Lovely mountain views, amazing outdoor area with private hot tub, (can be kept cool in hot weather.)Bedrooms with en-suite bathrooms and are situated on opposite sides of the home for privacy. A 7-10 minute bike ride to downtown, 5-10 minute walk to three vineyards, surrounded by orchards. 900 sq ft bedrooms and the living room have smart TVs, the kitchen is well equipped. The fenced yard has shaded outdoor areas to BBQ and enjoy sunsets. Best for 4 guests comfortable roll away bed for 5.

Begin, end or spend your day lounging on the front porch in the shade of mature peach trees or enjoying views of the rugged Palisades seeming to rise just outside the back door.

Our spacious and newly renovated large barn has a beautiful view of the Grand Valley. Relax among the vines under Mt. Garfield. Drink wine at one of the many wineries. Enjoy peace and quiet while picking a peach in the orchard or grapes in the vineyard. We are conveniently located 2 miles from downtown Palisade and 13 miles from downtown Grand Junction. From skiing, to mountain biking, to rafting, to hiking, and road biking there are outdoor activities nearby for all levels.

Welcome to Happy Tails animal sanctuary we are a nonprofit animal rescue in palisade wine country. 10 acre animal sanctuary w alpaca, goats, pigs, dogs, chickens peacocks even a emu that all free range. Fish, kayak, paddleboard, canoe on our 2 acre fully stocked fishing lake. Float the Colorado river from Riverbend park in Palisade to our private beach. Enjoy a soak in the hot tub after a long day of adventure. This is country living at its best! We live next door, but this ADU is all yours.

- cozy studio apartment with 2 beds (there is a loft bed that is 6” of plush memory foam.) Queen size but is a snug fit for people over 6’ tall. Pull out hydabed on the couch in the living room. -small space there is not a full separate bedroom it’s just the loft living space.
