We resolve guest issues just as a hotel would- if there are any house problems, we have a team that can arrive within 30 minutes of any reports (please allow more time during window as icy streets complicate driving). We do not provide monetary compensation for issues that can be resolved with a handyman; please do not expect this. This is a house, and like any building, things can break or be out of order. Please allow us as hosts to resolve this for you. We cannot relocate you to another room as a hotel would, so with a home vacation rental, the only option is allowing us to fix any issues.
Cleaning fee $250 goes ENTIRELY to our house cleaners. Please take into account: our house is LARGE: 4 bedrooms (4 beds to change), 3 bathrooms (3 showers/2 tubs), bath towels, jacuzzi towels, kitchen towels & large spaces (living room, gym, 2 decks). They do not include doing dishes in their fee, so guests must clean their own dishes. Thank you for understanding!

-Bedroom 2 contains one KING bed, electric fireplace, Roku TV, direct access to shared bathroom, direct access to backyard, outdoor jacuzzi and gym.
-Bedroom 3 contains one contains one QUEEN bed, electric fireplace, and Roku tv. (near shared bathroom).
-Bedroom 4 contains one QUEEN bed, Roku TV, and desk/ work space. (near upstairs bathroom)
-Living room contains one hanging "treehouse" TWIN bed.
Bathrooms:
-downstairs shared bathroom contains Japanese soaking tub, Mountain View picture window, double shower head-shower, two sinks.
-Upstairs bathroom contains a giant soaking tub with double shower heads and toilet.
-Brand new:
-mattresses are memory foam.

A mini-split Air Conditioner for COOLING is located in 3 main bedrooms and in the living room.

-Living room & all bedrooms contain an HD/4k television and are connected to a Roku, with ability to log-in to all of your streaming services (ie. Netflix, Hulu, Prime video)
-new LG Washer/Dryer & detergent
Kitchen:
-Reverse Osmosis water filtration system, right out of a spout on the sink.
-New LG refrigerator
-New LG dishwasher
-2 bags of coffee (8-10 cups per bag), variety of teas, cooking spices, olive oil & cookware are provided.

*we DO NOT supply aluminum foil- if there is some left, you may use it.

-A gas bbq is on the back patio connected to our gas line, therefore no need to buy a propane tank!
*Commercial filming please message separately. $1500 per day will be charged if any commercial filming or photography is taken without consent.
Other things to note

*If any plugs or cords are removed from the lodge, there will a $50 fee for each. Please share this rule with your party. We need our plugs & cords to operate ammenities for each guest and replacing last minute requires service calls & replacement costs.

*Any extra cleaning required at check-out (unclean dishes, excessive trash etc.) will incur $35+ fee to cleaning team- details in checkout messages.
*Holidays/snow season/weekends are our busiest times and therefore highest prices— they keep us in business throughout the year during slower seasons & allow us to provide a wonderful escape for those in nearby cities & beyond. Please consider this when booking. You are paying for the most sought-after times, so if you snag these times, you are truly a fantastic planner, as we tend to book months in advance!
*Heads up, if it is snowing, you will need chains or a 4x4 for all of Big Bear. We provide snowplow when snow is over FOUR INCHES. A shovel is on-site for guest use for any other snow removal needs. There are no refunds or discounts for not being prepared for the snow/ any acts of nature. Please be prepared to avoid needing towing. Additional plows can be arranged for a fee.
*Critters such as: ants, mice, spiders, moths, flies, chipmunks (along with bear, coyote, mountain lions, wild donkey etc) are native to Big Bear and it is typical in the mountains to have an occasional sighting of any of these small creatures, especially during particularly dry/hot seasons when they are searching for water. Please keep in mind you are booking a trip in the wilderness- we are in a mountain town & are located in THEIR territory. We prepare for such sightings with traps, spray etc, but we give no refunds for seeing any of these creatures & want to prepare our guests for what to expect. ***Please do not book if this is an issue. We only want you to have a great time*** If there is ever an abundance of ants etc, you can notify us and we can send our handyman to spray for you. WE HIGHLY RECOMMEND BRINGING ZIPLOCKS & STORAGE CONTAINERS to store your food & NOT leaving any food out (we do not supply because guests end up taking them home).
