Vacation rentals with lake access in Sullivan County

We had a wonderful time at Alicia and Jamie’s home in Livingston Manor. The home itself was spacious, tastefully decorated, and comfortable. And the property was fantastic- beautiful and very private yet close to town. Speaking of the town, Livingston Manor is charming and definitely worth exploring, as is nearby Roscoe. Overall a great time. We look forward to returning.

We had a phenomenal stay on Lake Muskaday for Presidents Day Weekend. The home was beautiful, homey & perfect for our family of 4. It was a great place to get snowed in for a few days. Only a short drive away from some cute towns such as Callicoon, Roscoe & Livingston Manor. We loved the big kitchen, the cozy living room and the fun-filled basement with many toys and games for the little ones. thanks for sharing your home with us !

We loved it! Everything we needed to make the stay perfect. We found it very convenient location to all our scheduled activities and loved playing pool at night! Morning view was incredible.

This is a wonderful stay if you are traveling with kids and pets. So much to do in the amazing basement. The property is fully fenced, allowing your doggo the freedom to roam! Great location. Plenty to do around town.

The house and surrounding grounds were beautiful! You really get a great feeling of upstate New York at its best ! The short walk to the lake opens up to an incredible view ! Anyone looking for an upstate New York get away I would highly recommend a stay here ! Very clean ! And the hosts were very responsive and so easy and nice to deal with !

Perfect getaway for a couple looking for a peaceful retreat. The kitchen was stocked with everything we needed to make meals and we enjoyed using the grill in the backyard also. The hot tub was relaxing and we even had some deer and other wildlife greet us. The hosts were very responsive and tended to some needs we had very quickly. Highly recommend.

We had a wonderful time celebrating Valentine's Day weekend at Instant Karma Catskills. The house had EVERYTHING we needed and is extremely cozy and comfortable. We spent time in nature and truly got the break and retreat we needed as a family. Highly recommend a visit to this beautiful and special spot! We enjoyed a pizza night from Forage Pizza (amazing), board games, the view/lake, and some hygge time. Thank you!

We had a large group and everyone enjoyed our stay. The kids were entertained by the abundant amount of board games and toys. The adults loved the Amazon speakers in every room and how open the kitchen and living room were. The dogs enjoyed playing fetch in the back yard while we had a fire and tunes going. All in all a great experience

I was looking for some quiet after a stressful few months and something of a view. I love the water so I picked this place and it want a far drive from me. I felt at home and comfortable. The kitchen has everything you could think of which was great because I really wanted to bake for myself and just do a great self care weekend which I did. Me and my pup got to have some alone time and hang by the water across the street at the gated off little beach. Hung out in the hammock and sat on the boat launch. Exactly what I needed. Definitely coming back !

Lovely apartment with stunning views and private lake access. Short drive to some tasty restaurants and shops. My partner and I had a very peaceful getaway.

Johns place was perfect for a little getaway. Our dog loved it as much as we did. We walked around the lake with stunning views (especially around fall season) and the fireplace is great for doing s’mores at night. Dasha was absolutely amazing, friendly and always reachable if anything.

Joshua was a great host. He was respectful, helpful, and responsive. The listing was just as described and the check in/check out process was seamless. The home was clean and very well organized. New amenities, comfortable couch, and while we didnt get the chance to use the outdoor fire-pit and grill due to the cold weather, it was a nice space. I would definitely come back in the future. Jelena's place was perfect for our quick weekend to west point. Everything was just as described and very comfortable and exceptionally clean. She worked with us for our late arrival and our hectic schedule while we were there. We plan on being back for more visits at west point and will be staying here if it is available to us.

Patric was very responsive and helpful in arranging check in and out times. The place looks great - private and peaceful. The lake view was beautiful. The kitchen had everything i needed for 4 adults bbq weekend stay. The beds were a bit tight as we are used to a Cali king but it was a short 1 night vacay so we managed) We appreciated a shelves with games, books and activities. The fire place is set very comfortably - we were able to get logs in the nearby store, that Patric sent as a list of to-do neighborhood info list. Thank you!

Beautiful cabin equipped with everything one could need. We had a birthday celebration and everyone had a wonderful time. The snow just made the scenery even more spectacular. Thank you Jason for being a perfect host!

The place was awesome and just what we were looking for our weekend getaway. The kitchen is fully stocked as we made many meals during our stay and the house had everything you need! We would 100% stay here again!
