Sleeping a true 6 with 2 Queen Beds and One King, this updated, gorgeous unit awaits. And the freshly repaved patio with new swivel rockers and a teak lounger are the cherries on top, allowing you to enjoy unobstructed ocean views, and the sounds of the marine birds and waves that accompany.
There is also a community sunbathing deck option across the front of the amenity areas, near stairs to beach.
Sunbathe there in one of our new sky blue loungers, or dine al fresco with your travel companions at a table. Stairs to beach just installed have good proximity to unit are so very little schlepping. First floor guests are never entangled with elevators, and can run in quick for the bathroom! Corner status offers views unbroken by patio walls like interior first floor units. Ask about your pet!

Italian leather furniture, Kraft maid cabinets, quartz counters, ample prep space; pantry, enchanting sunrises and relaxation!! Our Zen vibes unit is the most in demand in the building as it sleeps a true 6 with King Master w/ en suite bath & 2 SEPARATE QUEEN BEDS (not twin) in 2nd BR which has its own bath w/tub.

Guest rents entire 2/2 unit. Parking spot for one requires immediate pass on dash which is left on counter in unit, guest spot first come first served marked' reserve' requires pass on dash also . $50 fee per pass for not returning it. This is a fine not the value of the pass.
All amenities are at guest disposal. Stairs right in front of this unit are brand new and offer unencumbered access to beach! Our unit's corner ground pavered patio will give you the feeling of being ON THE SEA as it is literally spitting distance to the water! Common are lounge chairs are a relaxing pretty blue, all brand new on the pool decks, and the wall in between this and the shuffleboard courts make a nice wind shield in chillier weather.
Many mobility challenged clients return to our unit again and again. Let us know if you need a hand shower fixture and we will change it out for you, or a shower bench, walker, we will deliver it . Message us we are happy for any accommodations.

Our building is now blue and off white and pics will be updated soon.
More and more families with tween and up kids are using the shuffle board and having fun. (sign out equipment in clubhouse).
You must wear wrist bands at the pool and to and from beach and in common areas. Please help us keep only the folks who have a legal right to access using our amenities.
ENTIRE UNIT AND COMPLEX EVEN OUTDOORS IS SMOKE AND Vape/E-CIG FREE!!! PATIO TOO!!! No vaping or smoking on private patio either as you will be fined $100; per occurrence deducted from security.
Please do not rent this unit for your underage college or high school kids for Spring Break and pretend you are going to be here thats a no no.
Grills are full sized with sign out in the club house and grills are out the back door on grilling patio. Please sign the sheet to reserve your family's grill slot. You can also enjoy eating outside if you like, there are tables around the pool, community front deck, or in clubhouse. You can also sneak away for a zoom there while keeping one eye on older kids in pool, or sign out club house for a multi family party as each unit's occupancy is 6.
Pools close at dusk and one is heated in winter which is Thanksgiving to Easter.
OWNER CHAIRS BOOGIE BOARDS ETC
Key to owner storage door is on key chain on hanging on hooks upon entering. Please help yourself to beach chairs, toys boogie boards and related! Please rinse and return on exit. Instruction book on counter has directions. $50 fee for not rinsing beach equipment and returning it neatly stacked as it was found. This is the service charge our cleaners charge us to do that for you. Please let us know if there’s something you need, but you don’t see or if something breaks this does happen and we are happy to replace it.
Please use shower tower for people and hose at top of stairs to rinse things.
As always service dogs are welcome as provided by law, the turnover fee is not a pet fee but a change of linens and rug fee. We also dog and pet sit and will consider taking your handsome four legged best friend in our home and or refer to doggie boarding in NSB. For dogs booked in, Only Non shedding dogs for the comfort of all of our guests. Dog residents get different rugs and bedlinens . Owner allergies categorized as legal disability prevents any other type or category of pet (cat, bird, shedding breed) even service animals in accordance with the protections afforded the owner for their severely allergic child also protected by American with Dis. Act. Thank you for understanding as we seek to provide all information so you may make an informed decision to book. If you are flying in with a service pup we may have a crate that fits your pup, just ask! Dogs must be walked out through parking lot not along landscaping.
DO NOT LET DOG PIDDLE OFF PATIO LATE NIGHT. IF THIS IS DONE THE COMPLEX WILL FINE THE UNIT AND WE WILL PASS ON TO YOU $100/incidentl. Dog owners, let's support each other by following rules! Do not walk the dog around the pool, on interior courtyard walkways, on any grass. Instead through center of parking lot to street. Sidewalks have ample paths and grass along road and you can get a nice walk in.

Please don't put AC under 74 degrees in summer or coils freeze and tenant is responsible for a $85 service call. Same happens if you leave the slider open so please close patio slider when not going in and out as this taxes AC system too and creates ice build up on unit, as well as Florida has snakes.
Parking
Designated spot is S 26
Immediately upon arrival put your parking pass on your dash in your spot only. An additional guest may use the other pass for a spot marked GUEST but those spots are first come first served and are not guaranteed. We suggest moving the S26 car and leaving the other in a GUEST spot when it is a busy season time. and please put parking pass on the dash or you will absolutely be towed. $50 fine per for lost wristband (there are 6 washed wristbands confirmed at every turnover) and $50 fine for non returned parking pass, 2 confirmed every turnover.
WHERE TO DIRECT QUESTIONS
Your contract is with us. Fastest response is by text - On site Management is hired by ourselves, ie, owners to manage the property, not our personal rental clients so they are instructed to refer you back to us. Therefore, unless emergency, please do not go into the management office for concerns with your rental , this is also posted inside unit.
DO go into the management office if you would like to borrow shuffleboard equipment,
Grill slot sign up, or to book the clubhouse for a family game night, use the tables for work or a break from the sun or for a quick bathroom break while you are at the pool but please use common sense and dry off before you walk inside because that will also create a slippery environment for someone following. DO report facility (not unit issues, broken lock, broken elevator, misdelivered package, for examples).
Turtle season runs May one to October one and please be cognizant if walking on the beach at night that you will need to have a flashlight for ensuring that you did not stumble upon a marked off turtle nest. We have a flashlight in the linen closet and there is a $15 charge for any missing flashlight.
