The perfect place to relax after a day in the hills or the surrounding area. The Pentland Cosy nestles at the foot of the Pentland hills regional park. A self-contained one-bedroom lodge, the Cosy is tucked away a few metres from waymarked walks.

Available all year round it’s ideal for walkers and lovers of the great outdoors. Also conveniently located just 9 miles from Edinburgh.

We’re situated close to the A702 making us a convenient stop over if you’re traveling up or down the country.

The space
The Cosy is comfortably furnished and offers accommodation for up to 2 guests (or two adults with young child/infant).
• For sleeping there is a double bed in the bedroom (featuring a Silentnight 2000 Pocket Luxury Mattress - new for 2026) and a small sofa bed in the sitting room. Let us know in advance if you’d like bedding for the sofa bed.
• The bedroom also has a good-sized wardrobe and two bedside tables with lamps.
• In the sitting room there is a dining table with a bench and chairs, a sofa, TV and hooks to hang up your coats after enjoying your day.
• The shower room has an electric shower, WC and hand basin.
• The well-equipped kitchen has an oven, induction hob (replaces the gas hob seen in the photos), microwave, Nespresso coffee machine, kettle, toaster, fridge/freezer and a washing machine/dryer.
• There is a private courtyard, a wee sun trap, ideal for al fresco dining. Two knee blankets are stored in the wardrobe to keep you snug when the sun goes down.
• Good quality bedding and towels are provided.
• There is free wi-fi and the TV is set up with Freeview and Chromecast so you can view all your favourite programmes using your own existing subscriptions via your smart device (it is a rural area so the wi-fi can be a bit patchy at times, take the opportunity to get away and unwind).

Totally self-contained, you’ll have the place to yourself including the courtyard.

You’ll find the Cosy at the bottom of a short lane with plenty of space to park and private access via the courtyard.

We're in the small Hamlet of Nine Mile Burn in the heart of the Pentlands. Also within easy walking reach is the delightful woodland walks around the Newhall estate.

We’re just 12 miles from Edinburgh city centre and if you’ve time in your trip you can take a bus journey into Edinburgh and enjoy the sights of Scotland’s stunning capital city before retreating back to the countryside to relax.

The Cosy is located at the bottom of our large family garden.

The outlook from the sitting room is onto an enclosed part of our garden which we rarely access and are trying to establish as a re-wilding area.

We’re in Nine Mile Burn, a hamlet in Midlothian, Scotland. In the foot of the Pentland hills regional park where you can enjoy lots of fantastic walks straight from the door. Also within easy walking distance is the Newhall estate with wonderful woodland walks steeped in history. We’re only 2km from the village of Carlops in the Scottish Borders.

A short drive away is the historic Penicuik House, a beautiful country estate with 1,000 acres to explore on the various tracks and paths. Penicuik is the nearest town and has both Tesco and Lidl supermarkets. There are also various cafes and takeaway options there.

Edinburgh city centre is a 20 – 30 minute drive away. There is a bus service you can get from the A702 at Nine Mile Burn which takes you into Penicuik and onto Edinburgh.

A bit further down the A702 is West Linton, which has various eating options, a lovely kids park by the river and a Co-op.
