The space
Everything in this house has been updated and modernised while we tried to maintain the original character. The kitchen is fully functional with new appliances, a full-sized refrigerator and everything you'll need to cook a proper meal.

There are three bedrooms upstairs. All three beds are Emma mattresses. Bedroom one has a king bed and an attached ensuite. Bedroom two and three have double beds and a lovely family bathroom to share, with a comfortable bath for relaxing.

There is room to find a little space from your travel companions, with two living room areas, each with a TV. There's an enclosed back porch with a chesterfield sofa to sit and relax or even take a call. The garden provides space for relaxing.

Luxury 3 bedroom 2.5 bath located in the pristine Yorkshire village of Wilberfoss, just 8 miles from York city center. It’s the perfect retreat for 2 or 3 couples or a single family (NO GROUPS). There’s plenty of parking available on-site. Recently renovated, it’s the perfect escape from the hustle and bustle of city life, with quick and easy access to all the excitement and history in York. A visit to York can include York Minster, the iconic Shambles, restaurants, bars and cafés. 3 BED, 2+ BATH, fully equipped kitchen, 3 TV's, Super fast wifi.

The space
Enjoy our luxury 3 bedroom holiday home nestled in the very heart of Yorkshire providing the perfect getaway for couples or a single family (STRICTLY NO GROUPS). The luxury Owl Tree Farmhouse has been fully renovated, providing your own sanctuary and accomodation within the charming village of Wilberfoss with everything you need for a wonderful stay. Our local pub, shop and butcher are all just a 5 min walk away. Enjoy views of the St John the Baptist church dating back to the 15th century. It’s also just 8 miles from the historic city of York with the York Minster, the iconic Shambles, and award winning restaurants, bars and cafés.

Owl Tree Farmhouse - The farmhouse is located within a quiet area of Wilberfoss, adjacent to a stream with a spacious garden exclusively for guest use, including an outdoor table that seats 6. The property is easily accessed via the 1079 just east of York.

Arrival – Upon arrival you’ll enter the property through the side kitchen door. At this point, you can choose to unload here, or there’s also easy car access to the back door into the enclosed porch.

Kitchen – Custom designed kitchen with newer appliances; Dishwasher, American fridge/freezer, Induction Hob, Oven, Microwave, Kettle, Toaster, Nespresso Coffee machine with Starbucks pods for your morning coffee. Complementary Prosecco for you to enjoy upon arrival.

Utility Room – There’s a Bosch Washing machine and Miele tumble dryer (Ironing board and Iron in upstairs closet). And complimentary doggie waste bags.

Enclosed Back Porch – Accessed through the utility room, you’ll find coat hooks both on the porch and in the utility room, above the boot bench. There’s a Chesterfield sofa on the porch. Great to get a bit of space from each other or take that call where you need a bit of quiet.

Sitting Room – Located off the kitchen. There’s a leather 3 seater sofa, a comfortable Next sofa, oak coffee table and a log burner, installed in 2022. The 43 inch Samsung frame television includes 180+ digital channels, wifi access for logging into streaming apps like Netflix, Prime etc.

Lounge – Located off the utility room. Corner sofa, modern chair, 65 inch Samsung television with sound bar, 180+ digital channels, wifi access for logging into streaming apps like Netflix, Prime etc. The sound bar can be used for music in the house via Bluetooth. The bookshelf has a couple of our favorite "style" books along with a few board games.

Front Door – You can feel free to go in and out of this front door, but please be sure to lock it when not in use. Please use the kitchen door when you’re locking up to go out.

Upstairs:
Bedroom 1 – The main bedroom has a King size bed with Emma mattress (European King/American Queen) with soft bedding, top-down-bottom-up blinds, room darkening curtains, radiator, a dresser, and bedside tables with lamps.

Ensuite – Attached to the main bedroom, this ensuite has bright white porcelain subway tiles, a large walk-in shower, WC, wash basin, radiator, dressing table and shelving and rods for clothes and luggage.

Bedroom 2 – Spacious bedroom shares the family bathroom with Bedroom 3. Double bed with comfortable Emma mattress, soft bedding, top-down-bottom-up blinds, room darkening curtains, radiator, a dresser, clothes rod for hanging, hangers, bedside tables with lamps, and luggage rack.

Bedroom 3 – Cozy bedroom shares the family bathroom with Bedroom 2. Double bed with comfortable Emma mattress, soft bedding, top-down-bottom-up blinds, room darkening curtains, radiator, wardrobe, bedside tables with lamps, and luggage rack. This bedroom is the smaller of the three, but has a view of the garden, Lizzie the Owl and the historic St John the Baptist church. Also benefits from the beautiful sunrises.

Internet – Hi-speed fiber broadband throughout the house.

Security – While this is an extremely safe village, for the safety and security of guests, neighbours and the house, CCTV is in operation throughout the exterior of the property. There’s also a drive gate for securing dogs or extra car security.

Please note:

A MAXIMUM of 6 guests are permitted within the farmhouse during any stay without prior approval. We have one sleeper sofa so please let us know if you’ll need to use it.

Before making a booking, please ensure that you READ and ACCEPT the HOUSE RULES which are not onerous but in place to ensure the home is respected, looked after and no surprises upon arrival. This place is very special to us. It’s located in a small, quiet village and NOISE, PARTIES or EVENTS are STRICTLY NOT permitted. Bookings WILL BE immediately terminated if this house rule is breached.

Guest access
This is a private, detached single family home. The space is all yours. We aim to meet and greet all guests on arrival day, ensuring that your arrival is completely hassle free.

The house is a two-story. While the steps are not steep, they are slightly narrow. Please pay special attention while taking your luggage up and down the stairs to protect the walls.

There is parking on the property for up to four cars.

Other things to note
Before making a booking, PLEASE ensure that you read and accept the HOUSE RULES which are not onerous but in place to ensure the house is respected, looked after and no surprises upon arrival.

Bedrooms – Each of the three rooms sleeps two. There is one King Size bed and two double beds that are slightly smaller than the king.

Cleaning – After each visit, the house is cleaned and sanitised to ensure it is prepared to the right standard. We do not charge a cleaning fee. You are requested to leave the house as you find it to avoid additional charges after departure.

***All bedsheets and towels are carefully laundered in Non Biological washing powder and Lenor Spring Awakening fabric softener. If you have problems with this or have any specific allergies, you must notify us at least 7 days in advance of your stay.***


Additional rules
PLEASE ENSURE YOU READ CAREFULLY THESE HOUSE RULES BEFORE BOOKING OR REQUESTING TO BOOK:

• NO Parties, NO Groups, NO Noise , NO Events and e.g. Stag or hen parties, etc. These are STRICTLY NOT permitted, and the reservation will be immediately terminated if this rule is breached. This means you will have to leave and find alternative accommodation. We try our best to meet and greet all guests upon arrival.

• This is a holiday home for respectful people who are looking for a quiet, relaxing stay. ABSOLUTELY NOT for groups who are just intending to drink and party. GROUPS ARE STRICTLY NOT PERMITTED.

• Quiet hours in and around the house (11pm until 7am) must be respected or we will immediately terminate the booking. If you are visiting to for a quiet stay and to enjoy the nearby culture, our farmhouse is very suitable for you. If you plan very late nights, or frequently exiting the house to smoke, this is the wrong place for you to book.

• We must have the names of all guests and details of any pets prior to arrival to ensure adequate insurance protection.

• We accept bookings for a single family or up to 3 couples. MAXIMUM 6 guests at all times in the house without prior approval. We live in the detached home at the back of the farmhouse and are available should you need us.

• Strictly NO smoking (including e-cigarettes) anywhere inside.

• Strictly no loud NOISE at any time of the day. Our farmhouse retreat has been designed for a quiet relaxing stay. We love our neighbours and they must be respected by ensuring no noise is audible outside of the house. If you intend to make noise, or you think you will, sadly this is the wrong place for you.

• NO MORE THAN TWO DOGS are permitted without prior approval. No other animals, aside from dogs, are permitted.

• Strictly MAXIMUM of 6 guests in the house at all times sleeping ONLY in the 3 bedroom beds only. We DO NOT permit or consent to the lounge sofa bed being used as an additional bed without prior approval. If approved, there is an additional fee. We will terminate the reservation immediately if this rule is breached.

• Guests MUST take care of the home and leave it as you found it at the end of the rental period for other guests to enjoy too. If the house is not left clean and tidy, a payment request will be sent to your account via Airbnb to cover cleaning costs after your stay.

• Damage – Any damage to any items including sofas, tables, floors and walls will be charged to the main guest who made the reservation after the stay. This will be processed through Airbnb who will reclaim this from you.

• Kitchen – Chopping boards provided MUST be used when using any of the sharp knives.

• Washing machine – No clothing dyes are permitted to be used in the washing machine.

• Furniture – Please do not move or re-locate any of the furniture at any point in any room within the house.

• For safety and the environment, windows must be closed and all the lights, mirrors and lamps switched off when you leave the house.

• For your own safety, anti-slip bathmats provided in the bathroom and shower room must be used.

• For stays of 21 days or more, we reserve the right to agree inspection & cleaning check visits to ensure house rules are adhered to.

• You are responsible for taking out appropriate travel insurance in the unfortunate event you need to cancel for any reason at all. We do appreciate all kinds of reasons for needing to change or cancel a reservation and are sympathetic to this. However, this is why we strongly recommend you have your own travel insurance which also covers you if you needed to either cancel or change your dates. We would only consider a change of dates request made within the first 24 hours of booking or at least 60 days before your reservation.

Neighborhood highlights

Located at the end of Middle Street, our farmhouse is situated on a former dairy farm, adjacent to Foss beck, a pedestrian bridge and an open area of trees and fields. It feels like an escape, but is also a short walk to the pub and shop. The home was built in the 1700's and is next door to the oldest home in the village. The church, just a few steps across the bridge, is from the 15th Century. Combine a country getaway with visits to York and other tourist destinations.

We're a happily married couple living just outside of York. Ian is from a small village outside of York. Susie is from Colorado & California. We have traveled extensively and enjoy the switch to hosting. We bought this old dairy farm. We fully renovated the farmhouse that is now our holiday rental, and built our own new home on-site, next to the farmhouse. We can't believe our luck in finding this amazing place!
