Stay in our clean, comfortable, modern, with a touch of Lanna décor, private bedroom with bath, courtyard, on the 1st floor (ground). Contains huge king bed, aircon and rain shower. Includes all essentials and complimentary welcome bottled water, duvet, shampoo/conditioner, facial tissues, shower cap and cotton buds. Neighborhood filled with tasty local cuisine as well as touristic restaurants. 5-min walk to Chang Puak Gate and Old City. Many bars, cafes, restaurants and convenience stores.

Guest access
As our guest, you’ll have full access to the shared spaces throughout the property, including a cozy foyer on the ground floor, a comfortable outdoor living area, a relaxing outdoor dining space, a shared kitchen, and a driveway carpark.

The property is secured with a front-gate access code, which you’ll receive prior to check-in. Your room is conveniently located on the ground floor (1st floor)—easy to access with no stairs.

For a smooth and contactless arrival, your personal key and keycard will be waiting for you in a secure lockbox right next to your room door. No need to coordinate meet-ups—check-in is simple, safe, and hassle-free.

[Wifi]: Rated 1Gbps/300 Mbps which is some of the fastest speeds available in Thailand. However, speed will vary according to:

(i) the number of people downloading at the same time and
(ii) your distance from the modem.

Connectivity:

There have been occasions when guests' personal devices have not been able to connect to our wifi due to their device settings. However, the majority of our guests have not had a problem connecting.

There have also been some occasions when our ISP (Internet Service Provider) has had service issues to the entire district.

If you have critical work or meetings online, please make sure you have a backup connection (portable wifi or cellular data) in case any of the above occurs.

[Cleaning Fee]: The cleaning fee covers the Post-Stay Clean – preparation for the next guest. Feel free to book any additional cleans for a small fee. Any bookings for 7 days or more will get a FREE In-Stay Clean (approximately once per week), which will include a change in linen and towels.

[Towels]: We provide 1x set of bath towels per guest for your stay. If you need them replaced, please note the additional costs in the Guest Manual.

[Carpark]: The driveway can only fit about 5 scooters without blocking guest access. Let us know prior to check-in if you plan to use the parking spaces provided so we can send you the front gate entry codes.

[Patio/Courtyard]: This room has a private courtyard for you to enjoy.

[Potential Noise]: Rooms built in Thailand are rarely built with insulation compared to Western countries. You may hear other guests’ footsteps from the room above or faintly hear their voices from adjacent rooms.

The building also combines concrete and wood construction, so some natural creaking of the wood may occur from time to time.

Let us know if neighbouring guests need to be reminded to keep noise levels down as per our House Rules.

- Construction of a hotel next door has also started. It has been on and off so there could be potential construction noise during your stay.

[Stains]: Any towels or linens found with stains will need to be replaced. Most stains cannot be completely removed and will always leave a slight discolouration. Since our towels and linen are white, we need them replaced as we can no longer use them. Please refer to the costs of getting them replaced in the Guest Manual.

[Early Check-In]: We normally provide a FREE early check-in from 2pm, which is an hour before our regular check in time of 3pm - Only if housekeeping's schedule permits.

Anything earlier than that, we charge about 75% of the nightly rate to block the room from the previous day to prevent potential guests from occupying the room - this has been very popular for guests arriving early.
