The space
Duke’s House has been thoughtfully presented to provide a charming Grade II Listed home away from home for our valued guests.

Recent renovations have included the living room, kitchen, bathroom, redecoration and furnishing throughout the house, and installation of secondary glazing for a peaceful and cosy stay.

The house has 5 spacious bedrooms - 2 king bedrooms, 1 double bedroom, 1 single bedroom and 1 twin bedroom - across two different upper floors. Perfect for families, friends or couples to share!

The house has been fully fitted with self-closing fire doors throughout and has interlinked mains wired smoke alarms in all primary rooms, in line with recently updated (2023) UK Government fire safety guidance for small letting accommodation.

The comfort, safety and enjoyment of our guests is paramount for every booking made.

- Ground Floor

The ground floor comprises living, dining, kitchen and utility/drying room accommodation.

The living room provides two new large comfortable sofas, armchair, large Sony Smart TV, remote controlled electric fireplace – making it the perfect area to relax with a cup of tea, or something stronger, after a long day exploring.

The central hall provides access into the kitchen, dining room and utility room / WC.

Within the recently installed and locally made kitchen, our guests have access to cooker, Bosch fridge freezer, kettle, toaster, microwave, breakfast table, with quartz worktops for ample space to prepare meals.

The kitchen leads to access to the raised rear garden, a lovely space to sit in the warmer months and winter months when wrapped up warm.

Also off the central hall is the utility / drying room, containing a Bosch washing machine, Hotpoint tumble dryer and lots of room for storage – perfect for outdoor and walking equipment with hanging space, tarp and boot tray. The utility room leads into the convenient downstairs WC.

Opposite the kitchen is also the dining / second living room, providing a dining table for 6 - 8 people, a comfortable sofa, large Samsung Smart TV and gas fire.

- First Floor

The first floor comprises 3 bedrooms - a king, double and single - and the recently fully renovated bathroom.

The spacious master bedroom is complete with king-sized bed, ample wardrobe storage, dressing table, bedside tables and bedside lighting.

The double bedroom has chest of drawers, window sill with comfy stool, seat, built-in storage, mirrors and bedside tables / lighting.

There is then a single bedroom, located in between the king and double bedrooms, with chest of drawers, mirrors and bedside tables / lighting.

All bedrooms have large windows which allow natural light to flood into them.

The bathroom was completely newly installed within the last few years. Modern with a large powerful double rain and hand held shower, a bath with shower head, sink, toilet, radiator and LED touch point mirror – perfect for getting ready.

- Second Floor

Up onto the second floor, is the attic which contains 2 further adjoining bedrooms (with interconnecting door between bedrooms) - 1 king and 1 dual single set up on request / depending on guest numbers (a ‘Habitat’ day bed which can provide two separate single beds, one raised & one at ground level), along with chairs, chest of drawers and mirrors. When not set up as a dual single bedroom, the dual single room is an additional lounge area as standard for the king room and to relax with a book or tablet.

Both are ample sized rooms with sky lights for windows, offering light but also privacy. Ideal to accommodate a family or friends of up to 4, with the first floor also able to accommodate a family or friends of up to 5, and so a combined total of up to 9.

Outside

At the rear of the house is the raised paved garden, a sun trap and lovely space to sit in the warmer months and also winter months when wrapped up warm. The garden has outdoor furniture for our guests.

The house also features a front patio area with seating for a few guests to enjoy an early morning coffee or afternoon tipple whilst watching the activity of the town centre.

Other things to note
Duke’s House – The Story behind the Name

Our family home for 35 years, the property was fully renovated and brought back into use when originally purchased in 1986.

Now offered as a home away from home, the inspiration for the name lies with Richard, Duke of Gloucester who later became King Richard III in 1483.

Nearby Duke’s House is Dockray Hall. Dockray Hall was built by Richard’s Grandfather around 1400 and King Richard resided there whilst extensive work was carried out at Penrith Castle around 1471.

It is understood that Dockray was linked to the castle by a tunnel which ran from the north east corner of the castle, a distance of some 307 yards – a secret means of escape from the castle.

As well as the local link, the name is also a nod to our Grandfather Jim Coulson who served in the Duke of Wellington Regiment in the Korean War and made many visits to Penrith.

Parking

Disc Zone, Free and Timed Parking
- The house is situated directly opposite a large public car park (Great Dockray Car Park) which is run as a free ‘Disc Zone’ on Monday, and, Wednesday to Saturday between 8am – 6pm. A Disc allows for 1 hour free parking during these hours, plentiful time to arrive and unload before moving to a nearby long stay car park or heading out.
- There are NO time / disc restrictions during the day on Tuesday (traditional market day rule, albeit no market now held) or on Sunday.
- There are NO time / disc restrictions 6pm to 8am EVERY night. Perfect if returning in the evening after a day out in the Lake District or Eden Valley and then heading out again in the morning allowing you to leave your car overnight e.g. putting a disc in for 5pm to 6pm, then changing the disc time after 6pm to a new time of 8am allowing parking until 9am the following day.

- The few on-street parking spaces require a disc every day 8am to 6pm, with Sunday the only exception (Tuesday requires a disc). The same unrestricted overnight parking applies as the large car park.

Sainsbury's Car Park, Free Parking

- There is 3 hours free parking at the nearby Sainsbury's Multi Storey car park. 4 minute walk.
