Large house in a condominium, a 9-minute walk to R. das Pedras and 15 minutes to Foca and Forno beaches. On the ground floor: large living room integrated with the dining room and reversible bedroom, social WC and air-conditioned en-suite. Large kitchen with all utensils and table. On the upper floor are two en-suites with air-conditioned glass balconies and ceiling fans. Private barbecue area, laundry room and backyard that gives access to the condominium's leisure area, where the pool, sauna and game room are shared.
The space
The entire home is available for guest use! Except for a pantry on the balcony and a shared barbecue grill in the condominium's pool area!

- 5 km from Geribá Beach.
Attention:
- Groups of guests under the age of 30, reservation of the house only, with father and mother, responsible with the house, or in some cases, with the hiring of the employee of the house every day, pays the part!
* For your barbecue, we also have a private barbecue grill in the backyard of the house;
* The condominium pool for common use by the other houses is open until 9 pm;
* The sauna is temporarily under maintenance
* The pool barbecue grill can be reserved for longer use for a fee;
* The house comfortably accommodates UP TO 12 adults. DO NOT EXCEED THIS NUMBER. CONDOMINIUM RULES!
* We have 3 en-suites and a convertible living room/bedroom, all with air-conditioning and ceiling fans;
- Suite 1 - with a double bed and a queen-size bed;
- Suite 2 - with a double bed and a single bed;
- Suite 3 - with a double bed and a single bunk bed;
- Reversible bedroom 4 - with a double sofa bed and a single bunk bed;
* In addition to two separate single mattresses;
* We have 4 parking spaces inside the condominium.
Guest access
Guests have free access to the entire house and common area of the condominium (CONDOMINIO VIVENDAS);
The leisure area can be accessed from the back of the yard, where the swimming pool, sauna, game room and a small grove are located (the pool barbecue is charged separately);
* THE HOUSE IS 750m FROM RUA DAS PEDRAS (ON FOOT), 5 KM FROM GERIBA BEACH.
* Bed and bath linens are optional. You can bring your own to avoid paying this fee of R$35.00 per person;
* We ask you to check out with the hosts and leave your dishes washed and trash taken or fee R$150,00
(we have a housekeeper to recommend);
* Electricity is charged separately at check-out according to consumption at R$1.00 per kWh. A deposit of R$150.00 per day will be charged, less electricity and possible damages, paid 24 hours before check-in and returned within 24 hours after check-out;
* Check-in after 3:00 p.m. until 8:00 p.m. and check-out by 11:00 a.m., with an extra fee per hour and period you wish to change according to the current daily rate;
*When making the inquiry, please enter the correct number of adult guests, pets, children, and infants. Please do not exceed the number of guests for which you booked the house; otherwise, a fine of R$200.00 per extra guest per day will be charged, or the reservation may be canceled.
* We are on social media as Experiência em Búzios, and this house is number 2 in the highlights, but in the condominium, it is house 11;
* Pets cannot go in the swimming pool or walk around the condominium without leashes. There is a R$200.00 fine;
We accept small animals, castrated and trained.
* No loud parties and smoking inside the house are not allowed as it is a family condominium with houses very close to each other.
Music is allowed at a moderate volume from 10 a.m. to 10 p.m. (do not take a speaker to the pool or glass objects);
* After booking, we send a list of guests with the CPF and license plates. Any visitor must be reported at the entrance, leaving their name on the entry list in advance, and their departure must also be reported!
During the high season in Búzios, it is common to have interruptions in the water and power supply. In such cases, we may hire a water tank, and the cost will be passed on to the guest, except when the situation is the responsibility of the property. We also inform you that we do not have a power generator; therefore, in case of lack of light due to problems with the supply of Enel, we will not be able to offer an immediate solution.

1- Use of the washing machine is allowed;
2- We offer bed and bath linens, with a laundry fee of R$35.00 per person. In case of a change, the amount will be charged again;
3- PLEASE NOTE: The use of speakers and glass cups or plates near the pool is NOT allowed;
4- Do not use more than two showers at the same time and do not flush the toilet during use to avoid getting burned in the shower.
5- DO NOT FLUSH TOILET PAPER IN THE TOILET. THE SEWER SYSTEM CANNOT HANDLE IT, AND IT CAUSES CLOGGING;
6- The condominium barbecue grill is charged separately, BUT WE HAVE A PRIVATE ONE IN THE HOUSE. DO NOT LEAVE FOOD SCRAPS AFTER USE TO AVOID ANIMALS SUCH AS RODENTS;
7- Control water usage to avoid running out of supply;
8- No smoking inside the house; fine of R$500.00;
9- Electricity is measured with the guest upon their entry and exit from the house, at a rate of 1.00 per watt consumed. We ask for a security deposit of R$ 100.00 per day to cover minor damages and electricity costs, and the difference will be refunded 24 hours after check-out if it does not exceed this amount or if extra consumption is charged;
10- Do not exceed the agreed guest limit (fine of R$150.00 per extra guest);
11- Check-in at 3 pm and check-out by 11 am. Hourly fee according to the daily rate for late or early check-in or check-out;
12- In the event that any household item is lost or broken, the cost of the item will be charged when the guests leave after check-out or through Airbnb. Check the amounts;
13- Network: junior 5g / password: at the house
14- We ask that pets not climb on the beds and sofas, or that a blanket be used over the furniture and that a leash be used in the condominium. R$100.00 per animal.

17- No parties in the house with many extra guests; NOTIFY THE HOSTS IF YOU WANT TO HAVE VISITORS SO THEY CAN GIVE PERMISSION AT THE FRONT DESK; overnight stays are prohibited; the house can accommodate up to 12 guests maximum (Condominium Rule);
18- The condominium's sauna is open from 5 pm to 9 pm (notify by 6 pm). CURRENTLY UNDER MAINTENANCE... CHECK AVAILABILITY!
19- No parties allowed in the house!
