The property is located at the heart of the city and is generally in a peaceful area but will not be 100% noise-free.

Other things to note
a. Videoke is strictly until 10PM only or else risk the possibility of your reservation being cancelled with no refund.

b. Quiet hours is from 11PM to 5AM.

c. WIFI speed of up to 100mbps with reasonable use.

d. SWIM AT YOUR OWN RISK. AT NO POINT during a guest’s stay is there a lifeguard on duty. Guests WILL HAVE to sign a waiver form prior to entry.

The bather load of the pool is maximum up to 4-5 pax at a time only. Please note of this prior to booking the property. Pool has a depth of 3ft to 5ft.

e. The property is located in a tropical region. Presence of geckos (interior of the house) and frogs (garage) are to be expected.

f. Bathroom vents have been intentionally deactivated. History of prior guests leaving them on 24/7 led to this management decision as it is a fire hazard when left on for too long and may pose a threat to in-house guests.

g. VISITORS FEE.

Starting January 2025, guests will be able to invite visitors over for a flat fee of Php3,000.

(Maximum of up to 15 visitors ONLY. 10pm Curfew for Visitors. Visitors are NOT allowed to stay overnight).

Additional overnighters over the number of booked guests will be charged a rate of Php500 per pax.

h. The property is built on former rice fields. Presence of critters and insects are to be expected especially in a tropical country like the Philippines.

These animals are attracted to light and the smell of food (food crumbs is a major culprit). To minimise their presence during your stay, wipe down benches and tables after meals, keep surroundings clean, and cover your food properly. Doors and windows should be closed at all times to keep them out of the property. It is also advisable to keep your food inside the fridge.

If the presence of such critters and insects bother you, please consider booking another property.

i. Kitchen is CLAYGO. We kindly ask all our guests to please wash all used dishes prior to check out or an added cleaning fee (Php1500) will be charged upon check out.

j. Housekeeping (General Upkeep plus Linen/Towel change is free of charge after every 3 nights).
