A rustic Catskills cabin on the outside, with bright, renovated cottage vibes within, guests arrive via gently winding country roads, passing farms along the way. The comfortable home has a large screened-in porch for dining and lounging in warmer months, and a year round hot tub and woodland walks along the creek out back. Old Campbell Place is just a couple miles from the delightful river town of Callicoon, and is consistently praised for its peaceful environment.
The space
The open plan living/cooking/dining space combines high beadboard paneling, with comfortable, contemporary furnishings. The small but efficient kitchen, with plenty of utensils and cookware, has open shelving and a gas stove, with dining table nearby. Then a comfy sofa and chairs in the living room area, near the glass-fronted wood stove, will be where you gather, lounge and connect.
Down the hall are three bedrooms: two queens and a full. The beadboard-paneled bathroom includes a deep Kohler soaking tub with shower.
In summer, the large porch is both lounge and dining room, and serves as the heart of the house. Wintertime use serves as a handy spot for dropping snowy boots and layers of outerwear before passing through the French doors into the house proper.

Neighborhood highlights
There is no neighboring home within view. While the house is not far from the road, and the front of the house can be seen from the road, it's a very sparsely traveled back road. About a half mile before this is a pretty church. And continuing up the road are pleasant private homes and the occasional farm.

I founded the vacation rentals company Red Cottage Inc., selling it after 15 years. During most of that time, River Cottage was my primary home, having moved up from NYC.
Eventually I bought and gut-renovated magical Blue Quill Cabin, and added Apple Hill and Old Campbell Place to the portfolio. My criteria was a home I'd be willing to live in myself. All are wonderfully restful and restorative places, and that is what I wish for my guests.
