The hall linen closet and garage are locked (where we store our boat). You’ll have access to the WHOLE property, except for those areas.

We are private homeowners — not a large property management company — and take pride in providing clean, comfortable, well-maintained accommodations for our guests. To help ensure a great experience for everyone, please carefully review the following information prior to booking.
BOOKING REQUIREMENTS
✔ Minimum booking age is 25 with at least 3 positive Airbnb reviews OR 30 years old without reviews.
✔ The person making the reservation must be staying at the property for the duration of the reservation and is financially responsible for all guests, damages, and compliance with house rules.
✔ No third-party bookings are permitted in accordance with Airbnb policies.
✔ A separate rental agreement and valid government-issued ID are required after booking and must be completed within 72 hours to avoid cancellation.

GUESTS & OCCUPANCY
✔ Maximum overnight occupancy is 8 guests.
✔ Up to 3 additional daytime visitors may be allowed with prior approval for a maximum of 11 total guests on the property during daytime hours.

✔ All guests over age 2 count toward occupancy totals.
✔ Please notify us in advance if guest counts change so the home may be properly prepared.

The property is photo-documented before arrival and after departure for quality control and protection of both guests and hosts.

The property receives regular professional pest control service. Because South Texas is a rural and humid environment, guests may occasionally encounter insects, pests, or wildlife despite preventative treatments. Keeping exterior doors closed helps minimize this possibility.
