The space
Charingworth House' is a traditional stone house with contemporary interiors and facilities. It is located in the Cotswold Area of Outstanding Natural Beauty and has stunning and completely unspoilt views over the surrounding countryside. The garden is mainly laid to lawn making it perfect for numerous activities. We have a hot tub available to hire for £200 per stay, regardless of length. There is also a barbecue with fuel provided.

Adjoining the house is a 100m2 covered and heated veranda which can be used throughout the year, even in sub zero conditions. This is an ideal space for celebrations and can seat up to 90 guests.
The house is a perfect place to celebrate birthdays or other special occasions. A favourite for bridal showers and their male equivalent. However, please note no PA systems, amps, large box speakers, karaoke, DJs, or DJ decks are allowed and check out our noise policy before booking.
It is also an ideal venue for 'away from the office' team meetings and we offer discounted rates for regular bookings. We can provide up to 36 separate beds across 9 ensuite bedrooms if both houses are booked together.
For midweek business bookings, flexible arrival and departure times can be arranged to accommodate a full working day. All rooms are served by fibre optic wifi.
Please note that for more than 12 guests there is an extra charge of £100/person/night for extra guests, depending on total numbers. Airbnb one show the price for up to 16 guests. We can provide a bespoke, per head price for larger groups or if you have more than 16 guests. For more than 18 guests, the price per person will reduce for each extra guest added..
If you are planning a stay of more than 2 nights, please enquire before booking as we may be able to offer you a better price.
We have an additional house, (listed separately as The Apple Barn, 'Charingworth House') located next door. This sleeps 16 people. If you book both houses you will have access to The Granary, which lies adjacent to The Apple Barn. This provides a multi-use space on the ground floor and a full sized snooker table on the upper floor. Both houses have their own entrances and gardens and are separate from each other. Please ask for details if you wish to hire both houses together.
'Charingworth House' and The Apple Barn, 'Charingworth House' are the perfect venues for family and friend get togethers, or to celebrate Christmas, New Years Eve, birthdays etc.
Well behaved pets are welcome but must be kept on the ground floor of the property and supervised at all times. Please note, the garden is not enclosed. There is an extra charge of £75 per pet. Please let us know how many pets you are bringing and abide by our house rules. Please abide by the pet rules contained in the house rules.
A comprehensive description of the rooms, bedrooms and beds available, is listed below. Please note that we can provide extra beds in all the bedrooms but please request these as they will not automatically be provided. All the beds are rigid beds, not fold up ones.
There is a hot tub available for £200 per stay. Please let us know if you would like to hire this. We also have a table tennis table, darts board, football nets, children's swings and a croquet set so lots of fun things to do in the garden.

Accommodation Description
'Charingworth House' has 6 spacious bedrooms, all ensuite, and all with stunning views. They are all good sized rooms and there is no master suite - all the bedrooms are around the same size. Please check bedroom description for sleeping capabilities.
There is a comfortable sitting room with log fireplace and large TV. Also a large dining hall with long oak table and a fabulous kitchen with AGA and a circular dining table. All the rooms boast the most wonderful views over the surrounding countryside and all have french doors opening onto the terrace and garden. The house is open plan on the ground floor with the rooms flowing into each other with the dining hall in the centre.
'Charingworth House' is wonderful throughout the year, whether it is enjoying the sunshine in the summer months, or basking in the warmth of a log fire in the chilly winter. We love Christmas at Charingworth and the house will be festively decorated with Christmas trees, candles and decorations throughout December.
Please abide by the house rules regarding noise. No amplifiers are permitted.
'Charingworth House' has 6 good sized ensuite bedrooms and will comfortably accommodate 2 or more families or groups of friends, with comfortable fold up beds and sofa beds available in the bedrooms for children or extra adults. There is also a sofa bed in the sitting room. It is also suitable for larger number who don't mind sharing bedrooms and bathrooms. Please check the bedroom descriptions below for the maximum number of beds each bedroom can accommodate. The bedrooms are on 2 floors and all are a good size. All the beds are made up with high quality, white, high-thread cotton linen. Extra fold up beds or cots can be provided in any other the bedrooms - please just let me know and they'll be set up for you.
Soap and toilet roll are provided in each bathroom.

The kitchen has a 4 oven electric AGA, 2 x double electric hobs and a double electric oven. There is a double belfast sink, an American style fridge freezer with ice making facilities and a larder cupboard. There is an island unit with stools for 2 people and a round kitchen table with 10 chairs.
There is a kettle for the AGA together with an electric kettle, Nespresso (please bring pods) and toaster. There are also cafetieres available. Also a food processor and other cooking appliances There is a TV in the kitchen.
There are 9 sets of French doors opening onto the terrace on 2 sides.
The kitchen is well equipped with cooking utensils, cutlery, plates, serving dishes etc. I am a keen cook and all my equipment is available for use by guests. If you require any particular item, please ask and I can let you know if we have it.
The dining room also has french doors opening onto the terrace. This room has a long oak, refectory style table, with 10 chairs, but room to accommodate 12 with additional chairs available. For larger numbers we have 3 additional tables and chairs which can be used in various different configurations.

Well-behaved pets are welcome but must be kept on the ground floor of the property, supervised at all times and our pet rules (see below) adhered to. Please note, the garden is not fully enclosed. There is an extra charge of £50 for one pet and £25/pet for additional pets. Please let us know how many pets you are bringing and we will send you a separate payment request for these as the Airbnb system only allows you to input one pet so we have set the price for 2 pets as a default.

Accommodation Description
All rooms boast the most wonderful views over the garden and surrounding countryside All ground floor rooms have french doors opening onto the terrace and garden. The house is open plan on the ground floor with the rooms flowing into each around the hub of the central dining hall
'Charingworth House' has 6 spacious bedrooms, all ensuite, and all with stunning views. They are all good-sized rooms and there is no master suite - all the bedrooms are around the same size. All the bedrooms can facilitate 2 extra beds (some more than 2) in addition to the permanent superking, king or queen beds. The extra beds are, in the main, full sized, rigid beds as opposed to fold-up beds.
The main entrance to the house leads immediately into the expansive dining hall, with oak refectory table in the centre and French doors leading to the terrace and garden. The table seats 12. Additional refectory style tables and chairs are available to increase the seating capacity in various configurations according to requirements
To the left of the dining hall is an inner hall with staircase leading to the first floor, drinks fridge and WC.
Beyond this is a comfortable sitting room with log fireplace (with plentiful supply of logs), large smart TV with Bose speakers and DVD player. French doors lead to the terrace and garden. There is a library of DVDs and BlueRay discs available for our guests to watch together with a selection of board games.
To the right of the dining hall is our well-equipped kitchen with double oven AGA, additional electric double oven and induction hob, double Belfast sink, Nespresso machine with milk frother, TV with soundbar and Chromecast, large American style fridge freezer, huge central island /breakfast bar and circular dining table. French and bifold doors lead onto the terrace and garden.
There are also cafetieres available. Please ask if you have additional cooking requirements.
Off the dining room is an inner hall, with additional drinks fridge and stairs leading to the first floor, and doors to WC and Sitting Room. Also french doors leading to terrace, garden and hot tub. Stored in the inner hall is an indoor table tennis table which you can set up in the dining hall.
The sitting room has 3 large sofas, 2 armchairs and further chairs are available if required. There is a log fire (with a plentiful supply of logs) and two sets of french doors leading out into the garden. There is a Smart TV, DVD, Bose Sound Bar.
The garden affords plenty of open space for activity with the backdrop of phenomenal views over the Cotswold Area of Outstanding Natural Beauty. There is an illuminated terrace on 2 sides of the house, with garden furniture and parasols. Steps lead up to the spacious lawn area with football goals, table tennis table and children’s swings. There is barbecue area with two barbecues (dual fuel and gas), darts board and croquet set, hockey sticks and rounders..
Bedroom details - All bedrooms have views over open countryside. Planet friendly toiletries are provide along with towels and toilet roll in each bathroom. NB please bring your own towels for use with the hot tub.
Unless otherwise instructed we will assume you are using the beds which are provided permanently in each room, so please advise if you need a different configuration.

Guest access
Guests have full access to 'Charingworth House' and outside areas. The property is completely self-contained and private.
Check in is at 4pm and check out at 10am. However the check out time is flexible if we don't have other guests checking in the same day.

No problem with supermarket deliveries. Please contact Stephanie for delivery information
House Rules
• Respect for the Property: We expect all guests to enjoy the facilities and treat the property with the same respect they would their own home.
• Housekeeping: Please leave the house in good order upon departure. Extra cleaning charges will apply if the house is not left in a reasonable condition.
• Non-Residential Guests: Kindly inform Stephanie if you plan to invite non-residential guests to the property. There may be an additional charge for these guests.
• Anti-Social Behavior: Noise levels must be kept reasonable at all times to maintain good relations with our neighbors. We expect our guests to be courteous and considerate at all times.
• Music Restrictions: No noise or loud music is permitted after 11 pm in the garden or anywhere outside the house or audible outside the house . After this time, please turn the music down and be mindful of our neighbors.
• Audio Equipment: No PA systems, amps, large box speakers, karaoke, DJs, or DJ decks are allowed. Please only use small Bluetooth speakers.
• Energy Conservation: Please switch off lights, heating, air conditioning, or any electrical appliances when you leave the house – we’re an eco-friendly holiday home.
• Heating: For the sake of the planet, when the heating is on, please keep windows and doors closed. If you are too hot, please turn the heating down rather than opening doors and windows.
• Food and Drink: Be extremely careful with any food or drinks taken into the sitting room – the rug is Persian, and you will be charged if it requires professional cleaning or replacement. Please refrain from taking food or drinks (other than water) into the bedrooms.
• Septic Tank: Please be kind to our septic tank and avoid flushing wet wipes, etc., down the toilet. Sanitary bags and bins are provided in all bathrooms.
• No Glitter or Confetti: Please refrain from using glitter, confetti, or balloons containing confetti, as they are incredibly difficult to clean up.
• Decorations: We’re happy for you to put up decorations, but please do not use sellotape or any other fixings that may cause damage. Ensure all fixings are removed upon departure.
• Parking: There is space to park around 10 cars at Charingworth House. There is no parking on adjoining roads. Please do not bring more cars than will fit in the parking areas.
• Owner's Parking: Please do not block in the owner’s cars when parking.
• Visitor Parking: Please inform any visitors to the property of the parking restrictions.
• Barbecue: Please clean the barbecue after use.
• Smoking: Guests may smoke in the garden. Ashtrays are provided, so please use them rather than stubbing out on the ground. Smoking is not permitted inside the house.
• Glass Breakages: If there are any glass breakages inside or outside the property, please clear away and ensure no broken glass remains. Please inform Stephanie of any breakages upon your departure.
• Recycling: Please recycle your rubbish before you leave. Recycling bins are provided, and recyclable refuse should be placed in the designated bins, not all mixed together in one bag or bin. Please rinse plastics before placing them in the bin. Food waste should be placed in the biodegradable bags provided and then into the designated food waste bin. Please do not place food waste in the general waste bins.
• General Clean-Up: Please clean up before you leave, particularly washing dishes or placing them in the dishwasher (and switching it on!) before departure.
• Neighbor Privacy: We ask that you respect the privacy of guests staying at our neighboring property and do not attempt to access this property or its grounds.
• Croquet Set: If you use the croquet set, please ensure that all balls and mallets are returned to their storage box. These are expensive to replace, so you will be charged if they go missing.
Hot Tub Guidelines
• Towels: If you have hired the hot tub, please bring swimming towels.
• Hot Tub Hours: No use of the hot tub after 11 pm.
• Glass and Sharp Objects: No glass or sharp objects near the hot tub.
• Hot Tub Cover: Please do not sit or stand on the hot tub cover. Open and close the cover carefully.
• Usage Time: Do not stay in the hot tub for longer than 30 minutes at a time.
• Occupancy Limit: No more than 6 persons in the hot tub at any one time.
• Hygiene: We advise that you shower in your bathing suits before using the hot tub to help keep the water clean for the duration of your stay.
• Water Levels: If the water falls below the level of the jets, please switch off the hot tub, fill it to the correct level, and switch it back on so that it continues to heat.
Pet Rules
• Pets: Please keep pets on the ground floor of the property.
• Furniture: Do not allow pets on the furniture under any circumstances. Throws are for humans – not pets! You will be charged for additional cleaning if pet hairs are found on furniture.
• Clean-Up: Please clean up any pet waste before you leave.
• Scratching: Please prevent your pets from scratching doors, floors, etc.
• Lawn: Do not allow pets to urinate on the lawn.
• Supervision: Pets must be supervised at all times and should not be left unattended at the property.
• Stair Gate: Please use the stair gate provided to keep your pet contained on the ground floor.
• Garden: Please note the garden is not enclosed
Broadband – host is CharingworthHouse. The password is charingworthhouse. Superfast Internet is now available. There is also 4G.
Keys – You have one sets of keys. The same key opens all the doors in the house. Obviously for your own security, please lock all doors on departing the house. When you leave please put leave the keys inside the house. You don't need to lock up when you leave, Could you please let me know when you are planning to depart, so I can let my cleaners know.
Automatic gates - you will have 2 fobs for these and there is a phone app. Please DO NOT squeeze through the gates are this damages the mechanism.
Heating. Underfloor heating is in all the ground floor rooms. Heating controls are on an automatic setting. There is also Underfloor heating in the bathrooms, with settings by each door. On the first and second floors, there are radiators which are controlled individually and by the thermostat located in the first floor hallway
Fires – please feel free to light a fire. There are plenty of logs outside by the garden door. Please use the fire guards and the protective rug in the sitting room The dining room fireplace is not suitable for fires.
AGA – This is on all day during most of the year, with the exception of very hot days in the summer. We will show you how to use the AGA if you are unfamiliar with one.
There is also a double electric oven and 2 electric hobs. There is also a plug in electric induction hob which you can use if required.
Please feel free to use the Nespresso machine. We supply a selection of pods but you may wish to bring your own too.
There is also a microwave in the larder and a toaster and electric kettle
Towels and soap are provided in each bedroom.
Hot water – the water is on a constant setting. There is a 400 litre tank, but if lots of people shower or bath in succession, it may struggle.
The main electricity switches are in the basement which is locked, However, trip switches are located in the ground floor WC and in the laundry room on the first floor and these should be all you need. If the main switch trips, please contact Stephanie.
Washing machine and Tumble dryer is located in the laundry room on the first floor.
Keys – all the doors are opened using the same key ( with the exception of the bifold doors in the kitchen). Please lock up securely if leaving the house unattended
Fridge Freezer – if door is left open this will beep. Please do not overload the fridge as this will block the fan inside and your groceries may get warm or freeze. There is an icemaker in the freezer drawer.
Garden – you can go anywhere but please be aware that the garden in not enclosed at the rear of the property, so please keep an eye on pets and young children. Please do not go into the fields at the back as these do not belong to us.
Smart TV in sitting room with Bose bluetooth sound bar.
Please use the HDMI switch on the cupboard to the left of the TV, which can be used to connect equipment. This has an adaptor on it so can be used as a male or female. The sound system cabling can easily come un-attached, so please be careful when using cables in the cupboard.
Please feel free to watch any DVDs. NB some are NTSC so will not work in the DVD player.
There are USB charging points in every room. There are also Ethernet points in most of the bedrooms (all except one on the top floor.)
Wifi is distributed by a mesh system, so please do not unplug the mesh adaptors or wifi access points.

If you book both houses you will have access to The Granary, which lies adjacent to The Apple Barn. This provides a multi-use space on the ground floor and a full sized snooker table on the upper floor. Both houses have their own entrances and gardens and are separate from each other. Please ask for details if you wish to hire both houses together.

Well behaved pets are welcome but must be kept on the ground floor of the property and supervised at all times. Please note, the garden is not enclosed. There is an extra charge of £75 per pet. Please let us know how many pets you are bringing and abide by our house rules. Please abide by the pet rules contained in the house rules.
A comprehensive description of the rooms, bedrooms and beds available, is listed below. Please note that we can provide extra beds in all the bedrooms but please request these as they will not automatically be provided. All the beds are rigid beds, not fold up ones.
There is a hot tub available for £200 per stay. Please let us know if you would like to hire this. We also have a table tennis table, darts board, football nets, children's swings and a croquet set so lots of fun things to do in the garden.

Accommodation Description
'Charingworth House' has 6 spacious bedrooms, all ensuite, and all with stunning views. They are all good sized rooms and there is no master suite - all the bedrooms are around the same size. Please check bedroom description for sleeping capabilities.
There is a comfortable sitting room with log fireplace and large TV. Also a large dining hall with long oak table and a fabulous kitchen with AGA and a circular dining table. All the rooms boast the most wonderful views over the surrounding countryside and all have french doors opening onto the terrace and garden. The house is open plan on the ground floor with the rooms flowing into each other with the dining hall in the centre.
'Charingworth House' is wonderful throughout the year, whether it is enjoying the sunshine in the summer months, or basking in the warmth of a log fire in the chilly winter. We love Christmas at Charingworth and the house will be festively decorated with Christmas trees, candles and decorations throughout December.
Please abide by the house rules regarding noise. No amplifiers are permitted.
'Charingworth House' has 6 good sized ensuite bedrooms and will comfortably accommodate 2 or more families or groups of friends, with comfortable fold up beds and sofa beds available in the bedrooms for children or extra adults. There is also a sofa bed in the sitting room. It is also suitable for larger number who don't mind sharing bedrooms and bathrooms. Please check the bedroom descriptions below for the maximum number of beds each bedroom can accommodate. The bedrooms are on 2 floors and all are a good size. All the beds are made up with high quality, white, high-thread cotton linen. Extra fold up beds or cots can be provided in any other the bedrooms - please just let me know and they'll be set up for you.

The kitchen has a 4 oven electric AGA, 2 x double electric hobs and a double electric oven. There is a double belfast sink, an American style fridge freezer with ice making facilities and a larder cupboard. There is an island unit with stools for 2 people and a round kitchen table with 10 chairs.
There is a kettle for the AGA together with an electric kettle, Nespresso (please bring pods) and toaster. There are also cafetieres available. Also a food processor and other cooking appliances There is a TV in the kitchen.
There are 9 sets of French doors opening onto the terrace on 2 sides.
The kitchen is well equipped with cooking utensils, cutlery, plates, serving dishes etc. I am a keen cook and all my equipment is available for use by guests. If you require any particular item, please ask and I can let you know if we have it.
The dining room also has french doors opening onto the terrace. This room has a long oak, refectory style table, with 10 chairs, but room to accommodate 12 with additional chairs available. For larger numbers we have 3 additional tables and chairs which can be used in various different configurations.

The garden is mainly laid to lawn making it perfect for numerous activities, with children’s swings, football goals, croquet, darts, and table tennis provided. There is a hot tub available to hire for £150 per stay, regardless of length. There is also a barbecue (gas and charcoal) with fuel provided.
We have an additional house, (listed separately as The Apple Barn, 'Charingworth House') located next door. This sleeps 16 people. Well-behaved pets are welcome but must be kept on the ground floor of the property, supervised at all times and our pet rules (see below) adhered to. Please note, the garden is not fully enclosed. There is an extra charge of £50 for one pet and £25/pet for additional pets. Please let us know how many pets you are bringing and we will send you a separate payment request for these as the Airbnb system only allows you to input one pet so we have set the price for 2 pets as a default.

'Charingworth House' has 6 spacious bedrooms, all ensuite, and all with stunning views. They are all good-sized rooms and there is no master suite - all the bedrooms are around the same size. All the bedrooms can facilitate 2 extra beds (some more than 2) in addition to the permanent superking, king or queen beds. The extra beds are, in the main, full sized, rigid beds as opposed to fold-up beds.
The main entrance to the house leads immediately into the expansive dining hall, with oak refectory table in the centre and French doors leading to the terrace and garden. The table seats 12. Additional refectory style tables and chairs are available to increase the seating capacity in various configurations according to requirements
To the left of the dining hall is an inner hall with staircase leading to the first floor, drinks fridge and WC.
Beyond this is a comfortable sitting room with log fireplace (with plentiful supply of logs), large smart TV with Bose speakers and DVD player. French doors lead to the terrace and garden. There is a library of DVDs and BlueRay discs available for our guests to watch together with a selection of board games.
To the right of the dining hall is our well-equipped kitchen with double oven AGA, additional electric double oven and induction hob, double Belfast sink, Nespresso machine with milk frother, TV with soundbar and Chromecast, large American style fridge freezer, huge central island /breakfast bar and circular dining table. French and bifold doors lead onto the terrace and garden.
There are also cafetieres available. Please ask if you have additional cooking requirements.
Off the dining room is an inner hall, with additional drinks fridge and stairs leading to the first floor, and doors to WC and Sitting Room. Also french doors leading to terrace, garden and hot tub. Stored in the inner hall is an indoor table tennis table which you can set up in the dining hall.
The sitting room has 3 large sofas, 2 armchairs and further chairs are available if required. There is a log fire (with a plentiful supply of logs) and two sets of french doors leading out into the garden. There is a Smart TV, DVD, Bose Sound Bar.
The garden affords plenty of open space for activity with the backdrop of phenomenal views over the Cotswold Area of Outstanding Natural Beauty. There is an illuminated terrace on 2 sides of the house, with garden furniture and parasols. Steps lead up to the spacious lawn area with football goals, table tennis table and children’s swings. There is barbecue area with two barbecues (dual fuel and gas), darts board and croquet set, hockey sticks and rounders..
Bedroom details - All bedrooms have views over open countryside. Planet friendly toiletries are provide along with towels and toilet roll in each bathroom. NB please bring your own towels for use with the hot tub.
Unless otherwise instructed we will assume you are using the beds which are provided permanently in each room, so please advise if you need a different configuration.

Guest access
Guests have full access to 'Charingworth House' and outside areas. The property is completely self-contained and private.
Check in is at 4pm and check out at 10am. However the check out time is flexible if we don't have other guests checking in the same day.

No problem with supermarket deliveries. Please contact Stephanie for delivery information
House Rules
• Respect for the Property: We expect all guests to enjoy the facilities and treat the property with the same respect they would their own home.
• Housekeeping: Please leave the house in good order upon departure. Extra cleaning charges will apply if the house is not left in a reasonable condition.
• Non-Residential Guests: Kindly inform Stephanie if you plan to invite non-residential guests to the property. There may be an additional charge for these guests.
• Anti-Social Behavior: Noise levels must be kept reasonable at all times to maintain good relations with our neighbors. We expect our guests to be courteous and considerate at all times.
• Music Restrictions: No noise or loud music is permitted after 11 pm in the garden or anywhere outside the house or audible outside the house . After this time, please turn the music down and be mindful of our neighbors.
• Audio Equipment: No PA systems, amps, large box speakers, karaoke, DJs, or DJ decks are allowed. Please only use small Bluetooth speakers.
• Energy Conservation: Please switch off lights, heating, air conditioning, or any electrical appliances when you leave the house – we’re an eco-friendly holiday home.
• Heating: For the sake of the planet, when the heating is on, please keep windows and doors closed. If you are too hot, please turn the heating down rather than opening doors and windows.
• Food and Drink: Be extremely careful with any food or drinks taken into the sitting room – the rug is Persian, and you will be charged if it requires professional cleaning or replacement. Please refrain from taking food or drinks (other than water) into the bedrooms.
• Septic Tank: Please be kind to our septic tank and avoid flushing wet wipes, etc., down the toilet. Sanitary bags and bins are provided in all bathrooms.
• No Glitter or Confetti: Please refrain from using glitter, confetti, or balloons containing confetti, as they are incredibly difficult to clean up.
• Decorations: We’re happy for you to put up decorations, but please do not use sellotape or any other fixings that may cause damage. Ensure all fixings are removed upon departure.
• Parking: There is space to park around 10 cars at Charingworth House. There is no parking on adjoining roads. Please do not bring more cars than will fit in the parking areas.
• Owner's Parking: Please do not block in the owner’s cars when parking.
• Visitor Parking: Please inform any visitors to the property of the parking restrictions.
• Barbecue: Please clean the barbecue after use.
• Smoking: Guests may smoke in the garden. Ashtrays are provided, so please use them rather than stubbing out on the ground. Smoking is not permitted inside the house.
• Glass Breakages: If there are any glass breakages inside or outside the property, please clear away and ensure no broken glass remains. Please inform Stephanie of any breakages upon your departure.
• Recycling: Please recycle your rubbish before you leave. Recycling bins are provided, and recyclable refuse should be placed in the designated bins, not all mixed together in one bag or bin. Please rinse plastics before placing them in the bin. Food waste should be placed in the biodegradable bags provided and then into the designated food waste bin. Please do not place food waste in the general waste bins.
• General Clean-Up: Please clean up before you leave, particularly washing dishes or placing them in the dishwasher (and switching it on!) before departure.
• Neighbor Privacy: We ask that you respect the privacy of guests staying at our neighboring property and do not attempt to access this property or its grounds.
• Croquet Set: If you use the croquet set, please ensure that all balls and mallets are returned to their storage box. These are expensive to replace, so you will be charged if they go missing.
Hot Tub Guidelines
• Towels: If you have hired the hot tub, please bring swimming towels.
• Hot Tub Hours: No use of the hot tub after 11 pm.
• Glass and Sharp Objects: No glass or sharp objects near the hot tub.
• Hot Tub Cover: Please do not sit or stand on the hot tub cover. Open and close the cover carefully.
• Usage Time: Do not stay in the hot tub for longer than 30 minutes at a time.
• Occupancy Limit: No more than 6 persons in the hot tub at any one time.
• Hygiene: We advise that you shower in your bathing suits before using the hot tub to help keep the water clean for the duration of your stay.
• Water Levels: If the water falls below the level of the jets, please switch off the hot tub, fill it to the correct level, and switch it back on so that it continues to heat.
Pet Rules
• Pets: Please keep pets on the ground floor of the property.
• Furniture: Do not allow pets on the furniture under any circumstances. Throws are for humans – not pets! You will be charged for additional cleaning if pet hairs are found on furniture.
• Clean-Up: Please clean up any pet waste before you leave.
• Scratching: Please prevent your pets from scratching doors, floors, etc.
• Lawn: Do not allow pets to urinate on the lawn.
• Supervision: Pets must be supervised at all times and should not be left unattended at the property.
• Stair Gate: Please use the stair gate provided to keep your pet contained on the ground floor.
• Garden: Please note the garden is not enclosed
Broadband – host is CharingworthHouse. The password is charingworthhouse. Superfast Internet is now available. There is also 4G.
Keys – You have one sets of keys. The same key opens all the doors in the house. Obviously for your own security, please lock all doors on departing the house. When you leave please put leave the keys inside the house. You don't need to lock up when you leave, Could you please let me know when you are planning to depart, so I can let my cleaners know.
Automatic gates - you will have 2 fobs for these and there is a phone app. Please DO NOT squeeze through the gates are this damages the mechanism.
Heating. Underfloor heating is in all the ground floor rooms. Heating controls are on an automatic setting. There is also Underfloor heating in the bathrooms, with settings by each door. On the first and second floors, there are radiators which are controlled individually and by the thermostat located in the first floor hallway
Fires – please feel free to light a fire. There are plenty of logs outside by the garden door. Please use the fire guards and the protective rug in the sitting room The dining room fireplace is not suitable for fires.
AGA – This is on all day during most of the year, with the exception of very hot days in the summer. We will show you how to use the AGA if you are unfamiliar with one.
There is also a double electric oven and 2 electric hobs. There is also a plug in electric induction hob which you can use if required.
Please feel free to use the Nespresso machine. We supply a selection of pods but you may wish to bring your own too.
There is also a microwave in the larder and a toaster and electric kettle
Towels and soap are provided in each bedroom.
Hot water – the water is on a constant setting. There is a 400 litre tank, but if lots of people shower or bath in succession, it may struggle.
The main electricity switches are in the basement which is locked, However, trip switches are located in the ground floor WC and in the laundry room on the first floor and these should be all you need. If the main switch trips, please contact Stephanie.
Washing machine and Tumble dryer is located in the laundry room on the first floor.
Keys – all the doors are opened using the same key ( with the exception of the bifold doors in the kitchen). Please lock up securely if leaving the house unattended
Fridge Freezer – if door is left open this will beep. Please do not overload the fridge as this will block the fan inside and your groceries may get warm or freeze. There is an icemaker in the freezer drawer.
Garden – you can go anywhere but please be aware that the garden in not enclosed at the rear of the property, so please keep an eye on pets and young children. Please do not go into the fields at the back as these do not belong to us.
Smart TV in sitting room with Bose bluetooth sound bar.
Please use the HDMI switch on the cupboard to the left of the TV, which can be used to connect equipment. This has an adaptor on it so can be used as a male or female. The sound system cabling can easily come un-attached, so please be careful when using cables in the cupboard.
Please feel free to watch any DVDs. NB some are NTSC so will not work in the DVD player.
There are USB charging points in every room. There are also Ethernet points in most of the bedrooms (all except one on the top floor.)
Wifi is distributed by a mesh system, so please do not unplug the mesh adaptors or wifi access points.

Neighborhood highlights
Charingworth is a quiet hamlet on the edge of Ebrington. There are fantastic walks nearby, a great local pub and lots to do nearby. The house is in the Cotswolds but also very close tonStratford upon Avon, Oxford and Warwick.
The house is located in the middle of the Cotswold countryside. This is a rural location and the nearest village of Ebrington has a farm shop and a village pub.
We always knew that our local pub, The Ebrington Arms, was special. Apparently The Times agrees. In 2017 it received the accolade of Best Village Inn and also listed it as one of the in the best summer pubs in the UK. In 2018 The Times again recognised it, by including it in their list of best 50 UK pubs. The pub is a short walk away in Ebrington. It's open all day and serves lunch and dinner (booking recommended) as well as snacks at other times. It also offers a very superior take-away fish and chips service.
We are very lucky because we have several really good pubs nearby. The Churchill Arms in Paxford also has to get a special mention for excellent food and service. The chef/owner Nick Deverill-Smith, who used to be head chef at The Dean Street Townhouse (part of the Soho House Group) has appeared on Saturday Kitchen Live alongside Michel Roux. He and his excellent staff run a fantastic establishment.
A new farm shop and cafe has recently opened in the nearby village. This is about 20 minutes walk from the house and close to the village pub. Vegetable Matters offers 'fresh local produce and a warm welcome'.
There are general stores in Chipping Campden and Shipston-on-Stour which are both within 4 miles of the property. There is a Waitrose in Stratford-upon-Avon which is about 15 minutes drive away. Ideally you will need a car, although, if guests prefer not to drive. they can arrange supermarket deliveries from Waitrose, Sainsburys and Tesco.
The house is surrounded by beautiful rural Cotswold countryside with many public footpaths, including The Cotswold Way. There are numerous Cotswold stone villages and towns nearby, including Chipping Campden, Broadway, Upper and Lower Slaughter and Stow-on-the-Wold. It is also close to Stratford-upon-Avon and an ideal location for visiting both the theatre and this historic town. Oxford and Blenheim Palace, in Woodstock, are also only a short drive away.

The chef/owner Nick Deverill-Smith, who used to be head chef at The Dean Street Townhouse (part of the Soho House Group) has appeared on Saturday Kitchen Live alongside Michel Roux. He and his excellent staff run a fantastic establishment.
A new farm shop and cafe has recently opened in the nearby village. This is about 20 minutes walk from the house and close to the village pub. Vegetable Matters offers 'fresh local produce and a warm welcome'.
There are general stores in Chipping Campden and Shipston-on-Stour which are both within 4 miles of the property. There is a Waitrose in Stratford-upon-Avon which is about 15 minutes drive away. Ideally you will need a car, although, if guests prefer not to drive. they can arrange supermarket deliveries from Waitrose, Sainsburys and Tesco.
The house is surrounded by beautiful rural Cotswold countryside with many public footpaths, including The Cotswold Way. There are numerous Cotswold stone villages and towns nearby, including Chipping Campden, Broadway, Upper and Lower Slaughter and Stow-on-the-Wold. It is also close to Stratford-upon-Avon and an ideal location for visiting both the theatre and this historic town. Oxford and Blenheim Palace, in Woodstock, are also only a short drive away.
