The Fern Hill Lodge is a lovingly restored retreat, crafted by a local master carpenter and designed for families, couples, or friends ready to escape the city and reconnect with nature.

Just two hours northwest of NYC, our private, secluded rustic sanctuary is tucked away on a lush, ferntastic hilltop — a hidden gem nestled on 20 peaceful acres. Whether you’re here to explore, rest, or simply breathe, the entire house and land are yours to enjoy.

THE LIVING ROOM

Step inside and feel right at home in our beautifully renovated open-plan living room. With soaring vaulted ceilings, a grand stone fireplace, and warm wood touches throughout, this space is designed for comfort and connection.

Here at The Fern Hill Lodge you can curl up with a book, share a cup of coffee, or enjoy the peaceful stillness of the woods outside! We also offer:
• Cozy seating areas to relax, unwind, and enjoy the quiet
• A Victrola record player (Bluetooth-enabled, plus a collection of classic vinyl!)
• A charming 1950s vintage tube radio
• A gas-powered fireplace that brings instant warmth and glow
• A real wood fire pit in the front yard, if you want to enjoy crackling flames under the stars

THE BEDROOMS

Upstairs you’ll find two lovingly decorated bedrooms and a bright, subway-tiled bathroom with a skylight that fills the space with soft, natural light.

The Primary Bedroom includes:
• A king-size bed with a plush, cozy mattress
• Double closets for your belongings
• An antique writing desk for journaling or catching up on emails
• A Bluetooth-enabled Victrola radio
• A convenient phone charging station

The Second Bedroom offers:
• Two comfy twin beds
• A beautiful antique secretary desk that doubles as a perfect reading nook

THE FAMILY ROOM

Head downstairs for comfort, fun, and a touch of nostalgia. This cozy family hangout space is made for rainy-day lounging and memory-making.

You’ll find:
• A 55” smart TV with Netflix, Hulu, and Prime
• A DVD player and a collection of favorite films
• Family board games galore — from classics like Scrabble, Monopoly, Scattegories, Chess, Checkers etc. to kid-friendly puzzles and activities
• A sweet selection of children’s books and beautiful art books

And for a dose of old-school charm:
• A classic diner-style booth
• A vintage jukebox cassette player (plus a few of our favorite tapes!)
• A full bathroom with a rustic sliding barn door
• A laundry room available for your use



NATURE ABOUNDS

The heart and soul of Fern Hill Lodge lies in the land itself — 20 private acres of enchanted forest, wildlife, and peace. From the moment you step outside, you’ll feel the stillness, the beauty, and the joy of simply being here.

Wander and enjoy:
• Two custom-built decks for lounging and dining
• Visits from deer, birds, chipmunks (including our regular friend, Luna!)
• The soothing sounds of woodpeckers and hummingbirds
• A cozy fire pit for s’mores and stargazing
• Towering oaks, gorgeous pines, stable ash, vibrant maple and lush ferns everywhere you look
• A new BBQ grill and outdoor dining setup under the stars
• Hammocks and chaise lounges for afternoon naps or morning meditations

For little adventurers, we also have:
• A sandbox filled with toys
• A mini playhouse with a toy kitchen
• Bikes, games like badminton and cornhole, and a small pool/sprinkler in the warmer months (everything is in our shed)

Feel free to roam the entire property — there’s something to discover around every corner. Fully enjoy our home to hike, rest, play, or simply listen to the breeze through the trees. We hope you’ll feel the magic of Fern Hill Lodge as deeply as we do!

Guest access
You’ll have full access to the entire house (with the exception of the storage room — unless you’re doing laundry, in which case you’re welcome to enter), as well as all 20 beautiful, private acres of our land.

Feel free to wander up the quiet private road to take in more of the surrounding woods. After a good rain, a peaceful little marsh appears — a lovely spot to sit, reflect, and soak in the stillness. In the back of the property, you’ll find two private trails to explore at your leisure, winding through the trees. At the edge of it all, Beaver Brook flows gently along, adding the soothing sound of water to your walk. If you’re thinking of heading that way, just let me know — I’d be happy to guide you!

We offer a complimentary light continental breakfast to help you settle in and feel at home. Your welcome spread may include:

• A selection of coffee and teas (including herbal and decaf options)

Please let us know in advance if you have any allergies or dietary restrictions — we’re happy to accommodate when possible!

Fireplace: Indoor fireplace is gas-powered. Use the outdoor fire pit for wood fires.

Pets: We have a pet fee of $100. Please let us know in advance if you are bringing your pet(s).

Wildlife: Lastly, our home is surrounded by forest. This means Mother Nature’s critters are abundant and sometimes they decide to book a room. While they are evicted once found out, they sometimes are hard to keep out. If mice, bees, wasps, spiders, and just anything crawly upsets you, this is not the place for you.

Overlooking the river for epic scenic views is Hawk's Nest Road- a fantastic, winding piece of asphalt, part of the New York’s Route 97. We are also close to the historic site of Woodstock, Bethel Woods, which hosts weekly musical events, and the beautiful spa and lodge at Woodloch in PA. Nearby Shohola Falls boasts numerous cascades, deep holes, and steep ledges where water rushes over a final set of falls onto the flatland. An absolute must-see!

Our home benefits from being nestled between the Catskills in New York, and the Pocono region in Pennsylvania. In every direction, there is something fun to enjoy or beautiful to see. We share this region with the charming towns of Narrowsburg, Callicoon, and Milford. Check out Narrowsburg for its thriving art scene, great coffee, and fantastic restaurants!
