The Vineyard Manor House built in 1826 with stone from the Erie Canal has been restored to its original grandeur.

Decor is ‘shabby chic’ yet elegant and comfy, and has a large foyer with curved wooden staircase, perfect for photo ops. This 4 bedroom house offers accommodation year round.

The space
The space includes:

Ground floor with 12' ceilings, cherrywood floors, chandeliers, windows with swagged drapes, Formal Living with adjoining Dining Room, Eat-in Kitchen, Powder Room, and there is a ground floor Bedroom with 2 single trundle beds, and sitting area in the former Butlers Pantry.

Second floor has 3 Bedrooms with a Private Master Bedroom with Ensuite, a Four Poster Bedroom and a Bedroom with 2 Twin Beds that share the Full Bathroom on the 2nd floor landing. This is the bathroom for the ground floor bedroom as well.

The Grand Foyer entrance offers a flow through plan around a Curved Wooden Staircase that is perfect for that special photo op.

Decor is ‘shabby chic’ yet elegant and comfy, and is the perfect place to stay if you are hosting or attending a Wedding or Event at Freedom Run Winery.

Please note that this house does not have central A/C but there are electric units in bedroom and living room windows that are available for warmer days, and screens provide a nice breeze when A/C is not needed.

Think about gathering in this beautiful 4 bedroom house with friends & family for a mid week stay as weekends get booked quickly.

By booking through this Airbnb listing, you agree that you will have a temporary license agreement to occupy our property for a short term stay, as per the agreed dates booked, and that this is not a lease, and not subject to landlord/tenant laws.

When booking in January through April, guest will be responsible to pay for wifi and propane used for heating the house in advance, as well as regular cleaning arranged with our housekeeper.

Guest access
Guests have access to the entire Vineyard Manor House, and are free to walk through the vineyards and our 1000 tree apple orchard. Please note that this beautiful stone house is located on the grounds of a busy working winery with equipment and crops being sprayed...which will be posted. There may be a wedding or special event in our Rustic Barn and people outside on the great lawn between the house and the Tasting Room. It would be wise to supervise children and leashed pets if they play outside.

Other things to note

The Host will be responsible for seasonal grass cutting and snow removal of the driveway to accommodate parking for 2 cars behind the house.

For Long Term Stays (more than 30 days):

The house will be cleaned by our housekeeper prior to checkin, at the guest expense of $150, and guest will be responsible for paying our housekeeper $150 for cleaning prior to checkout. Hosts may ask for access to ensure that the house is being kept in a good and clean condition with 24 hours notice. Additional cleaning is available at the guest expense, as needed to keep the house in a good and clean condition during a month to month hosting.

Long term guest will be responsible for the following:
* Put trash out by the road each Wednesday pm for collection on Thursday am and return empty bins to fenced in area at side of house.
* Wifi/cable reimbursed monthly by guest upon presentation of bill.
* Propane for heating the house during their stay. Tank will be filled by host prior to long term guest check in and long term guests will pay for propane as needed throughout their stay, and have the tank filled a few days prior to their last day in the house.
* Snow removal of path from house to guest vehicles which should not block the driveway to the barn.

Host will provide at host expense:
* Electricity.
* Snow removal of driveway as needed to parking area between house and garage as long as area is clear of vehicles (not more than 2). Garage is not for use of guests.

Parties Policy:

There are no parties allowed in the Vineyard Manor House. The house is meant as accommodation only for short term stays and month to month stays during the winter months.

Children:

Please be careful if you have children. There are glass encased candles in the house which have matches with them. Also, there are no child guards on the windows.

Pets:

Well behaved pets, to a maximum of 2, must be leashed if outside and must be crated if left alone indoors. Pets are not permitted on the furniture or in beds.

Additionally, this is a working winery, so please monitor your children and pets when outside as there is farm equipment onsite and in use.

As we are usually booked most days in season, and so that housekeeping will have as much time as possible to sanitize and prepare for the next guests, we would appreciate if you would strip the beds and leave the linen in a bathroom, and if you do use one of the air mattresses, please deflate it. Please fill and turn on the dishwasher, and gather all trash and place in the receptacles provided outside to the right of the mudroom door, as leaving. We thank you very much in advance.

Neighborhood highlights

Our beautiful Vineyard Manor House is situated on the grounds of our family run vineyard, with views overlooking acres of vineyards and fields planted with a rotating crop of corn, wheat and soy beans. There is also a 1000 tree apple orchard, which produces our much sought after ‘Apple Jack'.

You get the tranquility of country living at the Vineyard Manor House, yet you will see luxury buses and stretch limousines pulling up to the tasting room, which is located just next door. Please feel free to walk around the property, but be aware, especially with kids, that this is a working winery, with tractors in the fields and vineyards on a daily basis. Pets must be kept on a leash.

The house is easily accessible to the town of Lockport for local shopping. You may wish to take a tour boat up the Erie Canal, see the Lockport Underground Caves, visit the Erie Canal Discovery Center, and Lake Effect Ice Cream which offers unique flavors like Whiskey Brown Sugar and Frozen Hot Chocolate…yum!

There is a thriving art and performing arts community in Lockport so be sure to check out The Palace Theater and The Kenan Center as well as local artists at the Market Street Art Studios.

There is so much to do in the area, including weekly classic car shows, and open air farmers markets in season. Not to be missed are the beautiful Tiffany stained glass windows at the First Presbyterian Church.

Check out the lineup of world class entertainment at the outdoor concerts at Art Park in Lewiston, where there is a wide variety of great restaurants. There is also an amazing nature trail overlooking the Niagara River at Art Park in Lewiston.

The Herschel Carrousel Factory Museum in nearby North Tonawanda is a historic carousel factory complex which was constructed in 1910-1915 and hosts a working carrousel with 36 hand carved horses and over 580 lights.

It is a short drive to Niagara Falls, one of the most beautiful natural wonders of the world, and the honeymoon capital of the world. The locals park on 'Goat Island' and take a short stroll to see the Falls.

While in Niagara Falls, be sure to check out The Niagara Falls Culinary Institute which is like visiting the kitchen of a five star restaurant, as they sell what the 'chef's in training' create, and they also feature the wine from Freedom Run Winery.

The city of Buffalo is approximately 45 minutes away, and is full of wonderful things to discover. Take a tour of The Frank Lloyd Wright Martin House and the Albright-Knox Art Gallery of modern and contemporary art.

Check the calendar at The Shea Preforming Arts Center and don’t miss having a wonderful meal at The Bijou Grill which is right across the street, or if you like an unusual menu, check out the The Black Sheep or our favorite The Billy Club.

While in Buffalo, check out the Darwin Martin House National Historic Landmark, which was designed by Frank Lloyd Wright and built between 1903 and 1905, and if you have time, also take in the Albright–Knox Art Gallery which is a major showplace for modern and contemporary art.
