Great Villa! We recommend!!

We had a perfect stay with our 1-year-old child at James'. Coral, who was responsible for us, took care of every request and was always available to us. She gave us great tips and organized everything perfectly for us. Unfortunately, we had a few days of bad weather but were able to withstand it very well even in bad weather because of the great accommodation. Everything you need is within walking distance. The facility would be cleaned every two days and fresh drinking water would be brought. Everyone was extremely nice & helpful. Simply wonderful and absolutely recommended ❤️

We had an amazing stay! The apartment was spotless, stylish, and well-equipped with high-quality kitchenware, an air fryer, and comfy furniture. Every two days, cleaning staff brought fresh towels and bed linen and took out the trash. Our host Yada was incredibly kind, showed us everything, and was always available if we had questions. She even helped us book ferry tickets quickly. A great extra touch: the Airbnb had printed and laminated recommendations for restaurants and activities, house rules, apartment instructions, and useful contacts – super helpful! The view from the apartment was breathtaking, and the pool area above added even more beauty. The location was perfect – all beaches, parties, and fitness spots were within 10–15 minutes. If you’re looking for a clean, relaxing, and beautiful place in Koh Tao, this is it. We’d definitely stay here again! ⭐️⭐️⭐️⭐️⭐️

Paky is a super host and the apartment is great. Especially if you don't want insects in the apartment, the apartment is perfect as it is higher. Beautifully air-conditioned, beautiful view, nice host, everything perfect.

Nothing negative to say, View was great, location was private but you could still walk to the pier if you are in good shape. I even enjoyed the 70 steps to get to the villa. Host was very responsive. Two minor issues during the 3 months that were taken care of within the day. The place was cleaned spotless once a week. The neighbors were quiet and kept to themselves. Bed was comfortable. It took a few days to get comfortable riding the motorbike up the steep hill, but it was worth the view once I got to the top. Air conditioner and WIFI, worked flawlessly which were my two biggest concerns. If you are not willing to rent a Motorbike(200 baht/day or 4-5000 baht/month), this place probably is not for you, otherwise everywhere on the island is a 3-7 minute drive. It is also a 5 minute walk down the hill and through a field to an outdoor sports facility with paddleball courts and other venues...I did not use this facility, but I thought it was a nice addition.

We had a great time. The place was very secluded with good views. A great time for the family
