* Pets are part of the family and well behaved animals are very welcome at Riversmeet
* The area has many glorious walks and most of the local pubs (including the Grampus) are dog friendly
* Re. suitability you know your pet best so please do note the nature of the cottage and the furnishings from the photos in making your decision to book
* Please don't allow pets on beds and soft furnishings so these can be kept pet free and in great condition for all our guests
* The garden is secluded *but not enclosed*. It is a rather sprawling, wild country garden rather than something contained. Please see the photographs on the listing which give a clear idea

I am very happy to answer any questions about the cottage or the beautiful local area.

Guest access
Riversmeet Mill will be for your own private use. The garden is quiet, not overlooked and secluded, so you can enjoy your holiday without interruption. Please note for pets that while the garden is secluded it is not secure or fenced in, it’s very much a sprawling and not contained country garden!

IMPORTANT:
Please note steep steps and steep bank down to the stream.

Being an old character cottage with a streamside location has some issues! There are steep steps in the house and garden (although you can enjoy the main part of the garden including the pizza oven and BBQ without using steps). While small children do delight in this location and the garden's nooks and crannies, please do make a considered choice if that is right for you.

You may see a summer house in some of the pictures - while its seating and patio area is for your use, the summer house itself is used for storage.

Other things to note
Helping the Environment

Holidays do run the risk of increasing our environmental impact, so Riversmeet Mill has done the following to help:

* We are committed to using only vegan, environmentally-friendly cleaning and laundry products.
* Handwash and washing up liquid is provided via refills to reduce plastic waste.
* Recycling will be sorted for you into the various bags and boxes required. This avoids the confusion of a new system and the likelihood of your recycling ending up in landfill.
* Reusable containers and picnic plates, cups and cutlery are provided for your picnics on the beach to help cut down on single use plastics. We only ask you bring them back for the next guests to use!
* Tote bags are provided for shopping to avoid the need for plastic bags.
* Your Welcome Guide will contain more info including details of eco-friendly local companies. Look up ‘Plastic Free North Devon’ for a great list of local suppliers.

If you have any suggestions for how Riversmeet could be more environmentally friendly, we would love to hear from you.

Welcoming and Inclusive

* Riversmeet Mill actively welcomes and celebrates guests of all nationalities, ethnicities, genders, sexuality, ages and abilities. If there is anything that would make your stay more welcoming for you, we would love to hear from you.
* We regret that, as a very old cottage, Riversmeet will not be suitable for everyone with accessibility challenges. If there is anything that we could do to make your stay easier for you, please do send a message.

Neighborhood highlights

Riversmeet Mill is located in the beautiful, peaceful village of Lee Bay in an Area of Outstanding National Beauty (AONB).

The house is a 10 minute walk from the popular, cosy local pub The Grampus Inn. The Grampus has a lovely beer garden and terrace, a renowned open mic night on Fridays and classic pub food.

Lee Bay is just a 15 min walk from the house, where you can adventure through the rocks to Sandy Cove. The 3 mile long Woolacombe Bay, regularly voted best beach in Britain, is 15 minutes in the car and the coastline from here to Croyde Bay is famed for its surfing and golden sands. Slightly closer than Woolacombe you'll find Barricane Bay, where you can feast on Sri Lankan curry while the sun goes down.

Numerous gorgeous beaches are also within a 30 min drive - including the breathtaking Saunton Sands, surfer's paradise Croyde Bay and the hidden gem of Broadsands.

Nearby Ilfracombe (less than 3 miles) has a large supermarket and a cinema, theatre and museum. Ilfracombe has numerous restaurants (from fine dining to fish and chips), cafes and pubs. From Ilfracombe's pretty harbour you can take a boat trip along the coast for seal and dolphin spotting or even over to the famous Lundy Island. Seek out the seals on a lovely walk around their favourite spot, Morte Point.

Other attractions within 10-30 minutes are too numerous to mention but include surfing, SUP and kayaking, the South West Coast Path, Watermouth Castle, crazy golf, Exmoor Zoo and Coombe Martin Wildlife Park.
