This beautiful house is the ultimate city escape located just 90 minutes from Boston! The unique and spacious design opens up to the outside, letting you enjoy the great outdoors through a wall of windows from a cozy sunken living room.

In the summer, lounge by the pool or enjoy one of two pristine lakes 10 minutes away. In winter, only 15 minutes to Pat’s Peak and 20 minutes to Crotched Ski Resort.

The space
You’ll have the entire home to yourselves, and we’ll be just down the hill in our cabin if you need anything. We love to show our guests around the farm, and you are always welcome to our vegetable and flower gardens.

Zulip Farms is currently growing shiitake mushrooms, raspberries, blueberries, kiwiberries, hazelnuts, as well as the most delicious honey around. Find us at the local farmers markets… or come pick fresh!

Cycling or running enthusiasts will never want to leave. Our area is a hidden gem for hilly dirt roads, and we love sharing our favorite routes with guests.

In-House entertainment and amenities:

Abijah Manor features a fully stocked kitchen, Wifi, countless volumes of books, jig-saw puzzles, and lots of board games. In the warm months, you may lounge on the deck and swim in the pool. Explore the property's eleven acres, and meander on the adjoining trails. You can even get some work (hopefully not too much!) done in the office, located in a quiet corner of the house.

Guest access
The entire house is yours! Please keep in mind that one wing of the house—the part with the ping-pong table and gym--is unheated and will be chilly, but still usable, in the winter.

LIABILITY WAIVER AGREEMENT
This Liability Waiver Agreement (the "Agreement") is entered into by and between Zulip Farms, LLC, a Limited Liability Company organized and existing under the laws of the State of New Hampshire, with its principal place of business at 117 Abijah Bridge Road, Weare, New Hampshire, 03281, hereinafter referred to as the "Provider," and the undersigned guest, hereinafter referred to as the "Guest."
1. Definition:
a. "Provider" refers to Zulip Farms, LLC, a limited liability company organized and existing under the laws of the State of New Hampshire, with its principal place of business at 117 Abijah Bridge Road, Weare, New Hampshire, 03281, hereinafter “the Property.”
b. "Guest" refers to the individual or individuals who have signed this Liability Waiver Agreement, including their heirs, executors, administrators, successors, and assigns.
c. "Guest's entire party" refers to all individuals, including the Guest, who will be present on the property during the specified period of stay. This includes, but is not limited to, family members, friends, relatives, invitees, or any other person accompanying the Guest during their visit.
d. "Property" refers to the real estate owned by the Provider, located at 117 Abijah Bridge Road, Weare, New Hampshire, 03281, including the residence, cabin, farm, inground swimming pool, and associated facilities.
e. "Short-term rentals" refer to the temporary occupancy of the property by guests for a duration typically not exceeding 30 days, facilitated through platforms such as Airbnb and VRBO.
f. "Farm activities" encompass the cultivation of shiitake mushrooms, honey production, berry cultivation, and any other agricultural or farming-related activities taking place on the property.
g. "Hazards" include but are not limited to uneven terrain, tree stumps, roots, rocks, ice, and any other natural or artificial conditions that may pose a risk to the safety of individuals on the property.
h. "Facilities" refer to amenities provided on the property, including but not limited to the inground swimming pool and fireplaces.
i. "Produce" includes honey, eggs, mushrooms, fruits, and berries grown or produced on the farm and offered to the Guest during their stay.
j. "Minors" refers to individuals below the age of 18, and "Party" refers to the group of individuals accompanying the Guest during their stay.
k. "Emergency" encompasses situations requiring immediate medical attention, intervention, or response by emergency services.
l. "Provider's Insurance" refers to the insurance coverage that the Provider may or may not have for liabilities associated with property use, short-term rentals, and farm activities.

2. Property Description:
a. The Provider is the owner of the Property consisting of a residence, cabin, farm, inground swimming pool, and related facilities.
b. The property includes various features, such as flat roofs, a wood-burning stove, and an inground swimming pool, contributing to the unique nature of the risks associated with the premises.

3. Nature of Activities:
a. The Provider engages in short-term rentals and farming activities, including but not limited to the cultivation of shiitake mushrooms, honey production, berry cultivation, and future cultivation of hazelnuts and apples.
b. The property serves as the Provider’s full-time residence, and the activities mentioned are integral to the daily operations.

4. Insurance Cancellation:
a. Due to the combination of short-term rentals and farm activities, the Provider's insurance coverage was canceled, presenting challenges in obtaining affordable replacement coverage.
b. The Guest is aware of the lack of insurance coverage and acknowledges their responsibility for securing personal insurance.

5. Assumption of Risks:
a. The Guest acknowledges and understands that the property includes uneven terrain, tree stumps, roots, rocks, ice, and other natural hazards associated with rural and farm environments.
b. The Guest accepts full responsibility for their safety and assumes all risks related to the aforementioned hazards, acknowledging their understanding of the potential dangers involved.
c. The Guest agrees to exercise reasonable care and caution while navigating the property and to report any potential hazards to the Provider promptly.


6. Release and Waiver:
a. The Guest releases the Provider, its owners, agents, employees, and affiliates from any claims related to bodily injury, property damage, or other losses arising from the use of the property.
b. This release includes, but is not limited to, accidents, falls, contact with farm animals, and any injuries related to recreational activities.
c. The Agreement covers all potential risks, including but not limited to death, associated with the activities on the property.
d. The Guest acknowledges that this waiver is intended to be as broad and inclusive as permitted by law.
e. The Guest understands that this release is a binding legal document and is a prerequisite for their use of the property.


7. Farm Activities:
a. The Guest understands and assumes the risks associated with participating in farm activities, including but not limited to picking berries, collecting honey, interacting with sheep, and potential hazards associated with mushroom cultivation.
b. The Guest agrees to follow all provided guidelines and instructions during farm activities to minimize risks, and to inquire about any activities that are unclear or seem potentially hazardous.
c. The Guest acknowledges that farm activities may involve unpredictable conditions and undertakes to exercise caution during such activities.

8. Use of Facilities:
a. The Guest acknowledges and agrees to use the inground swimming pool and fireplaces at their own risk.
b. The Guest assumes responsibility for ensuring the proper use of facilities and undertakes to supervise any individuals in their party using these amenities.
c. The Guest agrees to adhere to any posted safety guidelines related to the use of facilities and report any malfunctions or concerns promptly.
d. The Guest agrees not to use the facilities while under the influence of alcohol or substances that may impair their judgment.

9. Consumption of Produce:
a. The Guest agrees that any consumption of produce from the farm, including honey, eggs, mushrooms, fruits, and berries, is at their own risk.
b. The Guest is responsible for any allergic reactions or adverse consequences resulting from the consumption of farm-produced items.
c. The Guest agrees to inquire about the cultivation and production processes of farm items if they have any concerns or allergies.

10. Liability for Minors:
a. The Guest is responsible for the supervision and safety of any minors in their party, especially around potentially hazardous areas such as the swimming pool, farm activities, and farm animals.
b. The Guest accepts liability for any injuries or accidents involving minors in their care and agrees to provide adequate supervision at all times.
c. The Guest agrees to communicate the potential risks to minors and educate them on safe practices while on the property.

11. Indemnification:
a. The Guest agrees to indemnify and hold the Provider harmless from any claims, liabilities, damages, costs, or expenses arising out of the Guest's use of the property.
b. This indemnification extends to claims made by third parties and includes legal fees and costs incurred by the Provider.
c. The Guest acknowledges their responsibility to report any incidents promptly to the Provider to allow for a timely response.

12. Insurance Acknowledgment:
a. The Guest acknowledges that the Provider does not have insurance coverage for the mentioned activities.
b. The Guest is encouraged to obtain their own comprehensive insurance coverage to protect against potential risks during their stay.
c. The Guest agrees to provide proof of personal insurance upon request by the Provider.

13. Property Access:
a. The Guest understands that there may be areas of the property that are restricted for safety or operational reasons.
b. The Guest agrees to respect any posted signs and follow instructions regarding restricted areas.
c. The Guest agrees not to enter any restricted areas without explicit permission from the Provider.

14. Emergencies and Reporting:
a. In the event of an emergency, the Guest agrees to immediately contact emergency services (911) and notify the Provider.
b. The Guest agrees to promptly report any accidents, injuries, or damages to the Provider.
c. The Guest agrees to cooperate with emergency responders and the Provider in any investigation related to incidents on the property.

15. Guest Health Acknowledgment:
a. The Guest acknowledges that they and their party members are in good health and free from any condition that would prevent them from safely engaging in the activities on the property.
b. The Guest agrees to inform the Provider of any health conditions or concerns that may affect their ability to safely participate in the activities.

16. Guest's Responsibility for Personal Belongings:
a. The Guest is responsible for securing their personal belongings and valuables during their stay.
b. The Provider is not liable for any loss, theft, or damage to the Guest's personal property.

17. Guest Compliance with Laws:
a. The Guest agrees to comply with all applicable laws, regulations, and ordinances during their stay on the property.
b. Any illegal activities or violation of rules may result in immediate termination of the Guest's stay without a refund.

18. Miscellaneous Provisions:
a. The failure of the Provider to enforce any provision of this Agreement shall not be construed as a waiver of that provision.
b. This Agreement shall be governed by and construed in accordance with the laws of the State of New Hampshire.
BY SIGNING BELOW, I ACKNOWLEDGE THAT I HAVE READ AND FULLY UNDERSTAND THE TERMS OF THIS LIABILITY WAIVER AGREEMENT. I UNDERSTAND THAT ENGAGING IN ACTIVITIES ON THE PROPERTY, INCLUDING BUT NOT LIMITED TO FARMING ACTIVITIES, SHORT-TERM RENTALS, USE OF FACILITIES, AND CONSUMPTION OF PRODUCE, INVOLVES INHERENT RISKS AND HAZARDS. I AGREE TO ASSUME ALL SUCH RISKS AND HAZARDS, INCLUDING BUT NOT LIMITED TO THOSE ASSOCIATED WITH UNEVEN TERRAIN, TREE STUMPS, ROOTS, ROCKS, ICE, AND FARM ANIMAL INTERACTIONS.
I HEREBY RELEASE AND DISCHARGE ZULIP FARMS, LLC, ITS OWNERS, AGENTS, EMPLOYEES, AND AFFILIATES FROM ANY AND ALL CLAIMS, LIABILITIES, DEMANDS, ACTIONS, CAUSES OF ACTION, COSTS, AND EXPENSES, WHETHER AT LAW OR IN EQUITY, ARISING OUT OF OR IN CONNECTION WITH MY USE OF THE PROPERTY. THIS RELEASE INCLUDES, WITHOUT LIMITATION, CLAIMS FOR BODILY INJURY, PROPERTY DAMAGE, ACCIDENTS, FALLS, AND CONTACT WITH FARM ANIMALS.
I UNDERSTAND THAT ZULIP FARMS, LLC HAS NO INSURANCE COVERAGE FOR CERTAIN ACTIVITIES, INCLUDING SHORT-TERM RENTALS AND FARMING ACTIVITIES, AND I ACKNOWLEDGE THE LACK OF INSURANCE COVERAGE FOR THESE SPECIFIC RISKS. I HAVE BEEN ENCOURAGED TO OBTAIN MY OWN COMPREHENSIVE INSURANCE COVERAGE TO PROTECT AGAINST POTENTIAL RISKS DURING MY STAY.

Neighborhood highlights

Skiing:

The property is located only 15 minutes from Pat's Peak! It is also only 30 minutes from Crotched Mountain, and 40 from Sunapee.

Lakes:

The Abijah Manor is just a quarter mile up the road from Abijah Bridge and Lake Horace. Here you will find a small boat launch for canoes and kayaks. If you drive ten minutes around the lake, Chase Park offers a public beach, with launch for larger boats. Also just ten minutes away is the Deering Reservoir. The Deering Resevoir, my personal favorite, offers stunning sunsets, small islands with blueberry bushes leaning out over the water, and is frequently visited by loons. Everett Lake in Clough State Park features a large dam you can walk on, and miles of great trails. Park by the dam for a great walk across and a picnic lunch at the gazebo.

Other attractions:

The Henniker Brewing Company is an up and coming brewery featuring many award-winning beers. Their small brewery is 20 minutes away and minutes from Pat's Peak, and is absolutely worth a visit.

Contoocook Cidery is 25 minutes away in Hopkinton, NH, and offers an orchard to stroll through (and pick from in the fall), beautiful views, live music on weekends, and delicious hard cider and snacks.

Public Tennis courts are located in the town center by the library.
