Set in 50 perch 1250 m2 of private land in a peaceful secluded interior location facing the ‘Garanduwa’ rainwater lagoon and arranged up atop a hillock amid a green garden, with stunning panoramic views over the lagoon.

THE VILLA
In warm and cosy tropical weather, you will find a dip in a 10m infinity swimming pool a perfect treat, the poolside barbecue grill with nearby 8 seated dining tables ideal for your holiday celebrations.
ROOMS
Your nights after eventful days would be soothing in this 3 bedroom villa sleeping up to 6 adult &/or children guests, which is ideal for a family. All these bedrooms are on the ground floor and fully air-conditioned.
The en-suite master bedroom comes with a king-sized bed, a spacious wardrobe, a safe, a shower cubicle and a private balcony facing the lagoon.
The other two bedrooms have a double bed in each and a common bathroom with a toilet, a shower cubicle, a washbasin and a balcony with a remarkable view.
LAND BY THE LAGOON
We have set up six outdoor chairs on the 3/4 acre (115 perches, 2875 sq m) land by the lagoon among the trees and greenery to enjoy the water views of the lagoon. We are in the process of developing this land further for the enjoyment of the guests.
Access to this part of the land is just past the pool.

Access to beaches by car, tuk-tuk or scooty
Thalaramba Beach less than 5 minutes
Mirissa Beach less than 10 minutes
COOKING
MEALS: There is a full-size kitchen with all the equipment, cutlery, utensils etc for you to prepare your own meals.
COOK
Cook USD20 per day.
We can arrange a cook to prepare meals. You would need to supply the food.
BREAKFAST & DINNER
With one day's notice, we can prepare meals on-site in the butler's kitchen. Please ask for our set menu.

There are a number of good restaurants
within 10 km [6 miles].

There are no street names as such, the Villa is set up in a secluded land.

Guest access
No visitors.
Guests have access to the entire Villa except the Security guards living space at the gate.
You have the privacy of the whole Villa during your stay. You don't have to share with any other guests.
*** NO Smoking allowed inside the building.
*** Please don't consume any food in the rooms. This encourages rodent infestation in the rooms ie. rats, mice, cockroaches etc.

Check-in after 2.00 pm.
Check-Out by 10.00 am.
Our cleaning staff comes on duty a bit after 10.00 am and please vacate the Villa on time to allow staff to prepare the Villa for new guests. Thank you for your cooperation.
