The space
**Ideal for single person or couple.
**Now available, portable cot for a little one. Small blankets available.
**Good sized bedroom with comfy Queen bed, Sheepskin rugs, sheepskin blankets/electric blanket in winter, double open hanging space with shelves, wall heater, floor fans, night/day blinds;
**Dog bed if you bring your little "mate", also dog blankets, water/feed dishes available,
Large dog door installed.
**Medium kitchenette with all the cooking facilities, cupboards & bench areas for preparation, medium fridge/larger freezer. Extendable dining table for eating &/or desk, Two comfy lounge chairs all situated in open plan area, cooling air con, ceiling fan, floor fan, wall heaters, large dog lounge;
**Large TV located in main area but can be viewed from lounge & bedroom. Netflix available and free to air stations, TV is run through internet;
**Good sized bathroom w/shower, shelving, wall heater, stool, fluffy robes, hairdryer, personal pack, shampoo, soaps, towels, etc.;
**For your convenience you will find clothes airer/basket/iron & ironing blanket/pegs/washing liquid. If you require a larger hanging line you may use one in the main house yard. For a large washing load there is a laundromat in Taree at very reasonable rates;
**Cooking facilities:- Oven with cook tops, mwo;
**Drip coffee machine/pods, coffee machine for beans, coffee bean blender & milk frother;
**Fresh beans, loose leaf tea, many varieties of tea;
**Kettle, double toaster, cooking equipment/utensils, crockery/glassware, oil and condiments;
**Books to read, some popular Old Australian writing, DVD's, games, cards, dart board.

Extra car/float parking at entrance to property. One float parked on property;
**Outdoor private courtyard with large cover for summer shade/winter sun,
Fire pit/BBQ, electric BBQ (outside use only), and stored outside for your convenience you will find... china/glasses/plates/apron/cooking utensils/condiments/everything you need for outdoor living without having to keep going inside, bug spray, 3 fire pits when no fire bans (wood supplied free), 2 individual seating areas with comfy cane lounge, 2 tables & chairs, whilst taking in the beautiful mountain & paddock views.
**Watch the wallabies & koalas come through with their babies.
**Currently decorating a separate Games Room with darts, games, cards, 2nd fire pit;
**Sit at the Games Room Bar with a coffee or wine watching your dog in the exercise yard whilst you are under cover;
**Dog friendly, pls discuss size. Dog bed, blankets, pet dishes, dog droppings pick up bags available, doggie paddle pool.
**New large fully fenced dog exercise yard now available.

**Whilst we are dog friendly, if dogs aren't your scene & I understand that, please be assured our professional cleaners leave no traces of our 4 footed guests;
**Weather you are bringing a doggie or not, relax in the exercise yard at 2 different locations of comfy cushions pull out chairs/coffee tables and sit and watch the views with a drink or a meal.

Separate private area for guests away from the main house.

Side paddock for exercising dogs.
Feel free to walk the acreage, visit the stables, pat the ponies.
Watch the free range hens outside your accommodation.
Maybe your little dog/s might like a play with my mini schnauzer puppy Petal, I know she would probably love it.
Other things to note
**Will do short term stay.
If selling/purchasing a new home, we offer accommodation during settlement at special rates.
**Great stopover if travelling through, particularly if you have dogs.
**If passing through with horse/s, overnight stable/shelter or paddock accommodation is available. Please discuss fees.
Will also feed (your feed or fee for my feed) if you are not available to feed your stock. Maybe you are rushing off to a meeting, wedding, or dinner in town or just want to have a little break;
**Medium country town 5 minutes drive; Dr's, coles/organic s'market, massage, chemist, antiques, cafes, clubs, takeaway, pizza, vet, produce, misc stores, laundromat, mechanics;
****Please note, recent floods in Wingham and Taree have caused significant damage to both towns. Sadly Wingham Bite bridge is no longer operational, could be a few years before it is replaced.
At this stage Wingham Coles is closed for repairs, we are looking at reopening approx December 2025. In the meantime we have some lovely local shops that can supply fresh home grown vegs, fruit, etc.
Or, coming via Taree, stop over there for WW, Coles, Aldi ***
**Railway meet; complimentary pick you/drop off at Wingham station if backpacking;
**Fresh milk supplied (if confirmed 2 days prior to arrival), baked beans/spaghetti, condiments.
**Will supply bread/spread if required at a small fee.
