Casa Ixtul is your home away from home & a 3 minute walk to the beautiful beaches of Chuburna Pto. It is a place where you can unplug, recharge and reconnect with the beauty of the local Yucatecan environment.
Chuburna is a tiny fishing village with approx. 2800 residents.
Every detail about Casa Ixtul has been carefully curated to ensure a relaxing and restful stay.

If work is something you need to do while staying at the casa, Casa Ixtul is ready for that as well! With Fiber optic internet providing reliable, high speed connections, you can work remotely and still perform all the internet connected requirements of your work.

When it's time to relax, you can lounge by, or in, the filtered pool while enjoying the sounds of the many birds and gentle breezes flowing through the palm trees. At night the yard is lit up by the many different accent lights that bathe the entire property in soft, warm light making for a serene, romantic place to enjoy food and beverages. The many screened French doors (7) allow the most amazing breezes throughout the property and really embody the outdoors as an extension of the interior.

When it's time to call it a day, you can relax on the sofa and watch the latest movies on the complimentary NetFlix and Amazon Prime video on the large flat screen TV.

The bedrooms (1 King bed and 1 Queen bed, both with ensuite bathrooms) are located at opposite ends of the house for complete tranquility and privacy if traveling with friends or family. Their state-of-the-art mattresses will envelop you and provide the most relaxing sleep after a long day. The primary bedroom has a 32" Smart TV with Netflix and Amazon Prime Video.

The spa-like bathrooms offer large spaces for getting ready and the large closet areas can easily store your suitcases and clothing for extended stays.

If the beach is calling your name, then it's just a short 3-4 minute walk to the best beaches along the Emerald Coast. If you are lucky, you may spot turtles hatching or some of the many dolphins swimming by as they welcome you to this beautiful Maya location. We offer beach chairs, a small soft portable cooler, and beach towels.

The house is named after a Maya religious site that was once close by on the beach. Ixtul is Rabbit in the Maya language and it will bring great luck with your stay here.

The property was architecturally designed to be at one with nature here in the Yucatan. To that end, the water is ground sourced from the same waters as the cenotes, all appliances are low consumption (no gas), lighting is all LED and although we get our power from the grid, almost 100% of it is offset by the many solar panels on the roof.

**Please be mindful of making loud noise especially during the hours of 11 pm - 8 am due to the surrounding neighbours and nature.**

The whole house is for guests. The property was specifically designed and built to be a vacation property to enjoy the surrounding area.

Other things to note
Casa Ixtul is meticulously maintained by the owners and it includes a water softner, reverse osmosis water system which supplies purified drinking water, pressurized water, and hot water.

Beach supplies: We offer beach chairs, small soft beach cooler, and beach towels. Beach umbrellas can be purchased at Bodega Aurera in Progreso as long as they are in stock.

***Saturday/Sundays tend to be busier days for Mexican families at the beach and there may be extra traffic and noise. ***

Due to our location right on the Gulf of Mexico and its weather systems, it is possible to experience the occasional power outage during a storm (or even just on a sunny day 😀).
Don't worry though as Casa Ixtul now has a whole house battery back-up system installed that works in conjunction with the solar system to provide silent power to the house in the event of a power outage.

This system instantly engages automatically and ensures you will have lights, fans, internet, fridge, cooking and water if the utility power fails. Please note that this will not power the air conditioners but will ensure you can be comfortable for hours in the event of a sustained outage.

Casa Ixtul is located in the newest area of Chuburna Puerto, a fishing village with a population of approximately 2800 residents with just a short walk to one of the most beautiful beaches on the peninsula. Within easy walking distance, you will find many small tienda grocery stores that carry fresh fruits, vegetables, canned goods, eggs, snacks and drinks, as well as local restaurants, and cold beer and spirits stores. At your request, we can help you arrange contact with Lupita's tienda shop which is a short walk away. You can walk and pick your items up or she will delivery at a minimal cost. Of course there are other tienda's as well but Lupita is the closest to Casa Ixtul with the best selection of fresh fruits, vegetables, eggs, drinks, and snacks. There is also a Six store with beverages that is very close to the home.
If you have specific food requirements or prefer to cook larger meals at home, we recommend that you ask your driver to stop at a larger grocery store in Progreso/Merida before retiring at Casa Ixtul. There are a variety of tienda stores open at various times of the day in Chuburna Puerto but for a larger selection of food options, larger grocery stores are your best option.
***Please note that there is no ATM in Chuburna or Chelem. The closes ATM is in Progreso.

The area is characterized by the jungle in front and the Ria in the back which provides for a peaceful and serene environment.

From June onward you will find incredible amounts of Flamingos along with many other beautiful birds in the Ria just South of the house. Local fishing guides are available to take you out in the Gulf and Ria where you have the opportunity to catch a wide variety of fish while you enjoy the relaxing scenery.

June through August will bring the large flocks of colorful flamingos that can be viewed just a short, 5 minute drive away.

Also just a short walk or drive away is the famous Chuburna Puerto pier. This is a great place to hang out and watch the sunset, drop a fishing line in and try your luck or just sipping on an ice cold coco frio from the many local vendors.

We offer 4 beach chairs and a small portable beach cooler bag for your sunset evenings or beach days.

Although you can easily walk into town, the beaches, and the local restaurants, a car is recommended for exploring the whole of the peninsula and the surrounding towns. For those without a car, we have an extensive list of vetted personal drivers and moto-taxi drivers that can take you anywhere for a reasonable fee.

***please note that while Chuburna Puerto is a peaceful fishing village of 2800 residents, the village will come alive at certain times with Mexican fiestas, Semana Santa (Easter time), Christmas, Saturdays and Sundays are busier as it is family beach time, loud music, barking dogs, and possible power outages. This is part of experiencing authentic Mexico and its culture.***
