The Mellow Sol Suite sleeps up to 4 guests with a queen bed and bunk beds, making it perfect for couples, small families, paddlers, nature lovers, or friends looking for a cozy river escape with adventure right outside the door.
Your private suite includes a fully equipped kitchenette, private full bathroom, private key-code entrance, and easy access to our waterfront retreat grounds.
Step outside and enjoy the magic of Manatee Landing — a laid-back Weeki Wachee canal-fed oasis where you can kayak, paddle board, swim, fish, grill, gather by the fire, play cornhole, sip something cold, or simply relax by the water and take in the Old Florida vibes.
Shared kayaks are included with your stay and available for guest use.

Manatee Landing Retreat features 4 private suites, so unless you have reserved the entire property, you may be sharing our little piece of paradise with other guests. We invite you to enjoy the shared outdoor spaces while being mindful, respectful, and kind to others also here to relax, play, and experience the river.
Guests have access to shared outdoor amenities including waterfront seating, dock access, kayaks, grill areas, fire pit spaces, fishing gear, cornhole, and more. Please wipe down shared items after use, including chairs, grills, paddles, fishing poles, games, and snorkel gear.
Smoking is permitted outdoors only. Please be mindful and respectful of non-smoking guests and shared spaces.
You’ll also be close to local waterfront spots for food, drinks, and craft brews, with the main shopping area just a few miles away for anything else you may need during your stay.
Whether you’re here to paddle, float, chill, explore, reconnect, or simply escape the ordinary — the Keel Lime Suite is your colorful little landing place for a true Old Florida river adventure.

Guests have private access to their reserved suite, including a private keypad entrance, bathroom, and in-suite amenities.
You’ll also enjoy access to the shared waterfront retreat grounds, including dock areas, outdoor seating, kayaks, grill areas, fire pits, cornhole, fishing gear, and relaxing spaces along the Weeki Wachee canal.
Manatee Landing Retreat has 4 private suites, so unless the entire property is reserved, outdoor spaces may be shared with other guests. We ask everyone to enjoy the property with care, kindness, and respect.
Shared kayaks are included with your stay.
Paddle board and motorized float boat rentals available on property with limited availability, so please make arrangements before arrival.

These unit policies apply to all four private suites at Manatee Landing Retreat: **Berry Nauti Suite, Mellow Sol Suite, Manateal Suite, and Keel Lime Suite**.

Check-in: 4:00 PM
Check-out: 11:00 AM
**Kindness Rules**
Manatee Landing Retreat is a small 4-suite boutique waterfront retreat. Unless you have reserved the entire property, outdoor areas and amenities may be shared with other guests. We ask all guests to enjoy the space with care, kindness, and respect so everyone can experience the magic of the river.
• Up to 2 cars per suite
• Overnight occupancy is based on each suite’s listed sleeping capacity, with up to 4 daytime visitors per suite
• Up to 4 kayaks per suite may be available, based on availability
• Smoking is permitted outside only. Please be respectful of non-smoking guests
• Please care for all shared amenities and return anything you use before moving on to another activity. This helps keep the vibe alive and the space comfortable for all guests
• Quiet time begins at 11:00 PM
• Before checkout, please strip used bedding, remove comforters from duvet covers, and place used duvet covers and towels in a pile on the floor
• All guests must sign the electronic waiver included in the welcome message before using outdoor spaces, kayaks, paddle boards, water toys, or river amenities
**Paddle Board Rentals, Tours & Motorized Watercraft**
Paddle board rentals, guided paddle tours, and motorized/electric watercraft rentals may be available on property for an additional fee. Availability is limited, so we highly recommend making arrangements before arrival.
All guests using paddle boards, kayaks, motorized watercraft, water toys, or river equipment must complete the electronic waiver before use. Safety instructions, rental details, and availability will be shared upon request or in your welcome information.
**Cancellation Policy**
Full refund for cancellations made at least 5 days before check-in.
Partial refund for cancellations made within 5 days of check-in.
No refund for cancellations made within 24 hours of the check-in date.
We understand that life can bring unexpected challenges. In the event of a serious illness or unforeseen circumstance, please reach out directly. While refunds are not guaranteed, we are always open to a thoughtful conversation and will do our best to find a fair solution whenever possible.
