This authentic 1700s farmhouse has 3 bedrooms with a seasonal pool and a wood-fired hot tub on a bucolic 13-acre property. Minutes away from Van Sant Airport, Lake Nockamixon, and the Delaware Canal, this charmingly rustic home has modern amenities, central AC, barn door kitchen cabinets, and a large stone fireplace equipped with a wood burning stove. The property is perfect for small groups of friends and family who enjoy peaceful country life. The house sleeps 5 people and is dog-friendly.

All pets must be pre-approved prior to requesting your reservation. Include breed & weight when you inquire. A maximum of 3 pets are permitted on the property. If unapproved pets are detected on site, this may result in immediate termination of your reservation and/or charges of $100 per animal.

WOOD-FIRED HOT TUB SEASON: September 15 through June 15, available upon request (minimum 48 hrs prior). Message host to arrange use of the hot tub. $50 one-time set-up fee. The hot tub is "Alumitub" from Canada.

POOL SEASON: May 24th through September 30th
The pool is not heated! However, it does have a solar cover, which helps it retain heat. With regular use of the solar cover, the pool is typically 77-86F.

Caretaker/gardener and his dog (terrier-pointer mix) resides on the property in the apartment above the garage. The caretaker keeps a vegetable/fruit/flower garden on the property, and maintaining the grounds and pool. Chickens, ducks, sheep and a livestock guardian dog (Maremma breed) live on the farm (primarily in the side field, generally out of view).

We strive to give our guests privacy. Guests will have sole access front and back yard, porch, patio, pool, and hot tub, with exception to routine maintenance and lawn care. Guests will have shared access to the driveway, parking area, garden, and fields. Guests have no access to the barn and garage interiors.

-A porch that catches a lovely West breeze, with views of stunning sunsets, fields and wildflowers

The Living Room

Original exposed hand-hewn beams and deep 20” windowsills
Wide-planked wood floors

42” flat screen TV with DVD player
A secretary desk with games and puzzles in the bottom drawer
Please be careful with the antique furniture that has been in our family for generations.
Do not set drinks or damp, heavy or abrasive items on the dark-brown furniture that boarder the living room (they are labeled with signs)


The Kitchen

A table that seats 6 comfortably, or 8 squeezed together
Place mats and cloth napkins kept in the large free-standing cabinet, as well as candle sticks, candles and a CD/tape-deck radio.
Fully stocked with pots, pan and utensils
Quality SHARP knives and a knife sharpener!
Keurig, traditional coffee maker, milk steamer/frother, grinder and electric hot water kettle
Coffee and a selection of tea, filter for coffee maker
Condiments, oils, vinegars, spices, sugar, salt and pepper
Dishwasher
Toaster oven and microwave
A dry-sink cabinet containing pool dive-toys, goggles, sunscreen, bug spray, and flashlights


The Bedrooms

On the 2nd floor, the Skylight Bedroom has a full-size antique spool bed. The room has a skylight that overlooks the fire pit and pool area. There is a small closet in this room.

On the 2nd floor, the West Bedroom has an antique bed that is slightly wider that a twin bed. There is also a cot frame, which can be pulled out, and a thick cot mattress rolled up at the foot of the bed. The window overlooks the neighboring field and catches the west wind. There is a basket of toys in this room and children’s books in the built-in bookshelves. There is a small closet in this room.

On the 2nd floor, the Master Bedroom has a window that looks out on the arbor and the side yard. There is a king size bed, built in bookshelves and a large four-door closet.


Other areas

The Porch - You’ll find lots of useful and fun things on the porch, including badminton rackets and birdies, croquet set, firewood (in the winter), gardening tools (feel free to use them!), rocking chairs and a little cafe table and chairs set.

Cellar - Accessed from a trap door on the porch, the cellar houses the washer and dryer. The ceiling is very low, watch your head! And please, no children in or pets the cellar.

Pool house - The filter is in the pool house. Please do not enter the pool house or touch the pool equipment unless arranged with the host. Pool floats and dive toys are stored next to the pool house.

Outhouse - The outhouse has a serviceable toilet.

Barn and Garage - The interior of these buildings are off-limits to guests

Fenced-in garden and fields - Guests have shared access to the garden and fields. Guests may walk through the gardens, but please do not pick any produce. We try to provide a selection of produce of whatever is in season. The caretaker farms the land here, so please be respectful of farm operations.

Guest access
Guests will have access to the yard, pool, fields and house. They will not have interior access to the garage or barn. The garden, fields, driveway and parking area are shared with the property's caretaker.

Parking is free and available for up to 3 guest vehicles.

Other things to note
The caretaker mows once a week. The caretaker or the host comes to water plants and service the pool 2-3x week. We try to stay out of the way of our guests, servicing the pool as needed in the morning or the evening or when guests are absent.
