Welcome to the Fountain of Relaxation Deluxe! Another home away from home property curated by WCSI, where you can take a break from the routine! Are you ready to get away from it all and slip into luxurious comfort? The Fountain of Relaxation Deluxe has over 2,000 sq ft and all the amenities you need to enjoy the vacation you've always wanted.
The space
SLEEPING: The home boasts two (2) spacious master bedrooms with king-sized beds and luxurious en suites rightfully fitted with large walk-in showers on both the first and second floor. With a comfy queen-sized bed, our third bedroom is just as welcoming. Top it off with two twinXL-sized beds in the fourth bedroom and you have beds to match every mood! All mattresses are medium-firm hybrid (coil and memory foam) with a fluffy mattress topper for a little added comfort.
AIR QUALITY: There is an air purifier in each bedroom to circulate fresh air as you slumber. There is an air purifier in the living room as well for fresh air in the common area.
KITCHEN: The kitchen is truly the heart of the home! Skip rushing out to Starbucks and let the Keurig get you started as you decide whether it is a coffee, cappuccino, or latte kind of day. At the end of the day, imagine having a delicious meal and drink gathered around the table. Don't worry about washing the dishes, let the dishwasher take care of that for you! The gourmet kitchen comes fully equipped with stainless steel appliances, sleek granite countertops, dishes, flatware, and cooking basics.
ELECTRONICS: What is life without Wi-Fi?!? You get free Wi-Fi at the Fountains. There are 5 flat-screen TVs for those days when you just want to relax and watch movies at home. When you are feeling feel the gaming urge come on, there is an Xbox Series S, PlayStation 5, and Arcade 1Up game table set up in the living room for a little competitive gameplay.
PERSONAL CARE: When it's time to refresh, we provide a variety of personal care products for your in-home spa session. We provide our guests with complimentary hotel-sized green tea scented shampoo, conditioner, body wash, body lotion, and bar soap.
LAUNDRY: We have unscented laundry detergent for our guests to use in case they need to do a laundry during their stay. There is a drying rack for your delicates that cannot go into the dryer. In case you need a quick press, we provide our guests with an iron and ironing board.
KID-FRIENDLY: The littles need amenities too! We offer highchairs and kid-friendly utensils so they can join the dinner party. When it's time to rest and recharge, there is a 4moms play yard that sets up in seconds. Additionally, we have a portable changing table to save your back during diaper change sessions. There is a baby monitor to keep an eye on your little one while they sleep and baby proofing items to keep them safe (i.e., outlet covers, cabinet locks, and doorknob covers).
PARKING: Rest assured that you will not have to fight for parking while you are here. Guests will have full access to the one-car garage which means you can stay dry from the spontaneous Florida rain showers. There is a driveway that can accommodate one additional car and, in the event that you need more options, there are a few parking spaces very close to the house.
RESORT PERKS: Grab a beach towel and layout in the cabana shaded from the sun as you relax by the pool. If you want to work off some of your extra energy or release tension, pop into the fitness center. These amenities are included for NO additional cost.
SAFETY: Our homes is located in a gated community.

Guest access
Guests will have access to the entire home with the exception of the owner's closet and the storage closet. No shared spaces.

Pets are welcome!
With approval from the Property Owner, Guests are allowed to have a maximum of two (2) pets weighing no more than fifty (50) lbs each at the Property during the reservation. Guest will be charged an additional non-refundable pet fee at the time of booking.
PET FEE: $75 per reservation
**Please note that reservations made on behalf of someone else violate the platform's terms of service. We kindly ask that you do not book our property if you will not personally be staying in the home for the duration of the reservation.
RENTAL AGREEMENT
Occupancy -
The maximum number of occupants is limited to the number provided in the property listing. For clarification, this number applies to all overnight guests, including children. Occupancy over the indicated capacity may result in the immediate termination of this Agreement and removal of you, other members of your rental party, and visitors from the Property, as well as forfeiture of all amounts paid unless otherwise approved by the Property Owner. By signing this agreement, you acknowledge that you are responsible for the conduct of all persons you invite or allow to remain on or in the property during the dates of this reservation. Your reservation is confirmed for only the number of guests listed on your confirmation.
Rental Period, Check-In, and Property Access -
The Property will be ready for Guest’s occupancy beginning at 4:00 PM (1600) local time on the Arrival Date and the Property must be vacated by 10:00 AM (1000) local time on the checkout date, unless otherwise agreed by the Property Owner. In some instances, the Property Owner may be able to accommodate an early check-in request. Early check-in requests should be sent via an electronic communication channel (i.e., chat, SMS, email, etc.) or via the booking platform. Property Owner will provide Guest with a code to enter the community gate and a unique code to access the Property. Any attempt to access a locked area within the Property is just cause for immediate termination of this Agreement, forfeiture of all rent paid, and Guest will be liable for any missing items or damage.
Late Check-Out -
Approval of late checkout is dependent upon availability. Late checkout requests must be received 24 hours prior to your departure time. Requests should be sent via an electronic communication channel (i.e., chat, SMS, email, etc.), the booking platform, or via the display guide located in the Property. If a Guest requests a late check-out beyond the maximum extension (4 hours), they will be charged an additional fee of 50 percent of the nightly rate for the day.
If a Guest does not request a late check-out and does not vacate the property by the designated check-out time, an additional fee of 50 percent of the nightly rate plus 50 percent of the cleaning fee will be charged. If a Guest has not vacated the property within two (2) hours of their designated check-out time, this will constitute holding over.
Holding Over -
Guest is hereby put on notice and understands, that holding over of the property past the stated rental period could severely jeopardize the Property Owner’s business and cause loss of rental income from other oncoming booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force the Property Owner to breach an agreement with incoming Guest(s) who have reservations during Guest's unauthorized "holding over" period. In the event the Guest does not vacate the Property this could create a legal liability for the Property Owner to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of the Property, which may entitle Property Owner to treble damages in any unlawful detained action. Guest also recognizes the unauthorized holding over could be grounds in court as a cause of action for intentionally interfering with Property Owner’s prospective business advantage. If Guest shall continue to occupy the Property after Check-out Date, the Guest shall pay all damages arising out of holdover including but not limited to costs of defaults or displacement to subsequent guests. Additionally, Guest shall pay Property Owner the greater of double the Guest’s current rent or double the rent for the subsequent time period at the advertised rate, whichever is greater. In addition, Property Owner will charge $100 USD per hour for every hour past the designated check-out time.
Extensions -
Approval of extensions is dependent on availability. Extensions to the rental period are granted if the property is available and the Guest submits their request for an extension via the booking platform 24 hours prior to Check-out Date. Additional nights are charged at the advertised nightly rate for the dates requested. An extension will constitute a new rental period and any application of discounts and/or promotions will not retroactively count toward the prior stay. All other terms and conditions of this Agreement will remain in effect for the new rental period.
Eviction -
Property Owner, or agents of the Property Owner, have the right to enter the Property when Guest has abandoned or left the Property or when eviction is necessary due to breach of this Agreement. ALL guests, members of the rental party, and visitors must vacate the Property within sixty (60) minutes of receiving the eviction notification. Verbal notification of eviction is permitted. If Guests are present when the Property Owner or agent arrives, up to sixty (60) minutes will be allotted to immediately remove all personal property and exit the Property. If Guests are not present or personal property is not removed within sixty (60) minutes, the Property Owner or agent will photograph, inventory, and store said property at the expense of the Guest. Charges in excess of the eviction fee may apply if items are required to be removed by the Property Owner or agent. The primary Guest must claim any stored personal property within three (3) days. If not claimed, the personal property will be sold, donated, or disposed.
Rental Rules -
Guest agrees to abide by the House Rules at all times while at the Property and shall cause all members of the rental party and visitors to abide by these rules at all times while at the Property. Please review the House Rules carefully, as violation(s) may result in additional fees and/or the immediate removal of you and other members of your rental party from the Property, without refund. Further, violation of any law or ordinance by any individual at the Property during your reservation will result in the immediate removal of Guest and other members of rental party from the Property without refund.
Use and Care -
Guest will use the furnished house in a legal, safe, reasonable, and clean manner without causing intentional damage to the Property or its furnishing. Guest expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guest does not intend to make the Property a residence or household. This Agreement is only for the licensed use of the Property for the approved reservation dates. It is expressly understood and agreed that this is a short-term Property and is not a lease or other long-term residential tenancy agreement. This Agreement creates no rental rights to the Guest, anyone in the rental party, nor visitors and no rights to renewal or for recurring usage. Guest agrees that they will be present at the Property for the entire duration of the reservation and that they will be responsible for the actions and behavior of each person present at the Property during the rental period; this includes ensuring each individual in your rental party or otherwise present at the Property is aware of and in compliance with the terms identified in this Agreement. Guest acknowledges that use of the Property and amenities such as pools, fitness equipment, play areas, and the like may be potentially dangerous and involve risks if improperly used, particularly with regards to children and such use is at Guest’s own risk. Guest should leave the Property in the same condition as it was found at check-in and promises to leave the Property in good repair.
Association/Community Rules and Regulations -
Guest, members of the rental part, and visitors of the Guest agree to abide by the Fountains at Champions Gate Townhomes Owners Association Rules and Regulations of and any other restrictions imposed by the Property Owner, see House Rules attached, at all times while on the Property.
Cleaning -
The Property is delivered to the Guest in a professionally cleaned condition. Guest is required to check the Property for cleanliness and to report, within 24 hours, if any discrepancy is noticed. If no report is made within 24 hours, Guest accepts the Property ‘as-is’ upon arrival. During the rental period, Guests will be responsible for keeping the Property clean and in good condition. Guest is charged a cleaning fee, plus applicable taxes, at the time of booking. This fee is charged on top of the nightly rate and covers the cost of general cleaning of the Property after the Guest has checked out. The cleaning fee does not cover the costs of extensive or deep cleaning required as a result of abuse by the Guest, the rental party, or visitors. Excessive dirt and trash, furniture stains, carpet stains, or other damage will result in additional charges. Daily housekeeping services are not included in the nightly rate nor the cleaning fee.
Animals/Pets -
With prior approval, Guests are allowed to have a maximum of two (2) pet(s)/animals weighing no more than fifty (50) lbs each at the Property during the reservation. Contact the Property Owner with regards to exceptions on weight limits. Guest must sign the pet agreement prior to arrival. Only non-aggressive breeds of dogs, domestic cats, and caged birds are allowed on the property. Other types of pet(s)/animals are not permitted in and around the Property at any time. A non-refundable pet fee will be added to the reservation. This fee is used to cover additional cleaning, fur removal, deodorization, and other pet-related matters. Guest may incur additional charges to cover damages caused by the pet(s) that fall outside of normal wear and tear such as damaged doors, walls, or flooring. If damages require extensive, the Guest will be responsible for lost revenue until repairs are complete. Failure to receive prior approval could result in an immediate cancelation of your reservation and eviction from the Property, as well as forfeiture of any monies paid to include any deposits. If Guest brings a pet(s)/animal without approval, or there is any evidence of pet(s)/animals, this Agreement will be terminated, and the Guest will be instructed to immediately vacate the Property and Guest payments will be forfeited to the owner. Additionally, the guest will be charged a deep cleaning fee of $450 USD. The Property Owner also reserves the right to invoice the Guest for any additional costs and damages that may have been caused by an unapproved pet within the property. For further guidance about bringing pets to the property please refer to the Pet Agreement. Guest assumes full responsibility and liability for their pet(s)/animal and understands that the Property Owner shall have no liability from accidents, injuries, loss, or death that may result from the proper or improper care of the pet(s). Guest agrees to hold the Property Owner harmless from any liability arising from their pet(s)’ actions.
Check-Out Procedures -
Guest is responsible for completing check-out procedures. Check-out procedures include taking out all trash, securing all doors and windows, and leaving the unit clean, damage-free and in good shape for the next Guest. Any extra cleaning or excessive trash removal will be billed to tenant at a minimum fee of $50 USD.
Parties -
Parties and large gatherings are NOT permitted at this Property. Any special occasions such as weddings, receptions, family reunions, or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to advanced approval. Prom parties, fraternity or sorority parties, graduation parties, etc. are not allowed at any time.
Smoking -
SMOKING AND VAPING IS STRICTLY FORBIDDEN IN, OR WITHIN 25 FEET OF, THE PROPERTY. Evidence of smoking, such as the smell of cigarette or cigar smoke, vaping, or marijuana inside the home by the cleaning crew is sufficient basis to charge the Guest for smoke cleanup and deodorizing, AC ducts cleaning, and filters replacement, and furniture cleaning. This type of cleanup is expensive, and Guest is liable for the deep cleaning costs incurred. Guest will be charged a fee of $500 USD if there is evidence of smoking in the Property. Guest also must comply with any and all smoking restrictions in or around the Common Areas or Common Facilities.
Parking -
Guests are permitted to park in the garage, driveway, or in the designated parking areas located throughout the community. Any illegally parked cars may be subject to towing and/or fines at the vehicle owner’s expense.
Condition of Property -
The Property Owner has, to the best of their ability, given an accurate description of the property and its condition. The cleaning staff have cleaned and sanitized the Property before your occupancy. Guest understands that the Property is reserved "sight unseen." The Property is routinely checked for deficiencies and damage. Operation failures of certain extra amenities, such as TVs, cable, games, or the Internet and Wi-Fi service are not a basis for any refund. Property Owner will make every effort to have these items repaired as soon as possible but does not guarantee that they will be repaired during Guest’s occupancy. If Guest notices any problems, hazardous/unsafe conditions, housekeeping issues, or maintenance issues, please notify the Property Owner immediately upon check-in. The Property Owner will do their best to attend to the problems but may not be able to address everything immediately, especially over holidays and weekends. If the Property Owner does not receive notification of issues/problems within 24 hours of check-in, the Property Owner shall assume the Guest has conducted their inspection and found the Property and its furnishing to be in good and working condition. Refunds may not be offered if deficiencies are not reported within 24 hours of check-in. Guest hereby acknowledges that if the Property has access to shared amenities, the repair and maintenance of such shared amenities may not be within the Property Owner’s responsibility or control. Guest agrees to hold the Property Owner harmless from any liability for the condition of the house.
Mechanical Failure -
Property Owner attempts to properly maintain the Property at all times. While all electrical and mechanical equipment within the Property is in good working order, Property Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Property Owner immediately. Property Owner will make every reasonable effort to have repairs done quickly and efficiently. Guest will allow Property Owner, or an agent of the Property Owner, access to the Property for purposes of repair and inspection. Property Owner is not responsible for any inconvenience that may occur and no refunds or rent reductions will be made due to failure of such items.
Illegal Use -
Guest shall use the Property for legal purposes only and any other non-legal use, such as but not limited to, illegal drug use and distribution, abuse of any person, harboring fugitives, parties and/or large gatherings, etc. shall cause termination of this Agreement with no refund of rents or deposits and immediate eviction. Guest will not use the Property in an immoral or offensive manner nor violate any law or ordinance.
Firearms -
The Guest, persons in their rental party, and visitors are not allowed to keep firearms, explosives, combat knives, bows, and other weapons in the Property. Violation of this term shall be grounds for immediate termination of this Agreement and immediate eviction from the Property.
Fireworks -
Guest agrees that fireworks and other hazardous materials shall not be used in or around the Property. Violation of this term shall be grounds for immediate termination of this Agreement and immediate eviction from the Property.
Utilities -
Electricity, water, cable, and internet will be provided by the Property Owner. Cable TV is provided and service level has been chosen by the Property Owner. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
Child Proofing -
Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children on the Property. These risks are not limited to, but include, falling down the steps, access to the pool, adjacent street, cleaning supplies, and plants in the house, patio, and street that might be poisonous if ingested. THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF THE GUEST OR CARETAKERS OF ANY CHILDREN ON THE PROPERTY.
Furnishings -
The Property is fully furnished to include appliances. Furnishings are subject to change without notice. The Guest is responsible for taking good care of the furniture, furnishings, appliances, and anything else inside and outside of the Property. Guest is not permitted to alter the wiring of any television, audio, or gaming equipment. Furniture, bedding, kitchen equipment, linen/towels, utensils, or any other property supplied with the Property must not be taken out or transferred from one property to another. These items are owned by the Property Owner and are part of this Agreement. The Property will be inspected after Guest’s departure. Loss of any items within the Property or damage to the Property or furnishings in excess of normal wear and tear caused by the Guest, persons in their rental party, or visitors the during the rental period may be charged to Guest.
Quiet Enjoyment -
The Guests and their rental party shall be good neighbors respecting the rights of the surrounding Property Owners and Visitors. Neither Guests, persons in their rental party, nor their Visitors shall create noise or disturbances likely to disturb or annoy the surrounding Property Owners or Visitors. Creating an ongoing disturbance of the above nature shall be grounds for immediate termination of this Agreement and immediate eviction from the Property. Quiet hours start at 11:00PM local time where indoor and outdoor noise should be kept to a minimum. Quiet hours end at 8:00AM local time.
Force Majeure -
In the event your stay at the Property becomes impossible for any reason outside the Property Owner’s control, including natural disasters, fire, evacuation orders, extended power or other utility outage (lasting more than one day), severe weather, destruction of or severe damage to the property, or other acts of government agencies, the Property Owner may choose to cancel your reservation and issue a partial or full refund or booking credit of the amounts paid. Property Owner is not responsible for the relocation of Guest should the house become non-habitable due to acts of God, such as wildfire, floods, tornadoes, earthquakes and natural disasters, and Property Owner is not liable for the costs of finding an alternative accommodation or for damages because alternative accommodation cannot be found. You and your rental party must comply with any mandatory evacuation order. If a mandatory evacuation order is issued by state or local authorities, Guest shall be entitled to a prorated refund for each night Guest is unable to occupy the Property. Guest is encouraged to purchase trip insurance that would protect from monetary loss resulting from such events.
No refund or credit is due (or will be made) to Guest for inclement weather unless the Property Owner initiates the cancellation. The Guest shall not receive a refund due to a shortened stay and/or poor experience or unmet expectations that resulted from unfavorable weather conditions.
Insurance -
Guest is encouraged to purchase traveler insurance in case of unforeseen circumstances, accidents, or other issues that may prohibit Guest from traveling or fulfilling rental terms. Additionally, the Guest’s personal property is not covered by the Property Owner’s insurance policy against loss, theft, and negligence.
Possessions -
Guest must contact the Property Owner within 72 hours after departure to inquire about items left behind in the Property. Items left behind by Guest will be held for the Guest and every reasonable effort will be made to contact the Guest for return. The Property Owner shall not be held liable for condition of said items. If items are not claimed within three (3) business days of contact from the Property Owner, the items shall become the property of the Property Owner. If Guest request to have items returned to them, Guest shall be responsible for the trip fee ($50 USD), shipping, handling, and packaging costs.
Subletting -
Subletting is not allowed. The Guest agrees not to assign or sublet the Property or any part of it and shall not assign any interest (in whole or part) to this Agreement or any rights hereunder.
Repairs/Damage -
The Property Owner will delivery Property in clean and working order. Guest shall maintain the Property in a good, clean, and ready to rent condition except for normal final service cleaning and laundering of bed linens and towels. Even in cases where a cleaning fee is charged, Guest is expected to leave the Property in a clean, neat, and orderly condition and respect the Property Owner’s requests regarding check-out procedures (attached to this Agreement). Guests shall pay for maintenance and repairs should the Property be left in a lesser condition. Guest agrees that the Property Owner shall deduct costs of said services from the security/damage deposit prior to its return if Guests cause damage to the Property or its furnishings. Guest may be responsible and liable to Property Owner for damages in excess of the security deposit for damages or loss caused by the Guest, their rental part, or their visitors.
Access -
Guest shall allow Property Owner, or agents of the Property Owner, access to the Property in case of an emergency; for purposes of repair, inspection, maintenance; to supply necessary or agreed service; or upon central alarm events (i.e., smoke, fire, low temperature, or break-in) or if Property Owner has a reasonable belief that there is any imminent danger to any person or property. Property Owner, or agents of the Property Owner, shall exercise the right of access in a reasonable manner by giving at least 12 hours’ notice prior to entry (unless in case of emergency). Violation of this clause by Guest is a default under terms of this agreement and Guest shall be responsible for any costs of enforcing this clause or damages resulting from limitation to access contrary to this clause.
Falsified Bookings -
If your booking was made under false pretense, including, but not limited to, a falsified name, age, or size of party, you will be subject to immediate cancellation of your reservation, termination of this Agreement, removal from the Property, and forfeiture of all amounts paid.
Violations -
If Guest or any member of the Rental Party violates any of the terms of this Agreement, including but not limited to maximum occupancy, visitors and rental rules and restrictions, Property Owner may evict Guest and the Rental Party from the Property and Guest will forfeit all rent.
Liability -
Guests shall hereby indemnify and hold harmless the Property Owner for any liabilities, damages, costs, expense, suits, or actions whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Property, including, but not limited to, any claim or liability for personal injury, damage, fines, penalties, loss of personal belongings, or theft of property, which is made, incurred, or sustained by you and/or anyone using the Property during your stay. You and anyone using the Property during your stay accepts and assumes all risks involved in or related to the use of third-party transportation vendors, the pool/hot tub, activities participated in while on the Property, or amenities provided at the Property, as applicable. Guest agrees to assume the risk of harm arising from use of the Property or amenities provided by the Property. Property Owner is not responsible for loss of or damage to personal belongings or valuables belonging to the Guest, any member of the rental party, or any of the Guest’s visitors. Guest expressly recognize that any insurance for property damage or loss which the Property Owner may maintain on the Property does not cover the personal property of Guests, and that Guests should purchase their own insurance for if such coverage is desired.
General Terms -
If any section, clause, paragraph, or term of the Rental Agreement is held or determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs herein shall be severed and remain in force and effect. This Agreement shall be binding on and inure to the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and assignees. This Agreement or any rights hereunder may not be assigned (in whole or part) by you. This Agreement is taken in full compliance with federal, state, and local Fair Housing Laws, without regard to race, color, religion, sex, country of origin, handicap, or familial status. This Agreement becomes binding you’re your signature and receipt of your initial payment.

When you are feeling feel the gaming urge come on, there is an Xbox Series S, PlayStation 5, and Arcade 1Up game table set up in the living room for a little competitive gameplay.
PERSONAL CARE: When it's time to refresh, we provide a variety of personal care products for your in-home spa session. We provide our guests with complimentary hotel-sized green tea scented shampoo, conditioner, body wash, body lotion, and bar soap.
LAUNDRY: We have unscented laundry detergent for our guests to use in case they need to do a laundry during their stay. There is a drying rack for your delicates that cannot go into the dryer. In case you need a quick press, we provide our guests with an iron and ironing board.
KID-FRIENDLY: The littles need amenities too! We offer highchairs and kid-friendly utensils so they can join the dinner party. When it's time to rest and recharge, there is a 4moms play yard that sets up in seconds. Additionally, we have a portable changing table to save your back during diaper change sessions. There is a baby monitor to keep an eye on your little one while they sleep and baby proofing items to keep them safe (i.e., outlet covers, cabinet locks, and doorknob covers).
PARKING: Rest assured that you will not have to fight for parking while you are here. Guests will have full access to the one-car garage which means you can stay dry from the spontaneous Florida rain showers. There is a driveway that can accommodate one additional car and, in the event that you need more options, there are a few parking spaces very close to the house.
RESORT PERKS: Grab a beach towel and layout in the cabana shaded from the sun as you relax by the pool. If you want to work off some of your extra energy or release tension, pop into the fitness center. These amenities are included for NO additional cost.

Guest access
Guests will have access to the entire home with the exception of the owner's closet and the storage closet. No shared spaces.

With approval from the Property Owner, Guests are allowed to have a maximum of two (2) pets weighing no more than fifty (50) lbs each at the Property during the reservation. Guest will be charged an additional non-refundable pet fee at the time of booking.
PET FEE: $75 per reservation
**Please note that reservations made on behalf of someone else violate the platform's terms of service. We kindly ask that you do not book our property if you will not personally be staying in the home for the duration of the reservation.
RENTAL AGREEMENT
Occupancy -
The maximum number of occupants is limited to the number provided in the property listing. For clarification, this number applies to all overnight guests, including children. Occupancy over the indicated capacity may result in the immediate termination of this Agreement and removal of you, other members of your rental party, and visitors from the Property, as well as forfeiture of all amounts paid unless otherwise approved by the Property Owner. By signing this agreement, you acknowledge that you are responsible for the conduct of all persons you invite or allow to remain on or in the property during the dates of this reservation. Your reservation is confirmed for only the number of guests listed on your confirmation.
Rental Period, Check-In, and Property Access -
The Property will be ready for Guest’s occupancy beginning at 4:00 PM (1600) local time on the Arrival Date and the Property must be vacated by 10:00 AM (1000) local time on the checkout date, unless otherwise agreed by the Property Owner. In some instances, the Property Owner may be able to accommodate an early check-in request. Early check-in requests should be sent via an electronic communication channel (i.e., chat, SMS, email, etc.) or via the booking platform. Property Owner will provide Guest with a code to enter the community gate and a unique code to access the Property. Any attempt to access a locked area within the Property is just cause for immediate termination of this Agreement, forfeiture of all rent paid, and Guest will be liable for any missing items or damage.
Late Check-Out -
Approval of late checkout is dependent upon availability. Late checkout requests must be received 24 hours prior to your departure time. Requests should be sent via an electronic communication channel (i.e., chat, SMS, email, etc.), the booking platform, or via the display guide located in the Property. If a Guest requests a late check-out beyond the maximum extension (4 hours), they will be charged an additional fee of 50 percent of the nightly rate for the day.
If a Guest does not request a late check-out and does not vacate the property by the designated check-out time, an additional fee of 50 percent of the nightly rate plus 50 percent of the cleaning fee will be charged. If a Guest has not vacated the property within two (2) hours of their designated check-out time, this will constitute holding over.
Holding Over -
Guest is hereby put on notice and understands, that holding over of the property past the stated rental period could severely jeopardize the Property Owner’s business and cause loss of rental income from other oncoming booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force the Property Owner to breach an agreement with incoming Guest(s) who have reservations during Guest's unauthorized "holding over" period. In the event the Guest does not vacate the Property this could create a legal liability for the Property Owner to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of the Property, which may entitle Property Owner to treble damages in any unlawful detained action. Guest also recognizes the unauthorized holding over could be grounds in court as a cause of action for intentionally interfering with Property Owner’s prospective business advantage. If Guest shall continue to occupy the Property after Check-out Date, the Guest shall pay all damages arising out of holdover including but not limited to costs of defaults or displacement to subsequent guests. Additionally, Guest shall pay Property Owner the greater of double the Guest’s current rent or double the rent for the subsequent time period at the advertised rate, whichever is greater. In addition, Property Owner will charge $100 USD per hour for every hour past the designated check-out time.
Extensions -
Approval of extensions is dependent on availability. Extensions to the rental period are granted if the property is available and the Guest submits their request for an extension via the booking platform 24 hours prior to Check-out Date. Additional nights are charged at the advertised nightly rate for the dates requested. An extension will constitute a new rental period and any application of discounts and/or promotions will not retroactively count toward the prior stay. All other terms and conditions of this Agreement will remain in effect for the new rental period.
Eviction -
Property Owner, or agents of the Property Owner, have the right to enter the Property when Guest has abandoned or left the Property or when eviction is necessary due to breach of this Agreement. ALL guests, members of the rental party, and visitors must vacate the Property within sixty (60) minutes of receiving the eviction notification. Verbal notification of eviction is permitted. If Guests are present when the Property Owner or agent arrives, up to sixty (60) minutes will be allotted to immediately remove all personal property and exit the Property. If Guests are not present or personal property is not removed within sixty (60) minutes, the Property Owner or agent will photograph, inventory, and store said property at the expense of the Guest. Charges in excess of the eviction fee may apply if items are required to be removed by the Property Owner or agent. The primary Guest must claim any stored personal property within three (3) days. If not claimed, the personal property will be sold, donated, or disposed.
Rental Rules -
Guest agrees to abide by the House Rules at all times while at the Property and shall cause all members of the rental party and visitors to abide by these rules at all times while at the Property. Please review the House Rules carefully, as violation(s) may result in additional fees and/or the immediate removal of you and other members of your rental party from the Property, without refund. Further, violation of any law or ordinance by any individual at the Property during your reservation will result in the immediate removal of Guest and other members of rental party from the Property without refund.
Use and Care -
Guest will use the furnished house in a legal, safe, reasonable, and clean manner without causing intentional damage to the Property or its furnishing. Guest expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guest does not intend to make the Property a residence or household. This Agreement is only for the licensed use of the Property for the approved reservation dates. It is expressly understood and agreed that this is a short-term Property and is not a lease or other long-term residential tenancy agreement. This Agreement creates no rental rights to the Guest, anyone in the rental party, nor visitors and no rights to renewal or for recurring usage. Guest agrees that they will be present at the Property for the entire duration of the reservation and that they will be responsible for the actions and behavior of each person present at the Property during the rental period; this includes ensuring each individual in your rental party or otherwise present at the Property is aware of and in compliance with the terms identified in this Agreement. Guest acknowledges that use of the Property and amenities such as pools, fitness equipment, play areas, and the like may be potentially dangerous and involve risks if improperly used, particularly with regards to children and such use is at Guest’s own risk. Guest should leave the Property in the same condition as it was found at check-in and promises to leave the Property in good repair.
Association/Community Rules and Regulations -
Guest, members of the rental part, and visitors of the Guest agree to abide by the Fountains at Champions Gate Townhomes Owners Association Rules and Regulations of and any other restrictions imposed by the Property Owner, see House Rules attached, at all times while on the Property.
Cleaning -
The Property is delivered to the Guest in a professionally cleaned condition. Guest is required to check the Property for cleanliness and to report, within 24 hours, if any discrepancy is noticed. If no report is made within 24 hours, Guest accepts the Property ‘as-is’ upon arrival. During the rental period, Guests will be responsible for keeping the Property clean and in good condition. Guest is charged a cleaning fee, plus applicable taxes, at the time of booking. This fee is charged on top of the nightly rate and covers the cost of general cleaning of the Property after the Guest has checked out. The cleaning fee does not cover the costs of extensive or deep cleaning required as a result of abuse by the Guest, the rental party, or visitors. Excessive dirt and trash, furniture stains, carpet stains, or other damage will result in additional charges. Daily housekeeping services are not included in the nightly rate nor the cleaning fee.
Animals/Pets -
With prior approval, Guests are allowed to have a maximum of two (2) pet(s)/animals weighing no more than fifty (50) lbs each at the Property during the reservation. Contact the Property Owner with regards to exceptions on weight limits. Guest must sign the pet agreement prior to arrival. Only non-aggressive breeds of dogs, domestic cats, and caged birds are allowed on the property. Other types of pet(s)/animals are not permitted in and around the Property at any time. A non-refundable pet fee will be added to the reservation. This fee is used to cover additional cleaning, fur removal, deodorization, and other pet-related matters. Guest may incur additional charges to cover damages caused by the pet(s) that fall outside of normal wear and tear such as damaged doors, walls, or flooring. If damages require extensive, the Guest will be responsible for lost revenue until repairs are complete. Failure to receive prior approval could result in an immediate cancelation of your reservation and eviction from the Property, as well as forfeiture of any monies paid to include any deposits. If Guest brings a pet(s)/animal without approval, or there is any evidence of pet(s)/animals, this Agreement will be terminated, and the Guest will be instructed to immediately vacate the Property and Guest payments will be forfeited to the owner. Additionally, the guest will be charged a deep cleaning fee of $450 USD. The Property Owner also reserves the right to invoice the Guest for any additional costs and damages that may have been caused by an unapproved pet within the property. For further guidance about bringing pets to the property please refer to the Pet Agreement. Guest assumes full responsibility and liability for their pet(s)/animal and understands that the Property Owner shall have no liability from accidents, injuries, loss, or death that may result from the proper or improper care of the pet(s). Guest agrees to hold the Property Owner harmless from any liability arising from their pet(s)’ actions.
Check-Out Procedures -
Guest is responsible for completing check-out procedures. Check-out procedures include taking out all trash, securing all doors and windows, and leaving the unit clean, damage-free and in good shape for the next Guest. Any extra cleaning or excessive trash removal will be billed to tenant at a minimum fee of $50 USD.
Parties -
Parties and large gatherings are NOT permitted at this Property. Any special occasions such as weddings, receptions, family reunions, or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to advanced approval. Prom parties, fraternity or sorority parties, graduation parties, etc. are not allowed at any time.
Smoking -
SMOKING AND VAPING IS STRICTLY FORBIDDEN IN, OR WITHIN 25 FEET OF, THE PROPERTY. Evidence of smoking, such as the smell of cigarette or cigar smoke, vaping, or marijuana inside the home by the cleaning crew is sufficient basis to charge the Guest for smoke cleanup and deodorizing, AC ducts cleaning, and filters replacement, and furniture cleaning. This type of cleanup is expensive, and Guest is liable for the deep cleaning costs incurred. Guest will be charged a fee of $500 USD if there is evidence of smoking in the Property. Guest also must comply with any and all smoking restrictions in or around the Common Areas or Common Facilities.
Parking -
Guests are permitted to park in the garage, driveway, or in the designated parking areas located throughout the community. Any illegally parked cars may be subject to towing and/or fines at the vehicle owner’s expense.
Condition of Property -
The Property Owner has, to the best of their ability, given an accurate description of the property and its condition. The cleaning staff have cleaned and sanitized the Property before your occupancy. Guest understands that the Property is reserved "sight unseen." The Property is routinely checked for deficiencies and damage. Operation failures of certain extra amenities, such as TVs, cable, games, or the Internet and Wi-Fi service are not a basis for any refund. Property Owner will make every effort to have these items repaired as soon as possible but does not guarantee that they will be repaired during Guest’s occupancy. If Guest notices any problems, hazardous/unsafe conditions, housekeeping issues, or maintenance issues, please notify the Property Owner immediately upon check-in. The Property Owner will do their best to attend to the problems but may not be able to address everything immediately, especially over holidays and weekends. If the Property Owner does not receive notification of issues/problems within 24 hours of check-in, the Property Owner shall assume the Guest has conducted their inspection and found the Property and its furnishing to be in good and working condition. Refunds may not be offered if deficiencies are not reported within 24 hours of check-in. Guest hereby acknowledges that if the Property has access to shared amenities, the repair and maintenance of such shared amenities may not be within the Property Owner’s responsibility or control. Guest agrees to hold the Property Owner harmless from any liability for the condition of the house.
Mechanical Failure -
Property Owner attempts to properly maintain the Property at all times. While all electrical and mechanical equipment within the Property is in good working order, Property Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Property Owner immediately. Property Owner will make every reasonable effort to have repairs done quickly and efficiently. Guest will allow Property Owner, or an agent of the Property Owner, access to the Property for purposes of repair and inspection. Property Owner is not responsible for any inconvenience that may occur and no refunds or rent reductions will be made due to failure of such items.
Illegal Use -
Guest shall use the Property for legal purposes only and any other non-legal use, such as but not limited to, illegal drug use and distribution, abuse of any person, harboring fugitives, parties and/or large gatherings, etc. shall cause termination of this Agreement with no refund of rents or deposits and immediate eviction. Guest will not use the Property in an immoral or offensive manner nor violate any law or ordinance.
Firearms -
The Guest, persons in their rental party, and visitors are not allowed to keep firearms, explosives, combat knives, bows, and other weapons in the Property. Violation of this term shall be grounds for immediate termination of this Agreement and immediate eviction from the Property.
Fireworks -
Guest agrees that fireworks and other hazardous materials shall not be used in or around the Property. Violation of this term shall be grounds for immediate termination of this Agreement and immediate eviction from the Property.
Utilities -
Electricity, water, cable, and internet will be provided by the Property Owner. Cable TV is provided and service level has been chosen by the Property Owner. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
Child Proofing -
Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children on the Property. These risks are not limited to, but include, falling down the steps, access to the pool, adjacent street, cleaning supplies, and plants in the house, patio, and street that might be poisonous if ingested. THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF THE GUEST OR CARETAKERS OF ANY CHILDREN ON THE PROPERTY.
Furnishings -
The Property is fully furnished to include appliances. Furnishings are subject to change without notice. The Guest is responsible for taking good care of the furniture, furnishings, appliances, and anything else inside and outside of the Property. Guest is not permitted to alter the wiring of any television, audio, or gaming equipment. Furniture, bedding, kitchen equipment, linen/towels, utensils, or any other property supplied with the Property must not be taken out or transferred from one property to another. These items are owned by the Property Owner and are part of this Agreement. The Property will be inspected after Guest’s departure. Loss of any items within the Property or damage to the Property or furnishings in excess of normal wear and tear caused by the Guest, persons in their rental party, or visitors the during the rental period may be charged to Guest.
Quiet Enjoyment -
The Guests and their rental party shall be good neighbors respecting the rights of the surrounding Property Owners and Visitors. Neither Guests, persons in their rental party, nor their Visitors shall create noise or disturbances likely to disturb or annoy the surrounding Property Owners or Visitors. Creating an ongoing disturbance of the above nature shall be grounds for immediate termination of this Agreement and immediate eviction from the Property. Quiet hours start at 11:00PM local time where indoor and outdoor noise should be kept to a minimum. Quiet hours end at 8:00AM local time.
Force Majeure -
In the event your stay at the Property becomes impossible for any reason outside the Property Owner’s control, including natural disasters, fire, evacuation orders, extended power or other utility outage (lasting more than one day), severe weather, destruction of or severe damage to the property, or other acts of government agencies, the Property Owner may choose to cancel your reservation and issue a partial or full refund or booking credit of the amounts paid. Property Owner is not responsible for the relocation of Guest should the house become non-habitable due to acts of God, such as wildfire, floods, tornadoes, earthquakes and natural disasters, and Property Owner is not liable for the costs of finding an alternative accommodation or for damages because alternative accommodation cannot be found. You and your rental party must comply with any mandatory evacuation order. If a mandatory evacuation order is issued by state or local authorities, Guest shall be entitled to a prorated refund for each night Guest is unable to occupy the Property. Guest is encouraged to purchase trip insurance that would protect from monetary loss resulting from such events.
No refund or credit is due (or will be made) to Guest for inclement weather unless the Property Owner initiates the cancellation. The Guest shall not receive a refund due to a shortened stay and/or poor experience or unmet expectations that resulted from unfavorable weather conditions.
Insurance -
Guest is encouraged to purchase traveler insurance in case of unforeseen circumstances, accidents, or other issues that may prohibit Guest from traveling or fulfilling rental terms. Additionally, the Guest’s personal property is not covered by the Property Owner’s insurance policy against loss, theft, and negligence.
Possessions -
Guest must contact the Property Owner within 72 hours after departure to inquire about items left behind in the Property. Items left behind by Guest will be held for the Guest and every reasonable effort will be made to contact the Guest for return. The Property Owner shall not be held liable for condition of said items. If items are not claimed within three (3) business days of contact from the Property Owner, the items shall become the property of the Property Owner. If Guest request to have items returned to them, Guest shall be responsible for the trip fee ($50 USD), shipping, handling, and packaging costs.
Subletting -
Subletting is not allowed. The Guest agrees not to assign or sublet the Property or any part of it and shall not assign any interest (in whole or part) to this Agreement or any rights hereunder.
Repairs/Damage -
The Property Owner will delivery Property in clean and working order. Guest shall maintain the Property in a good, clean, and ready to rent condition except for normal final service cleaning and laundering of bed linens and towels. Even in cases where a cleaning fee is charged, Guest is expected to leave the Property in a clean, neat, and orderly condition and respect the Property Owner’s requests regarding check-out procedures (attached to this Agreement). Guests shall pay for maintenance and repairs should the Property be left in a lesser condition. Guest agrees that the Property Owner shall deduct costs of said services from the security/damage deposit prior to its return if Guests cause damage to the Property or its furnishings. Guest may be responsible and liable to Property Owner for damages in excess of the security deposit for damages or loss caused by the Guest, their rental part, or their visitors.
Access -
Guest shall allow Property Owner, or agents of the Property Owner, access to the Property in case of an emergency; for purposes of repair, inspection, maintenance; to supply necessary or agreed service; or upon central alarm events (i.e., smoke, fire, low temperature, or break-in) or if Property Owner has a reasonable belief that there is any imminent danger to any person or property. Property Owner, or agents of the Property Owner, shall exercise the right of access in a reasonable manner by giving at least 12 hours’ notice prior to entry (unless in case of emergency). Violation of this clause by Guest is a default under terms of this agreement and Guest shall be responsible for any costs of enforcing this clause or damages resulting from limitation to access contrary to this clause.
Falsified Bookings -
If your booking was made under false pretense, including, but not limited to, a falsified name, age, or size of party, you will be subject to immediate cancellation of your reservation, termination of this Agreement, removal from the Property, and forfeiture of all amounts paid.
Violations -
If Guest or any member of the Rental Party violates any of the terms of this Agreement, including but not limited to maximum occupancy, visitors and rental rules and restrictions, Property Owner may evict Guest and the Rental Party from the Property and Guest will forfeit all rent.
Liability -
Guests shall hereby indemnify and hold harmless the Property Owner for any liabilities, damages, costs, expense, suits, or actions whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Property, including, but not limited to, any claim or liability for personal injury, damage, fines, penalties, loss of personal belongings, or theft of property, which is made, incurred, or sustained by you and/or anyone using the Property during your stay. You and anyone using the Property during your stay accepts and assumes all risks involved in or related to the use of third-party transportation vendors, the pool/hot tub, activities participated in while on the Property, or amenities provided at the Property, as applicable. Guest agrees to assume the risk of harm arising from use of the Property or amenities provided by the Property. Property Owner is not responsible for loss of or damage to personal belongings or valuables belonging to the Guest, any member of the rental party, or any of the Guest’s visitors. Guest expressly recognize that any insurance for property damage or loss which the Property Owner may maintain on the Property does not cover the personal property of Guests, and that Guests should purchase their own insurance for if such coverage is desired.
General Terms -
If any section, clause, paragraph, or term of the Rental Agreement is held or determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs herein shall be severed and remain in force and effect. This Agreement shall be binding on and inure to the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and assignees. This Agreement or any rights hereunder may not be assigned (in whole or part) by you. This Agreement is taken in full compliance with federal, state, and local Fair Housing Laws, without regard to race, color, religion, sex, country of origin, handicap, or familial status. This Agreement becomes binding you’re your signature and receipt of your initial payment.
