Proctor's Lakehouse Cottages is a small association of vacation homes on Lake Winnipesaukee. This studio is named Blueberry, after Blueberry Island on the lake. It has a small patio off the entryway facing the lake. We are within a short walk to the Weirs Beach area, which has restaurants, parks, mini-golf, go-karts, bumper boats, arcades, etc. You’ll love Proctor's because of our large private beach with picnic tables, charcoal grills and Adirondack chairs for you to use.

The space
**Fully Renovated Spring 2023**

A single room studio located about 50' from our private association beach. There is a small patio off the lakeside entryway looking towards where the Weirs Channel opens to Paugus Bay. There is one queen bed in the single bedroom and a small sleep sofa in the living area.

The studio can accommodate a maximum of 2 adults and 1 child. If you are planning to have 3 adults, it will be too tight, and you should reach out to me about renting an additional small studio unit if available

The kitchen area has a sink, small dorm size refrigerator, microwave, toaster, coffee pot, blender, dishes, glasses and silverware.

Guest access
As a guest in Blueberry, you have access to our 350' sandy beach, the sundeck platform with tables & chairs, and the swim platform. Also located on the beach is a picnic table, charcoal grill and Adirondack chairs.

Other things to note
The sunsets from the patio are spectacular!

There is a possibility of noise heard from the unit above. Mostly it's walking and chair noise.

We are just over a 1/4 mile from the Weirs Beach boardwalk that has restaurants, arcades, candy shops, ice cream, lake tours, boat rentals and a large public beach. The Weirs Community Park also has nature trails and a playground for children. Beautiful Prescott Farm, which offers children summer programs and several walking trails is just up the road. Only 5 miles to get to the town of Meredith with many shops and restaurants. For those seeking adventure, Gunstock Mountain Resort is 9 miles from our doors and we are 6 miles to the Lakes Region new multi-use WOW trail for bikers, walkers and runners to enjoy.

My family owned and operated Proctor's Lakehouse Cottages on Lake Winnipesaukee in Weirs Beach, New Hampshire since 1999. My wife Gladys & I took over the business from my parents in 2014 and converted it from a hospitality business into vacation home association. We still own and rent out a few units, and we have 17 great new neighbors that share in the ownership of the property. We love the Lakes Region of New Hampshire, and are so happy to be raising our family here.
