Palmar la Punta is located 3 blocks from the ocean and one block from the main street full of restaurants, bars and shops of all kinds in La Punta.
The room has an individual size bed, ceiling fan and a private bathroom and shower (NO AC OR HOT WATER)
There is a fully equipped outdoor kitchen to prepare meals with dinning and picnic table in the common area to enjoy them.

The outdoor common kitchen is fully equipped to prepare meals with two stoves, cooking pots and pans, a refrigerator, coffee maker, microwave, blender and cooking utensils.
Each room has a designated space in the refrigerator and cabinet with your room number and there’s a dinning and picnic table to enjoy your meals.
The outdoor area has a shower to rinse the sand off by the entrance door, gymnastic rings, surf rack in the back.

La Punta is a place full of nature and insects like mosquitos are normal of a tropical environment, we fumigate once a week, but we want you to be aware that we cannot control nature.
* if you need an extra fumigation during your stay, let us known during working hours*
(9:00 A.M. - 5:00 P.M. Mon - Fri / 9:00 A.M. - 2:00 P.M Sun).
The property is share with other guest and that comes with sounds and movement, although the room is private and we have a noise curfew, be aware that all rooms are continuous in one line and share a wall.
Also we are located in the heart of La Punta an area flourishing with businesses that are allowed to be open till 12 by municipal order, although we are conveniently located on the street behind the Main Street we want you to be aware of the proximity noises this brings.
As well as developing constructions nearby, all these is beyond our hands and we can’t do anything about the noises this can cause.

STARLINK
We have Starlink connection, which is the best connection available in town, still we want you to be aware that Puerto Escondido has an unreliable internet signal, this problem does not only affect our property; it is a problem in the whole town, please investigate and verify.
When the Internet signal fails or is weak, it is out of our hands, therefore there will be no cancellations or refunds based on this matter.
There is an online work space 1 min walk from us called Malagua and Amarisa cafe a 5 min walk, with fair prices and nice space that we recommend if you must work.

During your stay
We are happy to help you,
Although we have no reception, we are available by phone to help you with any issues from 9 am till 9 pm and after hours only in case of emergencies.
We have a self sufficient system and send you all the info you need for your own check in and stay in general.
We also have workers on location to help you from:
9 am till 5 pm Monday to Saturday
9 am till 2 pm Sundays
Other things to note
We don’t have a reception, we have a self check in system with the code of the door, please read the messages we send you on the Airbnb app, they contain all the information on how to check in by yourself, they are also step by step instructions with pictures on the Airbnb app under “check in instructions”
BE AWARE OF OUR STRICT POLICY BEFORE MAKING A RESERVATION:
Full refund for cancellations made within 48 hrs. of booking, if the check in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check in. No refunds for cancellations made within 7 days of check in and No change of dates.
WE DON'T CHARGE A CLEANING FEE:
*No cleanings during your stay* (we can provide all you need to do it yourself, just ask).
-One towel per guest provided
$50 pesos per extra towel.
-Fresh towels and sheets once a week, request them when you need them *only for stays of up to one week or longer *
*Our staff offers cleanings for $50 pesos* pay directly to them in cash (includes towels and sheets once a week) talk to them or let us know.
-For stays shorter than a week or if you desire to change them more often than once a week: $50 pesos change of sheets, $50 pesos change of towels.

Rooftop has separation tapes away from the edges for security.
No drinking allowed, No parties or loud music.
