Welcome to our lovingly restored 2-bed, 2-bath farmhouse at Simerly Farms, blending modern Appalachian culture & vintage feel. Relax in the formal living, dining rooms, cozy den w/ fireplace, & stocked kitchen. The plant paradise sunroom is perfect for unwinding. Enjoy slow mornings on the farm, serenaded by birdsong, cows, & wind chimes. Located steps from the Tweetsie Trail & just mins from Elizabethton & Johnson City, 25 min to Bristol TN. Enjoy a serene escape with all the comforts of home!

The space
NEW SOFA BEDS ONSITE 6/30. Photos not yet updated professionally. Adding 2 Queen sized sleeper sofas in both the living room and the den.

UPDATE: there is currently some remodeling of a garage near the main farmhouse. Some building materials and debris is expected.

The farmhouse is nestled on 89 acres of farmland, running along the Tweetsie Trail. Enjoy a back yard with apple, plum and pear trees as wild raspberry and blackberry brambles run along side the drive.

Note that this is a working farm, so farm equipment and cattle are expected. Part of the fencing is low-voltage electric, and all guests should avoid touching it. Warning signage is posted. Additionally our home is professionally serviced for pest control quarterly. We would not recommend our home for individuals who may be small animal or insect phobic due to wildlife on the farm. You could encounter regular outside wildlife, such as skunks, opossums, raccoons, dear, bear, bobcats, coyotes, field mice, frogs, snapping turtles and snakes along with farm livestock and farm cats. Spring through summer also brings many lightning bugs, bees and other insects in the fields and back yard. We caution guests not to approach any wildlife. If you have concerns, please notify the host immediately.

Guest access
Guests are free to use entire farmhouse, parking available in drive directly located in front of house. Please do not block farm drive as farm needs change daily.

Other things to note
Please note that laundry is located downstairs in the full basement. Guests responsible for turning off lights. Watch steps as stairs are narrow. Laundry essentials are provided at no additional costs, return laundry product bottles and lids to designated areas. Use basement stairs at own risk. Reflective tape and railing is in place for safety.

The brick fireplace is in working order, and firewood is provided.
