The space
This resort-like property is set back from the road by a gated driveway, and only minutes from Nevada City, so it is private without feeling isolated. The Boho House offers a modern boho-style ranch house, which has recently been completely renovated and fully furnished. From the inside out, this property is magic and offers many features such as outdoor seating areas, an outdoor bar, pavilion, outdoor fireplace, porches, swings, koi pond, and the list goes on. It is the perfect place to rest and relax whether you are soaking in the tub, walking, reading, meditating, or hanging out by the koi pond. It is also a great space to use the fully furnished kitchen to prepare dinner after a day at the Yuba or following up with hot coco and a game night around the fireplace in the colder seasons.

Our property manager is also our in-house chef and offers guests a breakfast menu if they wish to purchase breakfast during their stay. Private dinners are also available to be booked for your group. Our property manager also offers pet sitting services during your stay for an hourly rate and will be your personal shopper and supply the fridge/freezer with your groceries prior to arrival for an additional fee.

Perhaps after some time in this magical spot, you’ll want to begin exploring the diverse area. For those that enjoy nature and all that it has to offer you’ll be happy to know that we are 3 miles from Edwards Crossing at the Yuba River and hiking trails begin at our driveway. The area is also renowned for white water rafting, biking, fishing, sailing, and more! The local towns also have a very rich history dating back to the 1800’s as mining towns. Those that enjoy history may want to explore the mining museum, old railroads, old mines and the like. Of course, for those that prefer dining, shopping and the arts, the nearby towns of Nevada City and Grass Valley are full of wonderful restaurants, theaters, art shows, concerts, and unique shops. If you want a place to retreat, this is it!

---> The Loft at GratiDude Ranch Nevada City (sleeps 6) features an incredible 2000 sqft open concept, a private and artsy space with too many cool features to list. It is also an available unit to rent on the property. For those having a larger group or wanting the entire property for their group please search for the airbnb listing "The Retreat at GratiDude Ranch" which can sleep 12 and includes the Boho House and The Loft.

Guest access
Guest renting the Boho House have access to the Boho House, outdoor deck, patios, outdoor fireplace, sitting areas and many features on the grounds.

---> The neighboring barn loft on the property is rented separately and Boho House guests are asked to respect their privacy and not explore beyond the tan fence/gate separating the two spaces.

---> There are additional outbuildings on the property that are not included in the rental. Guest can rent the outdoor bar and gazebo space for a minimal fee. Please inquire.

Instructions for access, check-in, checkout and directions to the home are sent to the guests through Airbnb a few days prior to arrival by the property manager.

Once booking, we ask that the house manual please be reviewed within 48 hours so we can address any questions. Our property manager will send out check-in instructions 24-48 hours prior to your arrival.

DISCLOSURES:
1. THIRD PARTY BOOKINGS: We do not accept 3rd party bookings. The person who is making the reservation will need to have their picture as their profile, be the person who checks-in and stays for the reservation duration on the property.

2. SLEEPING COUNT/VISITORS: We have a maximum number of overnight guests allowed on the property, being 6 guests max in the ranch house. No unregistered guests are allowed on the property. Please communicate with us directly for additional visitors coming to the property for approval.

3. EVENTS/PARTIES: The outdoor bar and gazebo are available to use for a minimal fee. Please clean up after yourself and clean the grill after using. Any parties or events, that include more than the overnight guests, must be approved in advance by the owners and a separate 'event fee' is charged. If an unauthorized party or event takes place fees will apply and you will be asked to vacate the property. Thanks in advance :)

4. TRASH CANS: ALL TRASH MUST BE KEPT INDOORS in the directed areas AT ALL TIMES. This is for your safety. There are animals in the area looking for Trash, do not leave any food or drink out at any point of stay. Thanks for your help.

5. SMOKING: Due to drought during the summer months, there is a strict no smoking policy on the property from June through August. During other months, smoking is allowed in designated outdoor locations using the provided ashtray. No smoking inside or ashes on the ground. Thank you!

6. PLEASE DO NOT START AN OPEN FIRE and NO FIREWORKS. We are in fire-country. We do offer a propane grill and an outdoor propane fireplace. NO BONFIRES.

7. THE PROPERTY SAFETY: The property is fully enclosed by a fence. The entrance gate should be kept closed for your safety in keeping animals out.

8. PETS: Dogs (no cats or other pets) are allowed with a $150 pet fee, per pet with a 2-dog maximum. Pet sitting services are available for an additional fee.

The property is a privately, fenced in 5 acres located in a small neighborhood on a private road. Everything a guest may need is a short and easy drive away, although you would not necessarily know this when at the home, because it is surrounded by beautiful pines.

While the property is magical there are many great local destinations to explore. Nevada City and Grass Valley both have charming downtown areas with shops, restaurants, theaters, and events within a 15-minute drive. The Yuba River is only 3 miles away. There are many lakes within an hour, and Lake Tahoe and ski resorts are just over an hour away.

Somehow after living in Los Angeles and touring as the band "Jason & deMarco" for almost 10 years, in 2013 we ended up purchasing a mini-farm in a little village called Leipers Fork outside of Nashville TN which we’ve called GratiDude Ranch. It was by far one of our best decisions ever, although a very unexpected chapter of our journey. We often wonder how we ended up on a farm in Franklin TN! Our vision was that GratiDude Ranch would bridge rustic charm with modern farmhouse style with our accommodations while also offering the community opportunities to gather over amazing and local cuisine, good wine and great music. Through our farm to table dinners, and our original Hillbilly Clue murder mystery dinners, along with special event opportunities, we have created this very brand that we imagined. We are beyond excited to be bringing that brand back to our West Coast roots, opening our second GratiDude Ranch location in Nevada City, CA on Lazy Dog. This location will offer accommodations at our Lazy Dog Retreat, which includes the main three bedroom, two bath, completely renovated farmhouse along with the amazing Barn Loft. Together, both spaces can sleep up to 12 guests. The farmhouse and barn loft can also be rented separately. We welcome small groups, spiritual groups and workshops, families and individuals. We will also begin offering monthly farm to table dinners, along with monthly "Rockabilly Clue" murder mystery dinners in the Spring of 2023. Private events can be booked currently. PLEASE NOTE: Private events must be booked OUTSIDE of all AirBnb bookings. I (Jason) am a real estate agent and I am happy to help our guests with their real estate needs while visiting the area. deMarco is a chef and has a background in the Restaurant and Hospitality business. He has a passion for Health & Wellness, particularly eating and supporting local farmers. He will be working directly with our Property and Event Manager for Lazy Dog. If one of our events isn't happening during your stay, we are happy to recommend great restaurants nearby. We also run a non-profit called "SAFE" (Safe, Affirming Family Environment) where we serve foster children and other families in need through our programming. A portion of all of our events support SAFE. We're grateful for what we've been given, and when we get to share it with others, it simply makes our world happier.
