Escape to Riva House, a cozy Potomac River retreat in Virginia’s Northern Neck. Walk to Beaver Pond Beach in 2 minutes or Crystal Lane Beach in 3–4 minutes for swimming, fishing and crabbing—we provide crab traps! Sip coffee on the screened porch with peek-a-boo river views, grill and dine on the spacious deck, or gather around the fire pit under the stars. Enjoy community trails, tennis, pickleball, playgrounds and a seasonal pool. Perfect for families, friends and couples.

The space
Riva House is a comfortable, one-level retreat designed for easy family time and relaxed weekends by the Potomac. The home features three bedrooms, one full bath, an eat-in kitchen, and a welcoming family room with plenty of space to unwind after a day at the beach.

One of our favorite spaces is the screened porch, with dining space and games (ping pong table) for slow mornings, family game nights, or relaxing in the evening. Step outside to the spacious deck, where you’ll find outdoor dining and additional seating—perfect for grilling, morning coffee, or enjoying the fresh air.

In the backyard, gather around the fire pit for s’mores and evenings under the stars.

Best of all, the water is just a short walk away. Beaver Pond Beach is about a 2-minute walk, with Crystal Lane Beach approximately 3–4 minutes away. Guests can enjoy swimming, fishing, relaxing by the water, and seasonal recreational crabbing. Crab traps are provided for guests who’d like to give it a try.

Riva House also includes access to community amenities such as beaches, walking trails, playgrounds, tennis and pickleball courts, and a seasonal swimming pool.

Guests have access to Riva House and the Glebe Harbor–Cabin Point community amenities, including beaches, trails, playgrounds, tennis and pickleball courts, and the seasonal community pool.

Beaver Pond Beach is just a short walk away. Head toward the end of the cul-de-sac or take the path behind the house and follow the signs toward the beach.

Crystal Lane Beach is also nearby—follow Cabin Point Drive to Crystal Lane and continue a short distance to the beach access.

Crab traps are provided for guests to enjoy recreational crabbing during their stay.

Other things to note
Fall is a beautiful time at Riva House! Enjoy crisp mornings on the screened porch, Potomac sunsets, grilling on the spacious deck and cozy evenings around the fire pit. Walk to the beaches for crabbing, fishing, shell and shark-tooth hunting, or simply enjoy the water. Spend an afternoon exploring Montross, grab a local craft beer and bite at Northern Neck Brewing Company, browse the treasures at Murphy Seed shop, or stop by a local farm market for seasonal produce. Then come home to your quiet river retreat.
