Other things to note
>This tiny home was designed with 2 adults in mind. The space is not suitable for children under 12 due to loft access, compact layout, and other safety considerations. By booking, guests acknowledge these limitations and agree to ensure that all occupants meet the stated age and occupancy requirements.
>Tiny homes come with tiny appliances—and that includes the hot water heater. You’ll get around 5 minutes of glorious hot water before it needs an hour to recharge. If you need unlimited hot water, you may want to mentally prepare… or rotate shower turns with a little break in between!
>The loft is accessible via a ladder. Guests should use caution when ascending or descending. The ladder may not be suitable for individuals with mobility limitations. By booking, guests acknowledge that they understand the risks associated with using the ladder and agree to use it at their own discretion.
>We are located in Northern Vermont, where the weather can be unpredictable. In winter and spring months, a 4x4 or AWD vehicle is required. Our driveway and road are maintained with snow removal, however, both are dirt.
>We use all-natural pest spray and weed control around the driveway and foundation, ensuring it’s safe for people and pets. The occasional ant or spider might still find their way in despite our best efforts.
>Since this is a tiny home, there is no door on the bedroom, allowing heat to circulate freely.
>Our tiny home is equipped with modern amenities (electric, septic, well), but we are still in a remote area where wildlife (bears, deer, moose, bobcats, mice, and insects) is present. Please keep this in mind when booking.
>The water at our cabin is sourced from a private drilled well. While safe for use, you may occasionally notice a slight sulfur smell, which is natural to the area and non-hazardous. The well and water lines are sanitized each year, and we also have a 3 stage inline filter on the kitchen sink and an inline filter on the bathroom sink in place to enhance water quality.
>Our main road also serves as a connection point for ATV trails, providing excellent access for us and our guests. Road noise may be present at times.
>With peace and solitude comes…peace and solitude. The nearest hospital, major grocery store, and pharmacy are about a half-hour away. For smaller items, local general stores, farm stands, and gas stations will help make your stay more comfortable.
WEATHER/CANCELLATIONS
Weather events are becoming less and less predictable, and because they are out of our control we do not offer refunds for cancellations, or reservation date changes, due to weather events.
Additionally, as an independently owned Airbnb (not a corporation), we do not make exceptions to our cancellation policy. We take hosting to heart, but it is not sustainable for us to absorb the cost of cancellations.
We strongly encourage you to please purchase travel insurance (which Airbnb now offers!) to help protect yourself and your trip!
