The Palms Waterfront Estate and Garden House sleeps up to 16 in total.
Main house sleeps 12:
- 4 King bedrooms (2 with office/desk setups)
- 1 Full bed/Office
- 1 Queen sofa bed in the lower-level living room with an upgraded mattress
Guest House sleeps 6:
2 King bedrooms
1 Queen sofa bed in the lower-level living room with an upgraded mattress
Need to work a little while on vacation? While we hope you don't have to work, The Palms main house is equipped with desk/office setups in 2 of the King bedrooms and a complete office (the room with a Full bed).
The quote provided is for the full property, and no more than 16 guests, unless otherwise approved by management. The Owners do NOT stay on the property during your stay.
A cove and covered dock is available to use for swimming, fishing, and sunbathing. Boaters may tie up to the dock with advanced notice. A public boat launch is located just across the main basin from us (you can see it from the property) at Mansfield Dam - it's about a 5-minute boat ride. The dock is shared with neighbors, so you may see others at the dock during your stay.
WEDDINGS AND EVENTS: Please note that, due to our setup, we are unable to participate in weddings or other events with more than 30 total guests. We have also chosen not to participate in bachelor parties of any sort. We welcome your out-of-town guests and family members of the bride's/groom's party to stay with us, and we will make every effort to ensure they have an extremely enjoyable stay in Austin! If you have a wedding or event, it must be pre-arranged with a minimum 3-night stay, a contract, and an event fee. Please contact Rodney & Robin if interested.
Our preferred method of contact is the Request Form on Airbnb or direct email. We have day jobs and receive too many calls to return in a timely manner. We have found that we can respond to you much more quickly via email.

- 3 full kitchens - 2 in the main house and 1 in the Guest House

Guest access
Guests have access to the entire property, which includes the Main House, the Lakefront Suite (lower level of the Main House), and the Garden House, including the back patio, pool, hot tub, expansive backyard, cove, and dock. The Owners do NOT stay on the property during your rental.

Note that ALL ADULT GUESTS will need to sign our rental agreement prior to arrival in order to stay on the premises. We use Docusign to accomplish this.
