Please note that during periods of heavy rain in Davao City, the Clubhouse Swimming Pool may require additional filtration, cleaning, or maintenance to maintain water quality and safety standards. As a result, pool operations may be temporarily suspended depending on weather conditions and management advisories.

House Notice
Our home is regularly maintained with professional pest control to ensure a clean and comfortable stay. As this is a ground-level property located in the lush, tropical climate of the Philippines, occasional insects may still find their way indoors—especially when doors are frequently opened and closed. If you or anyone in your group is particularly sensitive to this, you may prefer accommodations on higher floors or in fully enclosed hotel settings. We appreciate your understanding and are always here to assist should anything arise during your stay.
For added peace of mind, our live-in housekeeper Rachel stays on the premises and is always ready to assist, helping ensure a smooth and comfortable stay.
Please note:
• The staff quarters on the ground floor are not accessible to guests.
• The outdoor kitchen and laundry area are shared with our housekeeper and her son, who uses them respectfully and discreetly. The rest of the house, including the main entrances/exits, is exclusive for guest use.
Pool Access
🏊♂️ The Homeowner's Association collects Php 150 per person for pool use, including children. You may pay the fee directly to the HOA office beside the pool area or to the guard on duty.
🚩🧹Our Housekeeper is in-charge of the upkeep of the following:
✅ General upkeep of the Outdoor Dirty kitchen area
✅ General upkeep of the laundry area
✅ General upkeep and maintenance of the garden and outdoor areas
✅ Receiving & taking out trash and helping maintain common/exterior areas of the property
✅ Basic assistance with property-related concerns during your stay
As this is an entire house rental, guests are generally expected to keep the interior living spaces reasonably tidy during their stay and clean up after themselves after meals and daily use.
If you would like additional assistance with interior cleaning during your stay (such as washing dishes, sweeping/mopping, bedroom cleaning, etc.), please let us know beforehand and we can discuss how additional housekeeping arrangements can be accommodated separately.
🚩🍳If you need help with breakfast preparation, please let us know 7 days in advance so we can share our menu options & additional fees. Clean-up of dishes used during breakfast is included if you avail breakfast preparation.

Guest access
Guests can use the whole house except the staff quarters. The outdoor kitchen / laundry area is shared with our staff.
Other things to note
- Occupancy is 5 to 7 guests only, including children. Please declare the accurate number of persons staying so we can prepare the beds accordingly. Only registered guests are allowed in the house.
-Extra person fee of Php500 per head per night after 5 guests. Children above 6 years old will be charged as 1 adult. 2 children below 6 years old will charged as 1 adult. In no case shall more than 7 persons (whether adult or child) be allowed in this home.
- To help you settle in comfortably, we provide complimentary starter supplies including toiletries, drinking water, and other basic essentials upon arrival. These are provided as a starter kit for your convenience, and guests are encouraged to purchase additional supplies as needed based on the length of stay and group size.
- The home is cleaned and completely sanitized prior to check-in. Guests can borrow our sanitized rubber house slippers.
- Please help us maintain a clean space. Wash dishes you may use and throw away your trash daily. To avoid attracting ants or other pests, kindly clean up any food crumbs or spills right away, especially from the floor.
- 1 complementary housekeeping service will be provided for every stay of at least 10 nights, upon request. Additional housekeeping service will be charged a cleaning fee of Php 3,000 (60 USD)
- 1 complementary bath towel & bath mat replacement every 4 nights stay, upon request.
- Please switch off AC when not in use or when stepping out. Keep AC temperature at 21° to 24° C, so as to avoid malfunction or other issues.
- If you wish to use the pool, pool fees apply. Pool fee per person is Php150, including children.
- There is a carport for 1 car only. Only a maximum of 1 car can be accommodated at any point. If you have more than 1 vehicle, street parking is permitted inside the village but we do not encourage this. Do not block driveways. Please be responsible for your own vehicle. We shall not be held liable for any untoward incident involving your vehicle(s).
-Since the home is inside a village, guests may occasionally hear barking noise from neighbors dogs.
🚩 Power outages (brownouts) do happen in Davao City, and this may also affect our home. These interruptions are typically scheduled or area-wide and are beyond our control. While we always strive to keep guests informed and comfortable, uninterrupted electricity cannot be guaranteed at all times. If continuous power supply is essential for your stay, our property may not be the best fit for your needs.
🚩 We conduct regular professional pest control to maintain a clean and comfortable space. However, due to the tropical climate in the Philippines, small ants, fruit flies, or other small creatures may still find their way into the house and it is nearly impossible to eradicate them 100%. If you're particularly sensitive to this, our home may not be the best fit for you.
- The Security team in Twin Palms, as part of securing the vicinity, may ask guests at what house they are staying at. Please simply tell them our house number and that you are our guests. Thank you for understanding.
• Please provide us a copy of each guest's Government ID OR passport at least 2-3 days before your arrival. We are required by our building administration and security to keep a record of guests. Without this, we will not be able to host you.
• Please treat our space with care & respect and help us keep the place neat & tidy at all times.
• Please note that we are not a hotel. We neither have room service nor do we serve breakfast, unless arranged with us 7 days in advance for a separate fee. We do not have 24/7 concierge. Nevertheless, we will try to help you as much as possible.
• Please help conserve energy. Kindly turn off appliances when not in use and limit Washer/Dryer use to a maximum of once per day. This is so we can keep our rates affordable to you and future guests.
• There is no Gym facility in the village, but the grounds are conducive to early morning jogs.
Penalties / Fines
• Stains on our Linens and Towels such as lipstick stains, luggage marks, oil stains, or other residues will be charged a cleaning fee Php350 (7 USD) per piece of linen or towel. Permanently damaged linens /towels will be charged the total cost of replacement.
• If the sofa or bed gets stained or wet a Php 5,000 (about 100 USD) cleaning fee will be charged.
• The house is non-smoking (cigarette, cigars, & vaping are not allowed). A Php 10,000 (USD 200) cleaning fee will be charged if there is any sign of smoking in the house.
• Undeclared / unregistered guests will be charged Php2,000 (40 USD) per person per night.
