This beautiful, ocean-oriented home (2,488 SF) is just a short walk or quick bike ride to the beach (5 minutes by bike or 10 minutes by foot). This home is located at the end of a quiet cul-de-sac and the area behind the house where the pool and attached spa is located is “green space,” which makes it completely private as you enjoy the large oversized pool (36 x 14). The pool and spa can be heated for an additional charge. The back yard is an oasis away from home. Everything is on one level!
The space
There is new Luxury Vinyl Laminate and tile flooring throughout, along with brand new furniture and televisions in every room. In the Family Room, there is a 65” flat-screen TV, the Dining Room has a 50” flat-screen TV, the Family Room has a 55” flat-screen TV, the Master Bedroom has a 48” flat-screen TV, the Guest Bedroom with a king bed contains a 43" flat-screen TV, and the Guest Bedroom with two double beds contain a 32” flat-screen TV. Each television has streaming cable (Spectrum) including Premium Movie Channels (HBO, Showtime, TMC, STARZ, and EPIX) along with Roku (Netflix, Amazon, Britbox, Apple+ and Disney+). Free, password-protected, Wi-Fi is available. The Amazon Alexa in the kitchen can be moved outside (there is a plug to the left of the grill) and you can request Alexa to play by genre, by decade, Billboard 100's, or a specific artist (for example).
Guest access
You will have full access to the house.
We are in the Sea Pines gated community. Upon your arrival, you will be required to stop at the gate entrance and will have to pay $22/car. This pass will be good for one week.

HEATING OF THE POOL/SPA: As long as the temperature is above 50, there should be no issue keeping the water temperature above the 80's, but if the temperature drops below 50, the pool can lose 5 degrees overnight. Below 50, the pool heater cannot properly heat due to the cooler ambient temperature. We do not typically have a problem March-October (November-February can be more troublesome), but the weather can do what the weather does. IF temperatures drop below 50, the heater can only do so much. If it is too cold, since we have no control of the weather, the heater will still be running and doing its best to heat. Because of that, we will not give a refund or discount.

Other things to note
For your reservation to be validated, it is required that you respond to this within 48 hours and confirm that you have read and agree to the rules below otherwise your reservation will be cancelled.
NOT ALLOWED:
(1) This is a NON-SMOKING home both inside and out.
(2) No animals of any kind are allowed on the property.
(3) Excessively loud parties or other disturbances are not allowed.
(4) No illegal substances are allowed on the property.
(5) We will not rent to vacationing students or singles under 25 years of age.
(6) We will not rent to parties of any sort such as weddings, bachelor/bachelorette parties, graduations, etc.
(7) All exterior lights must be turned off before going to bed. This is a rule of Sea Pines, our gated community.
(8) Do NOT touch the pool equipment. If there is an issue, let us know and we will call the pool company.
(9) Maximum of six (6) adults.
(10) Maximum of eight (8) total people.
(11) Your reservation must state exactly how many people will be in the house, the mix (adults and children) and the ages of each. You are not allowed to invite other people to stay in the house without prior consent from the owner, who has the right to refuse. We do not charge for extra people, but we do want to know who is staying in the house. The maximum house capacity is eight (8) so while it may be tempting to invite friends to share in our slice of paradise, the wear and tear can take a toll by having extra people at the house, so we respectfully request that you not invite others to visit.
Violation of the above can/will be grounds for the Owner to require Renter to leave the premises and forfeit any rent.

SECURITY CAMERAS: We have five security cameras on the property. There are three cameras on the front, one on the side, and one overlooking the pool equipment. We use these for the obvious reasons of security, when the house is vacant, along with making sure our pool company and lawn service show up when they are supposed to. These will be turned off at your arrival and turned back on at your departure, EXCEPT for the camera overlooking the pool equipment. Because we have had guests mess with the pool equipment, to protect these expensive pieces of equipment, we leave this one camera running 24/7 to ensure the pool continues to run properly. We reserve the right to momentarily activate any camera(s) to ensure there are not more cars, and consequently, people, than the reservation was made for, and we will activate the cameras if we receive any complaints from neighbors. These cameras only show the driveway and pool equipment, so your privacy is protected inside of the home and by the pool (the pool equipment is separated from the pool).
CAR PASSES: Each vehicle will need a Sea Pines car pass. These are purchased at the time of arrival, at the gate, for $22 cash per vehicle. This pass is good for one week.
OTHER CONDITIONS: The owner and or owner’s agent shall have the right of access to the property at any reasonable time for inspections, maintenance, or repairs. In an emergency, the Owner or Agent may enter the premises at any time without securing prior permission from Renter. The house is offered as a Resort Dwelling for short-term rental, not subject to the South Carolina Landlord-Tenant Statutes.
PROBLEMS: If there are any maintenance issues, please notify us immediately and we can typically have a service person there within 2-4 hours. Our Assistant Property Manager (Agent) lives nearby in case anything major arises. If anything gets broken, please let us know as soon as it happens so we can get it repaired or replaced.
