Hi! I live abroad with my family and as much as I wanted to greet you upon check-in I won't be able to do so.
We do not meet up with a guest, we only provide keyless entry to the unit using the Smart Lock app.
It is also our HOME when we are in the PH, please be respectful of the property and keep it clean before you leave. Thank you!

For us to do so, we would appreciate it if you will take the time to read our house rules and agree to them within 48 hours of your booking. If for some reason you feel that you cannot comply with our house rules, you will have the opportunity to cancel the booking penalty-free as we have a Firm Cancellation Policy:

A penalty of Php 10,000 will be imposed for violators and extra cleaning fees to remove odor and stains will be charged to the guest.

The maximum property capacity is 4 pax. Visitors are allowed to come in but not the sleepover.
--PETS ARE NOT ALLOWED
--Cooking is allowed and free to use all-inclusive kitchenware provided, but please avoid cooking food with strong odor/aroma as the smell lingers on for days.
--ALERT US IMMEDIATELY IF ANYTHING BREAKS
We may not be able to fix it for the next guest if you don't tell us right away.
--Please RESPECT OUR NEIGHBORS by refraining to play loud music / loud voices. (Admin office does charge a Violation ticket worth Php1,000 to be paid upfront to security if occurs)

Other unit owners in S residences have car park spaces for rent which we may inquire on your behalf depending on their availability and with an advance reservation fee ranging from *450-500 for 22 hrs in S residences requiring a copy of your driving license and car plate number.

Please note this requirements before Booking** - Soft Copy of 1 valid ID (Must be submitted after booking) - Only Registered Guest with submitted ID are allowed to enter the unit. - Unregistered Guest / Visitors not allowed.
NOTE: Other than providing the soft copy for admin approval, On the day of check-in a hardcopy of your ID will be requested in the lobby reception before you can proceed in the unit. Don't forget to claim it back upon check-out.

Fresh bedding and towels are provided once per booking.

If ever you'll be using any amenities, like the swimming pool, present your approved visitors pass and pay the fees to the Admin.

ADDITIONAL RULES FOR MAINTAINING THE UNIT “as is”
1. Switch on the Main Breaker, see the picture reference below as the proper switch position of the circuit breaker.
2. Do not use the induction cooker when the plates are wet, it will trigger the insulation resistance to drop to a low level, which would prevent the motor from operating, and may cause a short circuit.
3. Cooking oil should not be thrown down the drain because it can block drainage pipes. Fats and cooking oil get hard after they are cooled down. So, throwing these down the drain would block the drain pipe.
4. Be extra careful with the wall mirrors, if one mirror breaks... other mirrors might break also (on top & beside it) if we try to chip off the broken one.
5. Be cautious in utilizing water & electricity; turn off AC, TV, and light if not in use and or if going outside the unit. For a long period stay like a month's stay, anything over 3,000 PHP in the Meralco bill will be shouldered by the staying guest/s.
6. Keep linens & towels STAINED FREE. In the event, a stain occurs a fine of Php 1000/per stain will be deducted from the deposit to restore its original form.
7. Do not hang to dry any clothes outside the balcony, if penalized by the admin the amount will be deducted from the security deposit.
8. I expect our guests to treat the place as if it's their own home.
