A great base for touring the area or just relaxing on the beach and just 20 minutes drive to our famous Lincolnshire wolds - area of outstanding beauty.
Also an ideal location for golfers, walkers, bikers, bird watchers, surfers and swimmers - both summer and winter - “Skegness is so Bracing”
The space
Stay at Rippins Rise and enjoy a family seaside experience in a prime location just minutes from the beach, town centre and its many attractions. The fabulous beaches go for miles and the facilities in Skegness are made for bucket and spade holidays in the sunshine and that bracing sea air – just what the doctor ordered!
The Space
Rippins Rise offers a spacious family friendly home and benefits from a sunny aspect, is centrally located with free off-road parking for 1 medium size car eg golf (narrow entrance) and free street parking where available. 1 small well-behaved dog over 2 years old and house trained is welcome on the ground floor only and kept of the furniture. I have a water bowl and a medium sized dog crate if required – just provide the mattress/bedding. This is on an agreement only basis and further costs will apply.
Nearby – a laundrette, petrol station, restaurants, bars and several golf courses, an outlet on Burgh Road includes Marks, B & M, Aldi and also nearby a small Tesco within the grounds of (now closed) Welcome Inn . Larger stores found the other side of town.
The (dusk to dawn) lit front entrance is a step up through the sliding door into the porch area to the front door, leading into the hallway and stairwell to the 1st floor. The key box is situated under the light, please use when entering and leaving the house . Please remove shoes to help sustain the carpets and parquet flooring within the property. The hallway on the ground floor also benefits from a night light.
The whole site is Strictly no smoking of any kind including vapes and tobacco. Please restrict consumption of food to the ground floor.

A spacious hallway leads to the Lounge, Dining Room and Kitchen all on one level, includes a workspace under the stairs - desktop, office chair, lighting, filing cabinet and twin electric sockets with USB for charging. I also have a 2pin plug and a toothbrush charger - see kitchen drawer.
Hall cupboard, l/h/door - an ironing board, sweeping brush dustpan and brush, laundry basket, laundry rack, baby bath, coat and shoe storage.
The stairway also has two fitted retractable stair gates , 1 at foot of stairs and another on the landing for children/dog. When in use the gate turnkey lock at top must be set to lock, just lift the turnkey and move to lock mode.
Lounge - large L shaped open plan lounge/diner, two leather sofas and occasional tables, cushions and throws, wall mounted LG smart TV, cd surround sound system, music CDs, board games, cards and reading material, children’s toys.
Dining room - large glass table/4 chairs, drawer unit, occasional table, views of the garden (access via the kitchen), an additional glass table and two chairs in the lounge area.
LKitchen - AEG double electric oven and grill, AEG electric hob , hood and extractor fan, full size Hotpoint 50/50 fridge freezer, a Hotpoint dishwasher, microwave, toaster, kettle. Baby feeding bowls and spoons. Highchair, baby bath and travel cot available.

Cafeteria, Breakfast tea cups and saucers, china mugs , china egg cups, plastic lidded storage boxes for fridge, also ice cube trays. microwave cookwares, salt and pepper-mills, oil spray. Please use the worktop savers for food prep and cork mats for hot pans at all times to preserve the work surfaces.
Also find melamine crockery/ plastic glasses / trays for garden dining use . Fire extinguisher, fire blanket and First Aid kit found under hob. Iron and Laundry pegs in sink cupboard.
Ground Floor toilet, Conservatory and Garden- access from kitchen, step down to -
Toilet – grab rail, a child friendly door lock. Please flush only human waste and toilet paper - a sanatory bin is provided for all other - to include wipes, gum - callout charges may apply. Toilet rolls, bags and wipes provided.
Please dispose of all bagged nappies directly to external black bin.

Conservatory - a garden table, 4 chairs and cushions for both internal and external use - (please bring any cushions inside at night and/or inclement weather). recycling bins - 1 for clean cardboard/paper and 2 for clean glass/tins, plastic. - see recycling leaflet in kitchen drawer folder. Also ideal place for airing wet clothing/ boots - airer in hall cupboard.
Garden
Step out to the large mature garden with lawn area, a large sunny decking area with table and 6 chairs for outdoor entertaining and enjoying the sunshine. Also a twin chair and table unit in a shady area under the mature Magnolia tree. A rotary airer. The property benefits from a sunny aspect and enjoys the late evening sun in the rear garden. Please avoid taking drinking glasses into the garden, there are plastic versions found over the hob. .
Cats visit and may leave a gift, please use poo bags to collect any and dispose of in black bin, thank you.
First Floor
Staircase leads to a landing with three bedrooms, bathroom and a separate toilet, the landing has a sensor night light for safety.
Bathroom - shower over bath, basin unit with storage, pvc boxes for windowsill storage of cosmetics, magnifying mirror. All Bath towels, bath mat, guest towels, hair towels stored in top of left airing cupboard. A baby bath also available. Please be aware the radiator does get hot when the heating is on. Please use the fan and ventilate whilst showering thank you. I also have a 2pin plug and a toothbrush charger found in kitchen drawer.

The home has - First floor a fitted smoke alarm and a carbon monoxide alarm, the ground floor a smoke alarm. All the bedrooms’ lower windows have fitted window restrictors with quick remove catch for safety. Both the 1st floor landing and the single bedroom have a sensor light, also a sensor light in the hallway on ground floor. The ground floor toilet has a child friendly lock. A fire extinguisher, smoke blanket and First Aid kit are all found under the hob in kitchen - please inform me in any event.
Surrounding area
The whole of Skegness is on your doorstep, from sun, sea and sand, find fun fairs, cinemas, The Embassy Centre, three golf courses , numerous beach activities and much more, our coastline has so much to offer.
The North Sea Marine Observatory at Chapel Point, Chapel st Leonard’s - a spectacular building, purpose built, includes exhibitions, a cafe, parking and toilets.
Alternatively, experience nature at Gibraltar Point Nature Reserve for scenic walks and birdwatching, enjoy the restaurant and family picnic area. There is chargeable car park and dogs are allowed if kept on leads and the trek to the sea through the nature reserve is well worth it, please note the route could be unsuitable for Pushchairs, a type of baby sling an option. Sturdy shoes.
Visit Sutton on Sea, somewhere more relaxed, the beaches there and at Sandilands are lovely and unspoilt, more suitable for small children and the revamped paddling pool at Sutton is well worth a visit. The promenade is ideal for prams and a favourite for ramblers and walkers alike and there are some lovely restaurants/ pubs for example - The Bacchus - open to families and (dogs in the bar area) found on the main road in Sutton on sea. Great fish and chips.
Visit Huttoft find Radcliffe Donkey Sanctuary, Huttoft car Terrace, Six Marshes, Farmer Giles ice cream, Woodthorpe Garden centre.
The new nature reserve is now open at Sandilands (in the old golf course ) Nr Sutton on sea -well worth a visit - dogs welcome on a lead .
For a true taste of the Lincolnshire coast and its beautiful countryside and for those who also enjoy outdoor adventures, the surrounding area also offers a wealth of walking and cycling opportunities and is also a paradise for bird watchers, the murmuration’s are amazing.
A short drive and the Lincolnshire Wolds await - an Area of Outstanding Natural Beauty - rolling hills, picturesque villages like Louth, Horncastle (renown for antiques) and more. Venture off the main roads and explore.
Your journey may have brought you near one of our picturesque villages, Burgh le Marsh, a charming location full of local amenities. Here, you’ll find welcoming pubs, excellent restaurants and quaint shops. Or travel via the Alford route from Ulceby Cross roundabout, stunning views winding down to Alford - a small market town, quaint shops, The Manor House - the country’s largest thatched Manor House, quirky shops and an excellent mostly vegan bistro “Soul Foods” open Tuesday to Saturday 10- 2 pm .
Visit the nostalgic Woodhall Spa – the Kinema in the Woods, an iconic cinema where a piano arrives up through the floor also great for walkers. Just up the road find a really good restaurant “The teahouse in the woods” who also cater for families with dogs - outdoors . The restaurant gets very busy so booking is advised. There are also many good cafes, restaurants and bars for a quick bite in the town centre. Visit the smallest shoe shop in Britain. Jubilee park - great for children, swimming and more. Just a sample of what is available including watching memorial flights of iconic planes.
LINCOLN A visit to our city of Lincoln is highly recommended, from a tour of the Castle to shopping in the stunning square, indulge yourselves and dine - the choice of restaurants is extensive. Climb the cobbled streets - recommend flat shoes. Experience the jousting held in the grounds of the castle usually in August and the stunning views from the walls of the castle are breathtaking.
Nearby visit Bransby Horses, a rescue centre and charity for a great day out, a massive site with parking, a restaurant and toilets, great for adults and children alike.
Also Hartsholme Country Park a huge site and an amazing place - so peaceful with lakes and great for walking. Parking, toilets and a small cafe. Great for picnics, dogs welcome on leads - approximately an hours drive away from Skegness.
Alternatively, use as a base to explore our stunning area - visit Lincoln, Stamford – “The George Hotel” is a must, walk The Humber Bridge, Coningsby - plane spotting - to name a few and you may need more time! Hemswell Antique Centre on the old RAF base is well worth a visit.
“Rippin’s Rise” offers a warm and welcoming home with secure garden, perfect for families, walkers and business stays.
The area draws visitors back - make time and create lasting memories with your family and friends - and for those who prefer the crisp bracing air and colder seasons ? visit in Autumn and Winter and enjoy a more natural experience perhaps with your furry friend, hike/bike the numerous beaches and experience nature at its best, you can’t beat it.

The property can sleep 6 adults plus a baby, or 4 adults, 2 child/ adult and a baby. The single bedroom has a 3ft adult bed and now also a Jay be folding bed. for adult/child.
1 small well-behaved dog over 2 years old and house trained is welcome if it is kept/sleeps downstairs and off the furniture. I have a medium size dog crate if required – just provide your bedding. This request must be provided and additional costs agreed at the reservation stage only, refusal or additional fees will apply.
There are two child/dog gates , one at the bottom of stairs and another gate on the top Ianding, both require locking when in use- just pull up the lever and turn to locked /unlocked as required.
All the blinds must be kept down due to their weight and protection of furniture.

Skegness is a proper seaside family town and enjoys lovely beaches and the hustle and bustle of summer, sand sandwiches and bracing air.
A lively area really close to the beach and town centre. Nearby is a laundrette, numerous restaurants and pubs and just 5 mins drive to the outlet on Burgh Road which includes an M & S , B & M, Aldi and further up a Tesco within the grounds of The Wellcome Inn.
Situated on the far side of the town is Skegness train station, a large Tesco, Lidl, taxi rank and more.
On the seafront find The Embassy Centre, swimming pool, Cinema, funfair, amusements, bars, fast food and more.
For walkers, hikers, bikers and bird watchers enjoy miles of promenade and coastline , not forgetting Gibraltar point a nature reserve with parking, a restaurant with viewing area , picnic area - great for wildlife enthusiasts, bird spotting and hiking to the sea and also two golf courses.
Travel just 20 minutes inland and you are in the Wolds an area of outstanding beauty, country walks , village pubs and our beautiful Lincolnshire countryside - enjoy
