This beautiful two-bedroom space with glorious far-reaching rooftop views is ideally located in the heart of Hastings old town, moments from the beach and fishing harbour. It is close to many excellent independent shops, galleries, eateries, and great pubs. East Hill, an area of outstanding natural beauty, is nearby, and overall, there is an abundance of unique places to explore. Yet the accommodation is a peaceful retreat for study or just relaxation.

The space
Our private guest accommodation is on the top floor of our three-story historic townhouse. With fabulous views across the old town and West Hill, the main bedroom has been carefully and beautifully designed to provide relaxing accommodation. It also offers valuable amenities such as a dedicated workspace and a small but well-equipped kitchenette with a kettle, toaster, fridge, microwave, self-heating pan, chopping board, plates, and cutlery. We also offer a complimentary selection of quality teas and delicious Nespresso coffee that can be enjoyed at the breakfast table overlooking the town.
Our comfortable double bed with natural linen bedding guarantees a restful stay.
We also have a second double bedroom if you are a party of three, two single guests who prefer separate accommodation, or parents with a child. (Subject to discussion) We understand that each guest has unique requirements, so please get in touch with us to discuss your needs. This charming second bedroom, although small, is very cute and filled with morning light and has a beautiful outlook over the gardens, East Hill, and our famous funicular railway.
The adjacent bathroom has everything you need, including Turkish towels and lovely toiletries, Shampoo, conditioner, body wash, and lotion. It also has a bath, toilet, shower, and washing-up facilities.
In addition, we provide extra blankets, hot water bottles and a hairdryer.

Guest access
The top floor is exclusively for guests' use; please let us know if you are two single people and require the 2nd bedroom to be made up. Otherwise, we only prepare the back bedroom if it is a party of three people, so let us know your requirements. We do not accept bookings from multiple parties, so your privacy is assured.
The rest of the house is our private space.

Other things to note
Our street is residents' permit holders only from 9 a.m. to 8 p.m., but unrestricted parking is available on Harrold Road, and some reasonably priced car parks are nearby. We strongly recommend researching parking options before arrival, as we cannot provide parking permits.
It is an old medieval town with very narrow streets, so it is not easy to navigate, but if you would like to drop your luggage off before parking, this is a good option. We also suggest arriving early, as parking can be problematic in the evening.
Check-in is between 3 and 5 pm, but we may be able to accommodate earlier and later check-in times, so please enquire.
The house is a historic listed property with original single-glazed sash windows that can be drafty and rattle on cold, windy days. We ask that you consider this before booking and embrace the history and beautiful imperfections of a time-worn home. We love animals and allow pets to stay on a case-by-case basis, so please get in touch.
Well behaved, house trained and quiet pets are welcome but we ask that you do not allow them on the furniture, leave them unattended and please bring your own pet bedding with you.
Towels and flannels are for the guest rooms only and may not be taken to the beach, used to remove makeup (cotton wool is provided) or for pets.
A cot is available upon request.
