Extra spacious

Guests love this home’s spaciousness for a comfortable stay.
Proctor's Lakehouse Cottages was a family run resort on Lake Winnipesaukee since 1947. This main house was the owner's private residence where they could live and oversee the property. The large porch offers a commanding view of the lake and grounds, and the house itself is a classic New Englander.

The space
There are many places to sit, dine, sleep and relax. From the main living room with a beautiful decorative field stone fireplace, to the expansive sun room with a wrap around couch and tons of windows looking out to the lake. There are four standard bedrooms and an additional bonus room with a sleep sofa and balcony that looks out down the bay.

Guest access
Outside of the house you have access to 350 feet of sandy beach with large roped off swimming area, swim platform, and sundeck with tables and chairs.

There may be a dock slip available to rent during your stay. Please ask me about availability and price in your inquiry if you wish to bring a boat.

Other things to note
Thank you for your interest in our house! We are part of a small association of vacation homes on the lake. It is a family oriented place with strict quiet hours (10pm - 8am) and expectations of respectful behavior. This is a place for kids to have fun on the beach and families to reunite, it is NOT a party house. Please be open and honest about your intended use, violations of this rule will not be tolerated.

Summer rentals are Sat - Sat.

We are just over a 1/4 mile from the Weirs Beach boardwalk that has restaurants, arcades, candy shops, ice cream, lake tours, boat rentals and a large public beach. The Weirs Community Park also has nature trails and a playground for children. Beautiful Prescott Farm, which offers children summer programs and several walking trails is just up the road. Only 5 miles to get to the town of Meredith with many shops and restaurants. For those seeking adventure, Gunstock Mountain Resort is 9 miles from our doors and we are 6 miles to the Lakes Region new multi-use WOW trail for bikers, walkers and runners to enjoy.

During the winter months, the channel to Paugus Bay transforms to a quiet and relaxing view of cold sparkling water. The Weirs Beach boardwalk has a select few restaurants that remain open and boasts a beautiful view of Lake Winnipesaukee and the mountains beyond. Prescott Farm, offers winter snowshoe and Naturalist led hiking programs as well as indoor activities such as soap or candle making. Meredith remains open year round with its many shops, restaurants, the Hermit Woods Winery and spas. For those seeking some action, Gunstock Mountain Resort offers downhill and cross country skiing as well as snowshoe trails. Belknap County also offers snowmobile trails for those who want to stay and explore a larger area of the Lakes Region. Access to the trails is just down the road by the Endicott Bridge. And, the frozen lake action can’t be missed. Winter is great for ice fishing and Meredith hosts a pond hockey tournament the first week in February. Lastly, if the snow stays, Laconia hosts The World Championship Dog Sled Derby in mid-February.

My family owned and operated Proctor's Lakehouse Cottages on Lake Winnipesaukee in Weirs Beach, New Hampshire since 1999. My wife Gladys & I took over the business from my parents in 2014 and converted it from a hospitality business into vacation home association. We still own and rent out a few units, and we have 17 great new neighbors that share in the ownership of the property. We love the Lakes Region of New Hampshire, and are so happy to be raising our family here.
