Planning a European holiday for a large group? If you want to combine a capital city, Atlantic beaches and historic sights — without spending the trip coordinating cars, schedules and everyone’s movements — this home offers a rare, low-logistics way to experience it all from one convenient, walkable coastal base.
A different kind of large-group stay:
Unlike a traditional villa, this home is arranged across 4 self-contained levels, each with its own entrance, kitchen and living space. This highly practical setup allows several families or groups of friends to stay together, while preserving privacy and autonomy within the house.
A car-free coastal base for larger groups:
The premium location extends that independence beyond the house. Supermarkets, restaurants, cafes, train station, beaches and the coastal promenade are all within walking distance, making it easy for everyone to follow different plans and rhythms throughout the day.
Stay together — without having to move together:
★ Lisbon International Airport: approximately 35 minutes by Uber. The straightforward connection is particularly convenient for early-morning or late-night flights and allows group members to arrive independently, without having to coordinate everyone’s flights or airport transfers
★ Lisbon for culture and capital-city energy: 20–30 min direct coastal scenic train
★ Beaches & Coastal Promenade & World-class Surfing: 15 min walk
★ A supermarket directly in front of the house, making grocery runs zero-effort
★ Train station, restaurants, cafes: 1-7 min walk
★ Cascais, an elegant seaside town on the Atlantic coast: 10 min direct coastal scenic train
★ Sintra, for UNESCO palaces on forested hills: 25 min Uber
★ World-renowned Golf courses: 10–20 min Uber
★ Padel & Tennis: 10 min walk or Uber
No need to plan in advance or coordinate cars for every outing. No one has to wait for the entire group to be ready. Young or old, guests can independently walk to groceries and restaurants, take the train to Cascais or Lisbon, or walk to the beach while others stay by the pools — so no one has to spend the holiday organizing transport for everyone else, and the whole group can truly relax.
It is especially ideal for:
– Groups that want a low-effort, low-logistics holiday near Lisbon, without relying on multiple rental cars, chauffeur service, daily catering, housekeeping, or one person managing the group’s movements and plans, thereby saving on the associated hidden costs and coordination burden that come with a more remote stay
– First-time visitors to Portugal who want a well-rounded introduction to Lisbon and its surroundings, rather than a retreat from them. As a well-connected European capital, Lisbon makes it possible to enjoy a coastal villa holiday without adding another onward transfer. From here, your group can explore Lisbon, charming coastal towns, world-famous surf beaches and historic hilltop castles. Everyone can discover what they enjoy most as the holiday unfolds, without committing the entire trip to a single type of setting.
– 3–4 families traveling together who want less planning, but more autonomy and variety of things to do that make an extended group holiday feel effortless from beginning to end
– Multi-generational families, who want to enjoy the holiday differently without pulling the whole group in the same direction
– Groups of friends sharing a beach + city holiday, who value both togetherness and independence
– Groups that are looking to reconnect over birthdays, milestones and reunion, but desire the freedom to follow different plans and routines
– Small remote-work groups who value privacy and easy access to life beyond the house
Highlights:
★ 2 private pools, each with an outdoor rinse shower: a sheltered pool beneath a pergola, and a rooftop pool with open ocean views
★ Gorgeous Ocean Views from 5 bedrooms, balconies & terrace
★ 8 bedrooms across 4 independent levels, each has a workspace to catch up on emails when needed
★ Inside the house: a variety of indoor & outdoor spaces to relax and connect in
★ Outside the hose: a variety of tourist attractions and activities easily accessible
Optimized for easy group living:
★ 4 independent kitchens (with 4 fridges, 4 stoves, 4 ovens, 3 microwaves, and 3 dishwashers), so different groups can make simple meals independently, while the many nearby restaurants make dining out easy. No one has to shop, cook, serve, and clean for the entire group, or coordinate dietary restrictions and preferences
★ 6 smart TVs, so no fighting over what to watch
★ 2 Nintendo Switch consoles, 8 Joy-Con controllers and 8 games, so up to 8 can play at once
★ 40+ board games, suitable for different ages and group sizes
★ 4 washers and 1 dryer, so you can pack lighter, even for a full-week stay
★ 4 irons & 6 hair dryers — practical for larger groups getting ready at the same time
★ Charcoal BBQ, Sandwich & Waffle Maker, Air Fryer, Handheld Blender, Pressure Cooker, Food Processor
Imagine your group stay in a villa designed for both togetherness and independence:
Start your mornings with coffee on one of the terraces, each offering its own atmosphere. 4 kitchens mean breakfast doesn’t have to be a 16-person operation, and different groups can prepare breakfast at the same time without feeling on top of each other. In addition to privacy, the separate levels provide excellent sound separation, so early risers and night owls can keep different rhythms without disturbing one another — particularly helpful for multi-generational families, or those who may need to take meetings across different time zones.
Spend the day your way — some stroll along the coastal promenade with open Atlantic views along the way, some relaxing by the pools at home, others heading to the beach, or exploring Lisbon, Cascais, and Sintra. Some may be out for the full day, while others can come back early to relax. Everyone is free to follow their own interests and pace for the day, and regroup when they want without needing to organize the whole group around the same activity or transport plan, or having to leave and return together. With so many options close by, plans can change with the weather, energy levels, children’s moods or simply how everyone feels that morning. The villa’s convenient location and public transport connections mean less advance coordination and more freedom for everyone to decide spontaneously how they want to spend the day.
As the day winds down, return home for a relaxed game night or a sunset BBQ. And when anyone needs a little time to themselves, there is always a quiet corner to retreat to. With 2 private pools, multiple terraces, and several spaces to unwind, there is a variety of spaces to spend quality time together when you want to, while still having your own space and rhythm.
More ways to be together. More freedom to do your own thing. See the "Location" section below the map for more on how the walkable setting makes large-group vacation easier, with much less planning, driving, and coordination.

The rare "Together, but apart" Configuration:
The villa is spread across 4 independent levels, each can function as a self-contained apartment with its own kitchen, laundry, living space and outdoor space:
FLOOR 0: A 1-bedroom, 1-bath apartment (41m²) with a private front yard — ideal for those who prefer minimal stairs.
FLOOR 1: A studio (27m²) with direct access to an outdoor deck and a private pool (5.8 × 3m) — perfect for relaxed indoor-outdoor living. Catch a glimpse of the ocean from this floor.
FLOOR 2 : A spacious 3-bedroom, 2-bath apartment (115m²) with a terrace and a courtyard. This floor enjoys full ocean views.
FLOOR 3 : A 3-bedroom, 2-bath penthouse (85 m²) featuring a terrace, sunroom, outdoor dining area, lawn terrace, and a rooftop pool (7 × 2.6 m), all with panoramic ocean views. The elevated setting offers sweeping views over the Cascais coastline and marina in the distance.
Each floor has its own entrance and the levels are connected by exterior stairs, so guests can come and go without passing through the other floors. It allows different groups to stay together while still keeping their own privacy, schedules and routines.
You will enjoy the privacy and independence of separate accommodation, with the shared spaces and exclusive amenities of one private home. Here, you can share the holiday without having to share every routine.
Big trips are rare. This home makes them easier to enjoy — with more freedom, more privacy, and fewer compromises.
🌟ATTENTION🌟:
This is one of the closest large-group homes to Lisbon, rather than an isolated villa in the remote countryside. Its proximity to the city and convenient location mean the property is in a peaceful residential setting with neighboring homes nearby, so outdoor noise must always be kept reasonable and considerate.
The villa is designed as a home base for larger groups to stay, relax, and explore Lisbon and the coast — not as a venue for events, parties, loud gatherings, or group entertaining. Quiet hours are enforced from 10 PM to 7 AM. Please refer to the “House Rules” section for full details.
Guest access
You are reserving the entire house. There is no shared space or facility.
The home offers 268 m² of indoor living space across 4 floors, complemented by various outdoor areas for enjoying Portugal’s sunny climate and coastal breeze.
Outdoor housekeeping and pool maintenance are included to ensure that both pools and exterior areas remain clean and usable throughout your stay. Service takes place every other day during daytime hours. You do not need to be present, and staff will never enter any indoor areas.
Optional mid-stay housekeeping for indoor areas can be arranged upon request for an extra fee.
Other things to note
1. The villa is spread across 4 levels and does NOT have an elevator. The 1-bedroom apartment on the ground floor is ideal for those who prefer minimal stairs
2. Regarding the pools:
Dimensions: the pool with pergola: 5.8 x 3m, 1.6m deep. The rooftop pool: 7 x 2.6m, 1.1m deep
Temperature: The pool water temperature is NOT regulated
Others: The flamingo pool float shown in the photos was used for staging and to illustrate the scale of the pools. It is not provided as part of the stay. An electric air pump is available if you choose to bring your own inflatables.
3. Air conditioning is only available on the top floor (3 bedrooms and the living room). Fans are provided on the other floors. Thanks to the coastal climate, mornings and evenings are generally mild, even during the warmer months. The Atlantic Ocean and our pools stay refreshingly cool, so the warmer afternoons are often when swimming is at its most enjoyable.
4. The property accommodates up to 16 guests, but it is designed as a residential home rather than an event venue. The layout works best for groups who enjoy spending time together in small clusters while still having the freedom to spread out across the property.
Each level has dining and living space proportionate to its own sleeping capacity. There is no single commercial-style kitchen, dining room or gathering space designed to accommodate all 16 guests at once.
For full-group meals, we’re happy to recommend nearby restaurants that can accommodate larger parties.
5. Please dispose of used toilet paper, diapers, and feminine hygiene products in the trash bins provided. This simple precaution helps avoid blockages and unnecessary disruption during your stay.
6. Most kitchen cabinets are reserved for owner storage and are not available for guest use. However, guests can pack light with the multiple laundry facilities, while the supermarket directly in front of the house makes it easy to shop for fresh food as needed.
7. Complimentary Disney+ is provided on the smart TVs. Guests are also welcome to sign in to their own accounts on other streaming platforms. No local TV channels.
8. The maximum occupancy is 16 guests in total. Sofa beds are available only to provide flexibility in sleeping arrangements for registered guests and do NOT increase the maximum permitted occupancy.
Sofa beds are NOT prepared by default. If you would like to use one, please let us know at least 7 days before arrival. An additional bedding & linen fee of €40 per sofa bed, per stay, applies.
9. A travel baby crib & high chair can be provided at no additional cost, with prior reservation. For hygiene and comfort, please bring your own crib linens.

Where you’ll be
Parede, Lisboa, Portugal
Set along the Lisbon–Cascais coast — often called the Portuguese Riviera — the house combines the connectivity of a European capital with the relaxed rhythm of Atlantic coastal life.
The house is located in a safe, highly walkable and peaceful residential neighborhood, with many of the area’s main sights and attractions within easy reach:
It is close to Lisbon, yet removed from the hustle and bustle, with refreshing Atlantic breezes and cooler coastal temperatures. Enjoy the calm of a coastal villa holiday without giving up easy metropolitan access to the capital city.
Nearby, Cascais is a charming coastal town known for its marina, beaches and scenic promenade, with a long history as a summer retreat for European royalty.
Just 25 minutes away, Sintra offers a striking landscape of lush hills, historic estates and UNESCO-listed palaces and castles.
For visitors unfamiliar with the area, this well-connected location makes a bigger difference than it may appear on the map. A more remote villa can offer greater seclusion and space, but it usually comes with driving on winding mountain roads, less Uber availability, and more day-to-day coordination.
Here, you trade some isolation for far greater freedom to explore independently and spontaneously. The coastal setting offers a useful middle ground between Lisbon and Sintra: quieter and cooler than the urban center, yet typically sunnier and less misty than the hills around Sintra. Sintra remains easy to enjoy as a day trip, while the coast provides a more convenient everyday base.
Because the area offers a mix of city, coast, culture and indoor attractions, your holiday does not depend on the weather. There are plenty of options for you to adjust your plan for the day, even if the weather is not beach-perfect.
a variety of destinations and activities within 40-minute radius, either by public transport or an easy Uber ride: Atlantic beaches, quaint coastal towns, grand palaces, historical sights, marina, gastronomy & wineries, casino, scenic drive, sailing, windsurfing, kite-surfing, sea fishing, diving, hiking, cycling, horseback riding, mountain biking, live music & arts & crafts, wellness & spa, architectures, museums, capital city & nightlife...
Closer to home, the local town center offers a more authentic glimpse of everyday Portuguese life, with long-standing cafés and restaurants serving local residents at LOCAL prices. Within a 10-minute walk, there is something for almost every mood and taste, from Portuguese and seafood to Italian, Mexican, Japanese, Brazilian, Peruvian and Chinese cuisine. The neighborhood is also relatively flat and easy to walk, making it more friendly for families with strollers and older guests than many of the hillier parts of Lisbon and Sintra. English-speaking healthcare is also readily accessible nearby.
For first-time visitors, the location makes it especially easy to combine Lisbon for city and culture, Cascais for coastal life, Sintra for history and landscape, and nearby beaches for slower days. Rather than choosing between a city break and a villa holiday, you can comfortably enjoy both.
For larger groups, these conveniences add up. Different guests can follow different interests, schedules and energy levels with less driving, less dependence on shared transport, and fewer outings that need to be coordinated. Plans can stay spontaneous, people can split up and regroup easily, and no one has to become the group’s unpaid coordination manager.
To make planning even easier, you will also receive a detailed local guidebook curated specifically for larger groups, including sightseeing ideas, sample 7-day itineraries, restaurant recommendations, advice on what to book in advance, and common pitfalls to avoid.
Yes — there is easily enough to see and do in the area for a full week or longer. With plenty to explore nearby and varied spaces to spread out at home, the property is designed to work particularly well as a relaxed, low-friction base for group holidays.
