

Premium 4BR Villa | Private Pool, Jacuzzi, Gated

EllaineRating, 5 stars2 months ago
The house is beautiful and well maintained. We particularly enjoyed the privacy and the amenities. We also liked the area, it’s very secure. The team who manages the house is very responsive, always ready to assist. It’s a great accommodation for a group—all 4 rooms are spacious and each with a separate bathroom. The pool and tub were a great treat. They also provided filtered drinking water which was a huge plus. It is recommended to have some sort of transportation though, as it’s a little far from the beach area or the centro. Overall, we highly recommend this place.

Casa Flamingo Designer House near Holistika Tulum

GiraultRating, 5 stars2 months ago
We spent a wonderful stay in Casa flamingo. La Veleta is a very nice, peaceful and secure neighborhood. You are not so far from beach if you have a car or with bike. You can feel the Tulum pueblo vibes which are really most interesting than the « Hostalera zona » vibes. Clemence was waiting for us when we arrived and give us good advice to enjoy the Tulum’s life. She was always very reactive when we had questions. The house is great and we enjoy to spend time by the pool. At night there are bars and restaurants close to the house. We found also a good bakery for the breakfast (very important for french people :-). Everything was perfect. We highly recommend Casa flamingo. If we come back we already know where to go!!!

GORGEOUS TROPICAL-MODERN HOUSE w/extra-large pool

NevadaRating, 5 stars2 weeks ago
Absolutely phenomenal home. Will definitely be my go to next time we come to Tulum. Mirko is very responsible and responsive. One of the first Airbnb in Tulum with tons of very well deserved reviews. Lots of construction going on but honestly that is all over Tulum. Don’t hesitate just book it. Walk to restaurants and bank and town. Taxi to beach and cenotes or watering holes. They have a taxi that works with the house and he is well priced. Comes for you and picks you up pretty much 24 hours as far as we could tell. An amazing experience. Thank you.

Tulum Private Retreat | Private Pool

TaylorRating, 5 stars3 weeks ago
Pictures on this listing do not do this property justice at all! We arrived early and the host was very responsive and accommodating. Also helped carry our bags to the villa with no hesitation. We were delighted to find such a modern and clean space right near where we wanted to be. It was the perfect central location for people who want to enjoy downtown tulum as well as the beach strip. As far as transportation, the security guard was such a big help and called us a taxi at any time we needed and made sure we were okay and safe when returning to Villa late at night. It was the perfect place for us to stay and such a great value. We will definitely be booking again very soon. Thank you again to such amazing hosts!

Your guide to Tulum

All About Tulum

With towering Mayan ruins standing tall on the skyline, powder-white sandy beaches, shocking blue seas, and swaying palms, the walled city of Tulum is nothing short of breathtaking. Within its fortified walls, you’ll also find delicious restaurants on both the high and low ends of the price spectrum, enchanting underwater limestone caves called cenotes, and a boutique hospitality and wellness scene. All of these vibrant features make this spot on the Caribbean Sea a coveted vacation destination.

Wander amongst Mayan ruins that date back to the 13th century, dine on new-wave Mayan cuisine at world-class restaurants, or amble between beachfront spas. Explore the downtown’s main drag and the Mercado de Tulum, where you may just eat some of the best albondigas (meatballs) and tacos you’ve ever had.

The best time to stay in a vacation rental in Tulum

Tulum’s climate is warm and mild year-round. It does, however, get rainy for a few months of the year, so if you’re looking for full, almost guaranteed sunshine, avoid going in June, September, and October. The winter months, from January through to March, are usually warm and dry, and see the most visitors, especially around the winter holidays and spring break. For the perfect sweet spot between warm, dry weather, and fewer crowds, aim to visit sometime between the end of October and mid-December.

Tulum plays host to a myriad of cultural festivals all throughout the year — from Carnaval just before Ash Wednesday in February or March to Festival de Cultura del Caribe in May, to Day of The Dead and the Food, Spirits, and Wine Festival in November. For fans of marine animals, a trip here during the late summer months means you’ll be around for the whale sharks and sea turtle hatching season.

Top things to do in Tulum

Sian Ka’an Biosphere Reserve

Named “Origin of the Sky” by the Mayans, the Sian Ka’an Biosphere reserve is heavenly for nature and animal lovers. Spanning roughly 75 miles of untouched coastline, it’s one of Mexico’s largest protected wildlife areas, and a UNESCO World Heritage Site. Amongst lagoons, tropical forests, beaches, and palm savannahs, you’ll have the chance to spot animals like manatees, turtles, jaguars, pumas, and an incredible variety of fish and bird species, always from a respectful distance.

Gran Cenote

Gran Cenote may not look like much from the top, but plunge into its depths and an otherworldly experience awaits. A complex of underground caves is linked by sinkholes of icy water, shimmering under beams of sunlight that pierce through between stalactites and stalagmites. Dive in, and you’ll be sharing the water with sea turtles and tiny blind fish — overhead, don’t be surprised to hear the swooping of bats as you swim through the tunnels.

SFER IK contemporary art gallery

Leave your shoes at the door when you enter SFER IK contemporary art gallery, where experiencing the art and architecture is a multi-sensorial experience. The building is as impressive as the art it houses — built with ancient Mayan geometric principles and natural materials indigenous to the Yucatan, being inside feels like wandering around a giant, whimsical, treehouse. Exhibitions highlight both internationally-acclaimed contemporary artists as well as nurture the local talents with residency programs and workshops.
