Pump House Annexe is a self-contained holiday cottage located down a private unmade country lane, with far reaching views over the Sussex countryside and coastline. Ideally located for visiting the historic towns of Battle, Rye & Winchelsea and the nearby seaside towns of Hastings, Bexhill & Eastbourne. National Trust properties nearby, include Bodiam & Scotney Castles, Batemans, & Sissinghurst Gardens. Ideal for walkers and cyclists, with secure lock up and charging for e-bikes.

The space
The annexe is self-contained and is ideal for 2 people. It has its own parking space and entrance. The front door leads into an entrance hall, with shoe and coat storage. A shower room with toilet is off the hallway, including a shaver socket and heated towel rail. Towels and toiletries are included.
A door from the hallway leads into a spacious, bright open plan lounge, with a 3 seater sofa, armchair and pouffe. There is a large LCD Smart TV, with full SKY package and Netflix. There is also a radio/cd player and a separate Bose unit with Bluetooth. In the open plan lounge there is a small kitchen, with a dining table and 2 chairs.
The kitchen has an electric cooker with double oven and grill, fridge with freezer compartment, toaster, microwave and dishwasher. The kitchen is fully equipped and includes dishcloths, tea-towels, washing up liquid and dishwasher tablets. There is an adjoining utility room with access to a washing machine, tumble dryer and additional fridge with freezer for guests use. A generous welcome pack is included in your stay, with milk, bread, coffee, tea and sugar to start you off and also some flowers, Buck’s Fizz and chocolates to enjoy. Homemade scones, with jam and clotted cream are awaiting you on your arrival.
There is a wide spiral staircase leading up to a double bedroom from the lounge. With windows front and back it enjoys countryside views from both. Plenty of drawer and wardrobe storage and plenty of hangers. A full length mirror, desk, chair and a hairdryer for your use.
Outside there is a small private garden with table and chairs. This enjoys a sunny aspect til the sun goes down. Guests also have use of a gas barbecue and a firepit, with logs supplied. The annexe is perfect for a quiet getaway in the countryside but with easy access to all the area has to offer. Nearby footpaths enable numerous walking routes (Ordnance Survey maps and walking routes are available in the annexe). With secure storage for bikes we also encourage guests to enjoy the cycling in the area. Electric charging is free for e.bikes in the storage area.
WiFi (Fibre) is free and available for our guests.

I have been running the holiday annexe, with a little help from my husband Simon, for more than 10 years now. We enjoy meeting lots of different guests, of many nationalities and have many regulars that come back year after year. We like travelling ourselves and have found a new love of cycling and have enjoyed a number of small mini breaks around the wonderful countryside of Kent & Sussex. We look forward to meeting you and we hope you have an enjoyable stay with us and enjoy everything this wonderful area has to offer.
