With a queen bed and three high twin bunks, it sleeps five comfortably, all with soft, chemical‑ and dye‑free linens for a restful night. Wake to sunrise views, step onto the porch, and enjoy the natural beauty of ranch life. Nearby rivers and towns like New Braunfels, Seguin, and San Marcos are close by, with Austin and San Antonio about an hour away.

Families love the fully equipped outdoor kitchen, perfect for easy meals and build‑your‑own pizza nights. Enjoy gas and charcoal grills, an electric pizza oven, refrigerator, microwave, coffee, cookware, spices, and dinnerware. A private grilling station is also available, and we’re always happy to help.

Shared amenities offer endless fun: cool off in one of the area’s largest privately owned pools with a slide (open April–November), relax in the year‑round hot tub, enjoy drinks at the poolside bar, or let the kids play in the playhouse and in‑ground trampoline. Wander our easy hiking trail or enjoy indoor games and lighthearted karaoke in the common area.

Gather at the 16‑foot farmhouse table, the bar, or the indoor lounge. End the day around the firepit with cozy family moments and s’mores. For added adventure, ask about our grilling experiences.

While there’s no indoor kitchen, the outdoor kitchen has everything you need: a refrigerator, microwave, 2‑burner electric hot plate, gas and charcoal grills, and an electric pizza oven perfect for family pizza night. We’re always happy to help with grilling.

Guests have access to shared spaces including the covered patio, pool, hot tub, fire pit, and a large farmhouse table for meals and gatherings.

Inside the common area, enjoy a TV, games for all ages, and lighthearted karaoke. Outdoors, kids can explore the playhouse, swings, slide, in‑ground trampoline, and plenty of open space to play.

Please keep in mind that our property is nestled in a rural setting where wildlife naturally coexists with us. You may see or hear creatures such as fire ants, bees, scorpions, snakes, coyotes, hogs, and more while outdoors. On rare occasions, a hornet, ant, scorpion, or grasshopper may find its way inside. This is part of country living, and no refunds will be given for encounters with local wildlife.

Families also enjoy our optional grilling experiences. It's perfect for learning new techniques and creating a fun meal together during your stay.
