Welcome to Kasa Kai (House of Fish)! The well known neighborhood of Aldea Zama is a secure development surrounded by the purest tropical jungle letting you experience a close encounter with nature. You are just a short car or bike ride from the turquoise waters and white sand beaches. You’ll have many shops, cafés and restaurants to choose from just steps outside your door. You’re choosing a very walkable area.

The space
24/7 security and front desk personnel. This 2 bedroom, 2.5 bath 2nd floor condo has 3 twin beds (one trundle hides under one of the beds) in one room and a king bed in the other, each with their own private baths. The bedrooms are separate from each other and allow privacy. They have room-darkening shades, AC and ceiling fans. There is an extra half bath. You'll have your own private balcony, in-unit laundry and complementary high speed, fiber optic Wi-Fi (200mbps) that works great. This colorful condo is well-stocked with all the comforts from home to make this a vacation you will never forget. Great for 2 couples, families or a group up to 5. All the furniture, including the beds, living room furniture and the dining table and chairs were hand crafted by local Mayan carpenters. You have 2 smart TV's where you can enjoy Netflix. The kitchen is well stocked with all the comforts of home. Electricity is included. Please note: many rentals charge extra for electricity.

The location is great even if you don’t rent a car. You can walk to many shops and restaurants in the area. There are bike and scooter rentals within walking distance.

The condo features an infinity rooftop community pool in a common area with restrooms. Relax and meet your neighbors while enjoying a beverage watching the sunset over the jungle with distant views of the ocean. Bring your beverages, your blender, your book or speaker!

The unit is equipped with electricity only, no gas. The unit is protected by carbon monoxide detector, smoke detector, fire extinguisher and first aid kit.

Tulum is located on the Caribbean coast of Mexico’s Yucatán Peninsula. Before its explosion as a global tourism hotspot, the modern town of Tulum was a quiet fishing and farming village. The area has seen a massive growth from a quiet village in the 1990s to a major tourist destination. The estimate population today is about 50,000.

Grocery stores: Tulum has several large-scale supermarkets all within a few kilometers of the condo. Chedraui is the closest being 1.3 km away. La Comer is a mega supermarket completed in 2025 and 1.5 km from the condo. And another supermarket, Soriana, also completed an early 2025 is 2.5 km away. You can find everything from groceries, produce, fresh fish, beer and liquor, clothing, swim suits, household items, pharmacy items, appliances, ATM’s and even bicycles and scooters. You will need to take a parking ticket when entering the parking lots. Remember to hand it to the cashier to either pay a few pesos for parking or free if you spend a minimum amount.

Car rentals: Besides the airports, there are several car rental locations in town about 1.5 km from the condo. Many car rental companies try to force you to purchase extra insurance, which may or may not be necessary. I recommend renting with America Car Rental as they have all inclusive rates with no deductible. I have also rented from Mex Car Rental and Europe Car. They will have options of all inclusive or not but ask about the deductible. Read the reviews! Renting a car may be a hassle at the counter but having the ability to get around is worth it.

Taxis: Over the past few years, taxi rates have skyrocketed. If you must take a taxi, make sure you ask the cost to your destination up front, show it to them on your phone, and ask them how much upfront. As of 2026 there are no Ubers in Tulum. Consider hiring a Driver for the week that will be committed to you and the places you want to go.

Public transportation: ADO is the bus company that services the area. You can take the bus from the airport into downtown Tulum. There will be taxis waiting out front. The bus station is approximately 2.5 km from the condo. You can find their fares and schedules online.
TREN MAYA is now complete. The train operates throughout the Yucatán Peninsula. You can take the train from the airports, Cancun and Tulum, to the train station just outside of downtown Tulum. You can find their fares and schedules online.

Bike rentals: locations are everywhere! There are several locations within walking distance right outside your door.

Restaurants: There are restaurants right outside your front door so if you don’t feel like going to town or the beach road one night, you can walk to at least a dozen places. It’s less expensive to eat nearby and downtown than it is to eat on the beach road. But not everywhere on the beach road is pricey. My favorites on the beach road are Pothead’s $ (casual lunch and breakfast - accessible beach path across the street ), Matteo’s $$ (Luis is my favorite bartender in all of Tulum), Ziggys $$$ (best sports bar), Casa Banana (Argentinian Cuisine-wood fired steaks) $$$$, Ilio’s $$$$ (some nights of the week they have a show with swinging acrobats). Many restaurants require reservations. Some offer free parking, valet service and others may share a parking lot within walking distance.

Beach Clubs: Where do I begin? There are so many beach clubs to choose from. First, use Google Maps to find the best way to get to the beach. Avenue Coba can be quite busy during high season. The beach clubs that are on North Beach Rd. require entrance into the Parque del Jaguar. This is in the ecological park that is protected by the government. They require a small entrance fee if driving. You may ride your bike or walk in at no cost. They will likely ask if you have any plastic in your vehicle and may search it. The effort is to stop the littering of plastic bottles and trash. There is very little public access to the beach. You must enter through a hotel with Beach Club. It’s much easier to get on if you are biking or walking on and not driving. It varies depending upon the time of year, but you may be required to have a reservation at a beach club to enter. I recommend Cinco, Mezzanine, Pancho Villa, and Bokoba. The North Beach Rd. brings you to the Tulum ruins, but it’s not accessible by car. You can walk to the ruins along the beach. The S. Beach Rd is more . At kilometer marker 5.5 there is public entrance to the free beach and a parking lot across the street. The current rate is 100 pesos per car, 50 pesos for scooters. This is where you will find all the beach restaurants I listed.

Your friendly property manager will greet you and there is an on-site receptionist as well as after hours security. It can be a bit tricky navigating inside the neighborhood the first time you enter. I suggest using an on line app and review the directions prior in case your smart phone signal is weak during your drive.

Other things to note
Aldea Zama is a growing residential neighborhood and there is construction nearby. The complex is a mixed use property with shops and restaurants on the ground level. The shops and restaurants include several cafes, a pharmacy, and a market nearby. There are at least 15 restaurants, cafes and bars within walking distance.

Kasa Kai is located in Aldea Zama, a residential neighborhood conveniently located minutes from the beach, minutes from town and a mile from a SUPER Chedraui supermarket. You may enjoy a bike ride or walk throughout the neighborhood where you can marvel at the architecture you will see no place else!

Restaurants in nearby include The Vintage Cafe and Totem Restaurant & Jazz Pizza Bar and they are steps from your unit and the Fresh Market is walking distance from the condo where you can buy last minute essentials including ice, water, beer and wine, food to go and general convenience items. There is a pharmacy around the corner. Also just around the corner is another coffee shop with WiFi where you can use a printer and scanner and satisfy basic office needs. Each time I visit there is a new restaurant addition.

I suggest renting a car or renting bicycles as your mode of transportation. However, taxis are readily available (ask the front desk to call one for you) as are Collectivo’s which are basically shared taxis that you may flag down anywhere. They are more common on the public roads.

Bike rentals available just outside your front door, in town and in Aldea Zama. Ask your House Manager for suggestions on other ways to get around.

Tulum is the fastest growing town in ALL of Latin America. You will find construction in many areas of the neighborhood and on Avenue Coba.
