This tiny 8x20' tiny house on a horse farm near Dripping Springs, TX, is both beautiful and efficient. It has everything needed for a weekend or longer visit. It sleeps 2 people, has a queen-size bed in loft, washer/dryer, 4-ft bathtub, shower, gas grill, deck, 2 Roku TVs, cooking utensils, refrigerator, microwave, gas stove, desk, kitchen table, couch/daybed, & Starlink (wifi). For dog: large garden & crate. 1 horse long-term, up to 4 short stay in barn, lit arena, & 2 level 2 EV chargers.

The space
This is a five-acre semi-rural small horse farm with several buildings on the property. They include:

Our main house, on the front acre

Well house/hay and equipment barn with a chemical toilet, on front acre

Tiny house, on front acre

6-stall horse barn with feed and tack room and 4 paddocks in the 3-acre pasture

2 RV hookups toward the back of the 3-acre pasture. This pasture is mainly used for horse turnout.

A one acre pasture used for riding and horse turnout with an arena and a gazebo. The arena has lights for night riding.

The property is fairly flat. The front acre with the houses and well house is under tree cover. The back 4 acres are mainly open pasture with trees along the fence lines.

The property is about 3 miles south of
Dripping Springs and Hwy 290.

Guest access
The guests have access to the tiny house, the fire ring, between the main house and tiny house. Guests have access to the back pastures and horse barn, but for safety reasons, we don't want people in the pasture if the horses are turned out. Everyone is welcome to use the gazebo in the back, which has electricity and lights, but need to do so when the horses are in the barn.

For people bringing your own horses, we'll discuss horse turnout and which stalls and paddocks you will use when you get here. Horse owners can use the arena for riding. Faster lunging should be done on the grass.

Dogs can access the property on a leash or use the large turnout dog pen/garden across the driveway from the tiny house. Dogs may go off leash in the garden/turnout, but please don't let them dig up the garden. The dog turnout/garden area is about 60x200 feet.

There is an Airstream trailer in the horse pasture which is a privately owned. The owner has a small dog. She is also a licensed massage therapist, and is available to do massages by appointment, mainly in the morning on the tiny house porch. If interested, message me to arrange that.

Since this property has functioned for several years as a horse motel, we're very flexible on your arrival time, but I do work full-time, so I may not see you until morning if you're arriving very late. I will turn on the lights for the house and the information regarding light switches, the thermostat and such are in the user manual.

If arriving after dark, please note there is a cellular tower across the street, and three solar lights at the gate, which can help you find our place in the evening. Drive in the driveway, staying left. Park to the left of the house to unload. You will be able to see lights from the tiny house and barn from the street, but the buildings are behind a grove of trees.

Horse trailer haulers, open the double gate and go into the horse pasture. Close the gate, and then unload your horses. I will try to meet you and get you settled in unless it is very late. the light switches for the barn are on the left side of the barn door.
