At the heart of the property is a large, beautifully designed barn featuring two professionally installed indoor pickleball courts and an indoor basketball goal, making it a dream destination for casual players and competitive groups alike.
Step outside and the experience only gets better. The backyard is packed with amenities, including a large hot tub, a spacious outdoor seating area with an 80” TV, and hammock swings perfect for relaxing while watching games or taking in the view. There’s a full grass volleyball court, a grill for cooking, and a large outdoor dining table for gathering over meals. In the evenings, enjoy the outdoor movie screen for family movie nights or unwind around the fire pit surrounded by comfortable Adirondack chairs.
Kids will be in heaven with the custom-built play area featuring a fort with a rock climbing wall, zip line, and slide, along with a life-size chess set and plenty of lawn games like corn hole and more.
Out front, another peaceful seating area with hammock swings overlooks the pasture, where you can relax and watch donkeys and cows grazing, adding to the quiet country charm. Two of the bedrooms even feature their own private outdoor seating areas—perfect for enjoying a morning cup of coffee.
Inside, the barn is beautifully styled with cowboy contemporary vibes, creating a warm and inviting atmosphere. The living room includes a large TV and record player, offering the perfect place to unwind after a day of play. The fully stocked kitchen has everything you need to cook meals or simply make the perfect cup of coffee.
The home comfortably sleeps 10 with four thoughtfully designed bedrooms—two with king beds and two with queen beds—plus built-in hallway bunk beds that kids will absolutely love. There are two full bathrooms with walk-in showers and an additional half bath for convenience.
The Picklebarn is ideal for two families sharing a stay, giving parents space to relax while kids stay endlessly entertained. It’s also perfect for groups of pickleball enthusiasts, with plenty of room for four couples to stay comfortably, play as much as they want, and unwind in the hot tub afterward.
Located just 5 minutes from I-40 and right outside Conway, you get the best of both worlds—peaceful country surroundings with quick, convenient access to town, including Starbucks, Target, and local shopping. Enjoy the serenity of wide-open land while still being close to everything you need.

Guest access
Guests have full private access to the Picklebarn, including all of the amenities.
The entrance is gated and shares a drive with the owner’s home; however, the barn is completely private and you will not be interrupted during your stay.
Please note: the north wing and north side of the barn are not accessible, as they are used for storage. There is also a shop on the north side—guests are asked not to access that area or block the drive leading to it. For your safety, guests are not permitted to enter the pasture with the donkeys.

Small gatherings with a few visitors are absolutely welcome, but we do charge an additional fee.
Additional gathering fee:
$250 - 12-20 people on property.
Unfortunately the Picklebarn is not available for groups larger than 20 people.
Please note: gathering fees apply to daytime/evening visitors only and do not increase overnight occupancy of 10 people.
We’re fortunate to have wonderful neighbors we care deeply about, so quiet hours must be observed from 9:30 PM–8:00 AM.
We love hosting small gatherings and ask that guests enjoy the property respectfully and treat it with care. Since we live on the property, we’re nearby if you need anything during your stay.
