FULLY REMODELED! Built in 1937, this historic building still has plenty of charm, but everything in this studio was renovated in late 2019: New floors, shower, cabinets, granite countertops, appliances, and furniture!

Located on quiet, conveniently located Riverview Drive (east of US1), everything Downtown Melbourne has to offer is just a short walk away.

The space
Slightly over 300 sqft, this studio apartment is perfect for one guest but will also comfortably accommodate two.

Riverview Studio is located on the first floor of "The Riverview," a quad-plex containing three other fully remodeled Airbnb units and a shared laundry room. We recently insulated between the interior walls and floor/ceilings, but this is an old building and sound still travels easily. We expect all guests to be respectful of each other and keep noise to a minimum.

If you are looking for a place to party, THIS IS NOT THE PLACE FOR YOU. If you are looking for a quiet, comfortable space in Downtown Melbourne where you can relax and get a great night's sleep, look no further!

LAUNDRY
In addition to this completely private studio apartment, you will have access to a shared laundry room should you need it. Detergent, fabric softener, and even an iron are all provided.

TV
Hulu + Live TV (for more than 65 live TV channels including local networks) is provided and will give you access to thousands of free movies and shows. You may also log in to any streaming services that you already subscribe to (Netflix, Disney+, YouTubeTV and so on).

BBQ GRILL
You are welcome to use our outdoor charcoal grill, but please note that housekeeping does not maintain it. Instead, we ask each guest to please clean the grill after use and replenish the charcoal as necessary. Basic grilling tools are provided, in addition to a chimney starter and lighter cubes.

THE TRAIN
There is an active train track two blocks to the west of the Riverview. Please be aware that the train does sound its horn repeatedly as it passes through Downtown Melbourne, including a few times late at night. The vast majority of our guests have no issues with this, but a small percentage of guests have reported being awakened when it passes by overnight. We provide white noise machines in all of our rooms that will drown out this sound, but if you are a light sleeper and prefer to sleep in complete silence (no white noise), the Riverview - and most places in Downtown Melbourne, for that matter - may not be the property for you.

PRICING
A note about pricing: You may notice that our daily rate fluctuates as you browse through our availability calendar. This is because we use a third-party software that automatically updates our listings' prices to ensure they remain competitive and stay BELOW the market rate for comparable properties in the area. Daily prices change due to season, area hotel occupancy rates, last minute availability, and so on. We use this tool to ensure our prices are fair, and doing so leads to us having close to full occupancy all year long.

CANCELLATION POLICY/TRAVEL INSURANCE
Please note that we follow Airbnb's "Firm" cancellation policy. We are running a small business and are not able to make exceptions to this policy to provide full refunds if you need to cancel your reservation within 30 days of your arrival date for any reason, including any weather-related events, like hurricanes or red tide. It is also our policy to not accept any reservation change requests made within 30 days of your arrival date that involve moving your reservation dates into the future.

We strongly recommended that you obtain Travel Insurance for your trip, in case of any unforeseen circumstances that could lead to you needing to cancel your reservation. A simple online search for "travel insurance" will provide you with many options.

ITEMS LEFT BEHIND
Please double and triple-check the unit prior to leaving to make sure you have not left any personal items behind. Anything left in the unit after you check out will be discarded unless it it obviously something of value. If you do leave something of value behind, please contact me immediately so I can notify my housekeeping team. They charge $25 to return items left behind, which includes up to $10 of postage and packing materials. For any larger items that require additional postage, the cost to return them to you is $20 + exact postage.

PESTS
We have regular preventative pest control services at all of our properties and very rarely see any bugs because of this, but this is Florida, and the occasional pest (or cute gecko/anole) could find its way inside. In the unlikely event that you do see a bug, we would be happy to send pest control to retreat the property (this is part of the service we pay for), but you will not be eligible for any type of refund because of this.

MY OTHER PROPERTIES
There are three other units in the Riverview that you may want to consider, should this one not be available or if you prefer a second floor unit.

In addition to the Riverview, we also own Tranquility, an OCEANFRONT quadplex located about halfway between downtown Melbourne Beach and Sebastian Inlet. These fully-renovated one bedroom apartments are 625 sqft each and are beautifully decorated.

In late 2021, we purchased the historic Crane Creek Inn. Situated directly on beautiful Crane Creek, this property is located one block south of the heart of Downtown Melbourne and has a heated pool and stunning views.

I started using Airbnb as a guest, mostly travelling for SCUBA diving trips, pickleball tournaments, and spring training baseball games. I enjoy meeting new people and I loved the concept of Airbnb so much that I decided to become a host myself, so I opened the guest room in my home to fellow travelers. After about a year of positive experiences as a host, a long-time friend (also named Mark) and I purchased The Riverview, a historic quadplex in Downtown Melbourne. Over time, we renovated the entire building and listed each of the units on Airbnb. In 2020, we purchased Tranquility in Melbourne Beach, adding four oceanfront units to our portfolio of short term rentals, and in 2021, we purchased the historic Crane Creek Inn. My wife Meghan is an integral part of our small business, and we look forward to hosting you.
