Our homes are designed for people who are starting a new chapter of life in NYC. This private room in Woodside is ideal as your first accommodation for your job or studies.

The space
This is a shared apartment intended for longer-term residents who value stability and a respectful living environment. Many of our guests start with an initial stay of a few months and extend once they feel settled. To maintain a stable and comfortable living environment, priority is given to guests who plan to stay longer term. If your plans are fixed to exactly one month with no flexibility, this may not be the best fit even if dates appear available.

The building is 7 min from 7 train 40 St and 46 St stations on foot.

*Located in the attic of a townhouse. You may feel dark during the day since there is only a tiny window in the ensuite bathroom connected to the outside of the house.

Room features:
・283 sq. ft., with a west- facing window
・hardwood floors
・two huge closets
・full size bed, desk, chair, trash bin
・suitable for couples or up to 2 people
・comforter, pillow, mattress and bed sheets are provided

Kitchen features (shared):

Daily essentials such as toilet paper, dish soap, hand soap, and basic cleaning supplies are provided for you and the other housemates. The location is conveniently close to subway and bus stops, with several supermarkets, laundromats, and restaurants nearby.

You’ll be sharing with other guests/housemates; we encourage a clean and respectful home environment. Safe and very convenient and quiet neighborhood.

Availability & pricing:
We appreciate your inquiry for availability prior to your booking request. Sometimes our listings are not available to book although they show "available" in the calendar because many of our current guests extend monthly. Currently, we can only accept booking requests with a check-in date within 30 days from today. (e.g. We can start accepting a booking for Nov 1st check-in from Oct 2nd)

Our initial pricing reflects an introductory rate to support your move in period. The rates may be gradually adjusted as we hold availability for your extensions, or due to seasonality and inflation, toward a more stable long-term rate. If you value continuity and flexibility as your plans evolve, this will likely be a great fit.

Guest access
There is a shared kitchen with kitchenware and a shared living area for all housemates.
Weekly cleaning of the common areas is provided.
We do our best to keep the spaces clean and organized, and our staff visits once a week to clean and take out the garbage.

*Bedroom does not have a lock due to New York regulations. Instead, a chain lock or slide lock is installed inside the door so you can lock it when you are in the bedroom.

*Valuables can be stored in the closet with a lock.

*No towel provided.

Neighborhood highlights

Leaving the busy metropolitan called Manhattan, across the Queensboro bridge, passing the Roosevelt island, Queens welcome you with all that are available in Manhattan but without the craziness and exorbitant price tags.

Located in one of the most peaceful neighborhoods in New York, Sunnyside Gardens Historic District, this unit boasts a highly advantageous location. With only 7 minutes away from the Lowery St station and many cool surrounding coffee shops, the house offers “right at your fingertips” convenience. Not to mention, you are only seconds away from a few of the best ethnic restaurants.

If you are in the mood for some Filipino food, Tito Rad’s Grill is your best bet. Want some Italian, head two blocks to the rustic SoleLuna. Feeling Korean? Sik Gaek will satisfy your urge, especially during the colder period. Wanna save money and have some DIY food at home instead? How about Fresh’n Save for some groceries. There are also many Asian markets. Duane Reader and Rite Aid is also just couple of blocks away to cater to your any need.

With all these at your disposals minus the hubbub of Manhattan, your mind and body will thank you after a long day of work.

Sunnyside Gardens is a designated historic district in NYC

Designated: June 2007

Sunnyside Gardens in Queens was the first “Garden City” development in the United States. Architects Clarence Stein and Henry Wright, along with landscape architect Marjorie Cautley, designed Sunnyside Gardens as a complete community based on a human scale.

Developed between 1924 and 1928, the community includes 1,202 housing units on 77 acres of land. Rows of simplified homes front the street grid, creating a shared landscaped garden space on the interior of each block.

Dear Airbnb guests! Thanks for checking my profile. I manage furnished monthly rentals and co-living spaces in Manhattan, Queens, and Brooklyn with my team members. I have been managing furnished apartments for a decade and have had more than 5,600 guests from 90 countries so far. Please feel free to ask me any questions or requests! *I can speak Japanese as well! Please feel free to contact me in Japanese. Who we are: Our Principles 1) Growing Our Alumni Community: We don’t require any extra/hidden fees to maximize our profits. Instead, our focus is on growing our alumni community. We believe that our services and fair pricing speak for themselves among our guests. Our alumni posted 700+ reviews from 2019 to 2021. What’s more, 80% of the reviews gave us five stars and 97% awarded more than four stars. Our alumni community spans the globe with 87 unique nationalities, and it has been expanding. We look forward to serving all our new guests: our alumni of tomorrow. ‍ ‍2) Transparency. One All-Inclusive Price. That’s What We’re About: There’s no math required. The price for our one-month minimum stay is simple and fair, no matter how long you stay with us. Our one-month price is already competitive (averaging $1,200 to $2,200, with 80% of our 150 rooms under $1,900 per month), compared to others’ discounted prices for three- to six-month stays. In 2020, 50%+ of our customers extended their original stay by a few months. There’s really no substitute for all-inclusive furnished rentals and a co-living environment, with a furnished private room, that’s ready for you on day one. ‍ ‍3) Increasing Value for the Local Property Industry: We provide co-living communities for our guests by helping property owners draw more value from under-managed residential properties. We care about our customer community, of course, but we’re also excited about uniting property owners, vendors, and our team on one digital platform. ‍ ‍4) Privacy Is the Priority: There are no required social events. Our priority is providing privacy, a quiet environment, and security for all our guests. Our team will take care of cleaning the common spaces every week, so that our kitchen/dining areas are always comfortable. But if you want to expand your network or social circle, our office at WeWork offers you day/after-work communities. We just moved our headquarters to the newest WeWork offices in Long Island City, which is easily accessible by all subway lines. ‍5) 10 Years Perfecting the Co-Living Mindset: Our founder started this business in his apartment after he couldn’t find appropriately priced accommodation for his first three months in New York. But our whole team has experienced co-living firsthand, so we understand what the customer feels and will need next. “We live and breathe co-living: first as roommates, and now serving our co-living guests.” ‍ ‍6) A Sustainable Business Model in the Sharing Economy: We won’t invest in luxury buildings like hotels or event spaces. We rent existing empty apartments and townhouses from the owners, put IKEA-type furniture in, and list the clean rooms on multiple digital platforms. We grow by our operational profit base, which comes from guests being charged fair prices and the revenue owners receive. However, what drives our growth is not the number of rooms, but our deep understanding of how to care for guests and rooms 24/7, and the intangible value within them. ‍ ‍7) Our Vision - Making Dreams Come True: CrossOver’s goal is to help our guests achieve their goals and dreams by providing the most affordable and flexible housing environment available. But it doesn’t stop here. Our guests’ dreams are expanding to a variety of locations around the globe, and CrossOver will be right there with them—powering the dreams of residents, landlords, and our staff in the wider world.
