Our Moonridge Mile home provides the perfect mountain getaway no matter what season you visit! Experience exceptional cleanliness, warmth and coziness, and a convenient location to all Big Bear activities. Located in the popular Moonridge community and nestled between Bear Mountain and Snow Summit Resort, this updated home has two bedrooms and one bathroom with space for a family of four or four adults. Consider this your home away from home.
The space
This one story home is the perfect place for you to relax, especially after a full day of activities in Big Bear. As you enter the home, you will walk into the open-concept family room and dining room with fireplace. Enjoy the wide selection of board games as you hangout in the large banquet dining area or take advantage of the complimentary WiFi and smart televisions in the family room and both bedrooms.
We offer a fully stocked kitchen with pots, pans, bakeware, slow cooker, air fryer, electric tea pot, coffee maker, blender, dishware and spices to ensure you have all the comforts of home. This includes taking advantage of the washer and dryer during your stay.
There are two nice sized bedrooms to relax and unwind in. The first bedroom has two twin size beds and the second bedroom has a king size bed with access to the backyard. In addition, there is a sofa bed in the living room.
The extra-large front deck with patio set and bar-b-que grill is a great place to relax and take in the tranquility of the fresh, mountain air. Complimentary sleds are available for the young and young at heart when ready to play in the snow!

Please bag your pet’s waste and take it to a trash can or dumpster. When leaving our home. Please take your furry friend with you and keep them on leash so they do not disturb surrounding neighbors. You will find that Big Bear Lake is very dog-friendly!
NATIVE WILD LIFE:
Native wild life such as mice, squirrels, chipmunks, bears, coyotes, insects etc. are native to Big Bear and although we do our best to keep the property free from these types of visitors - we cannot guarantee you will not come across them during your stay. Should you come across them during your stay we will do our best to resolve the issue - however we do not refund if you encounter this type of wild life during your stay.
PARKING NOTES:
Please park in the driveway. Per city ordinance, a max of (2) vehicles can park in the driveway. No street parking is available at anytime.
EV CHARGING:
There is a NEMA 14-50 EV charging outlet available. We do NOT have any charging cables or adapters. If you are driving up with an EV, you must make sure you have the correct charging cables and adapters specific to your vehicle (that will fit the NEMA 14-50 outlet). This is capable for TESLA's as well as other EV's.
SECURITY CAMERAS:
There are exterior cameras that monitor the exterior of the cabin. They help us keep the cabin safe when no one is there. These do not see inside the cabin.
NO PARTIES:
Our cabin is intended for guests looking for a relaxing getaway. Parties or events of any kind are strictly prohibited and will not be tolerated. You will be charged $300 per person, per day/night for each unregistered guest.
CITY OF Big Bear Lake:
Per the city of Big Bear Lake, exceeding the occupancy limit or partying can result in a $500 fine and eviction.
Per the city of Big Bear Lake, noise heard beyond the property line at any point during your stay can result in a $500 fine.
Violation of local restrictions will result in eviction without refund.
CHECK-IN/CHECK-OUT:
Check-in time is 4pm, and check-out time is 10am. Please note that these times are strictly enforced, and that arriving before 4pm or checking out after 10am without prior approval is against our policies. You may contact us the morning of your arrival to see if an early check-in is possible. Please note that we inspect the property, the day of your arrival to ensure the home is ready for arrival; however, early check-ins can dramatically affect our quality assurance program. Please note, check-in is 4pm and check-out is 10am during our winter peak season or holidays. Also no early check-ins/late check-outs are available during the winter peak season or holidays.
If any items are left behind after checking out, we will have up to 30 days to return item(s). Any fees associated with this will be at the expense of the guest.

City Occupancy Limits:
This property is licensed to accommodate a maximum number of 4 people, for any given time during your stay. Please do not exceed the designated amount of people. This is set by the city and is non negotiable; renters found to be in violation of these clearly posted allowances will be subject to immediate eviction and forfeiture of all rental fees, charges and deposits by the city. If you exceed the occupancy allowed, too many cars parked or receive complaints regarding noise level; you will be allowed one opportunity to correct these problems. If these issues are not rectified immediately, you will be evicted from the cabin and there will be no refund. If we receive a noise complaint, too many people or cars, we will have to send out a representative to the cabin and you WILL BE CHARGED A $150 FEE.
Good Neighbor Policy:
Per the city of Big Bear Lake a good neighbor policy must be signed. We require you to sign the form within 24hrs of booking. You agree to abide by all rules and regulations set forth by local ordinances, which includes a "Good Neighbor Policy" with the following language
- Do not exceed the occupancy limit
- Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED.
- No parking in the street or yard.
- Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.
- No amplified music 24/7 or past quite hrs.
- Amplified music is not permitted to be heard beyond the property line 24/7 or past quite hrs. Close the windows to avoid music carrying beyond the property line.
- Head inside at 10pm
- Noisy outdoor actives and spa use are prohibited from 10pm - 7am
- If furry friends accompanied you on your stay. They should remain in your presence at all times. So, they do not disturb surrounding neighbors. Big Bear Lake is very pet-friendly.
- Fines: The minimum fine for violating the rules stated above is $500 per violation. A second offense is $1,000 per violation.
- Eviction: Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the undersigned.
You are advised to keep in mind that vacation rental properties are located in quiet, private neighborhoods. Please respect our neighbors. Guests will not be given any refunds for issues related to noise ordinance violations. Quiet hrs are strictly enforced.
Upon any infraction of rules, the owner may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposit.
Property Inspection:
An inspection of the vacation rental property will take place 24hrs in advance of your arrival. If there are any concerns with the property, please notify the Moonridge Mile owner(s) immediately to ensure that such issues may be remedied in a timely manner.
The property will be subject to inspection upon reasonable notice to guests, which includes knocking on the door or ringing the doorbell before entry in the event that noise complaints are issued. The guest understands that this may occur anytime during the guests stay if there is noise or reasonable suspicion of a party or any other violation of the house, neighborhood rules or city ordinance.
Vacation rental properties endure heavier traffic and more abuse than an average home. While we do everything in our power to provide a clean and comfortable space for your vacation, we are also limited in some ways, and cannot promise absolute perfection.
Our home is privately owned, and we complete necessary repairs as soon as possible. However, things like; carpet cleaning, yard work and cosmetic repairs are commonly scheduled during the off season, allowing more time to complete work before next guest checks-in. If there is anything we should be aware of, or if you have a concern for safety please contact us immediately.
We welcome and appreciate any feedback provided and will always make an attempt to make it right however possible, within reason.
Damages:
If any damages are found at the home upon your arrival they must be reported to us ASAP. If you fail to do so you will be responsible for the cost of the damage. All items/belongings in house MUST BE LEFT IN SAME CONDITION AS UPON GUESTS ARRIVAL TO RENTAL HOME. An inventory list of the rental home is checked prior to each guest arrival to ensure condition of all belongings. After each guest departure, the same list is reviewed to check for any missing or damaged items. Any missing or damaged items will be replaced at a reasonable value for item at charge to the credit card holder named on this contract.
COPYRIGHT INFRINGEMENT:
The guest is 100% responsible for any fees or penalties related to downloading of music, movies, pay per view, etc. to the home during their stay. Registered guest are responsible for all additional guests. This also includes any fees related to copyright violations.
PET FEE:
We are a pet friendly home. We allow up to 2 dogs, up to 30 pounds. There is one-time pet fee of $80.00, per dog.
CLEANING FEE:
Cleaning fee is set at $170.00
You should be sure to wash your dishes, empty the fridge and leave all used beds unmade, and gather all the dirty towels and place them in the laundry bag in front of the washer/dryer.
Smoking Prohibited:
Smoking is NOT allowed in or outside of the home.
Filming/Photography Prohibited:
Any filming and/or photography to be used for commercial use is prohibited unless all the proper authorizations and permits are obtained. Homeowner must be notified of intent and copies of singed permits must be provided prior to check-in. Additional security deposit may be required.
Amenities, Repairs and Maintenance:
Plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, linens, blankets, pillows, etc. We also provide limited amounts of cleaning supplies, toilet paper, a roll of paper towels, a few trash bags, etc. Our home is equipped with basic kitchen utensils and appliances. Basic pots, pans, dishes, and silverware are provided.
We cannot guarantee against mechanical failure of heating, appliances, TVs/VCRs/DVD Players, hot tub. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions, a maintenance service professional will be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE WE WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, WE MAY HAVE TO GO THROUGH THE HOME WARRANTIES. We will always look for alternative solutions to ensure and prioritize guest comfort.
Barbecues (BBQ):
If you wish to use, please clean the grill after use and close the grill after each use once cooled down. If the grill is left dirty and tools left outside, there will be an extra cleaning fee. As the grill/propane is on an honor system - please turn off after use and close it as animals will get in at night if left open. The grill should only be used outdoors. The grill should be placed well away from the home, deck railings and out from under eaves and overhanging branches. Keep children and pets at least three feet away from the grill area. Never leave your grill unattended. Always make sure your gas grill lid is open before lighting it. If you smell gas while cooking, immediately get away from the grill and call the fire department. Do not move the grill. If the flame goes out on a gas grill, turn the grill and gas off and wait at least 15 minutes before re-lighting it. Never place hot ashes on the ground, in the snow, or anywhere besides the metal ash can provided at your cabin.
Internet:
You agree that you will not give out wireless internet password outside of your rental party; reset, erase or modify the router password; transmit any material that is unlawful; transmit any material that infringes copyright or other excessively high volume data transfers. Internet use will terminate immediately if you fail to comply with any of its terms or conditions. No warranty is provided for internet use. Internet use and related equipment are provided "as is" without warranty or guarantee of any kind. In no event shall owner be liable for its use. By electing to use WiFi, you assume all risk and hold us harmless in the event of any damage you may suffer due to security breaches.
Ash Disposal:
Do not dispose of ashes from fireplaces. It is against our rules to allow disposal of fireplace ashes. If ashes are cold, you may place them in a small metal container provided. If you are in need of disposal of hot ashes, please contact us. Any improper disposal of ashes will result in forfeiture of security deposit.
Winter Weather:
You are required to carry tire chains in your vehicle when traveling in mountain communities in the state of California from November through April. We are not able to help if your car becomes stuck for liability reasons. Snow removal will be provided and we will do our best to get the driveway plowed ASAP. Winter snow will likely reduce parking by 1 or more spaces depending on your location. Plan appropriately. Decks and BBQ may be snowed in depending on how much snow any given storm produces. Shoveling may be required to gain access to the cabin. A snow shovel will be provided at the home, if you are unable to find a shovel please contact us so we may deliver one. Tenants understand that homeowner and employees (collectively, the "Released Parties") are NOT responsible for any injury caused by slipping on snow or ice and that the tenants are responsible for removal of snow and ice around the doorways and paths to house and car; that the Released Parties are not responsible for any personal injury or loss or damage to the tenants' persons or property or to their guests and that the tenants assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure to heat, accidents related to fire, heaters, stoves, or hot tubs, tenants' failure to remove snow and ice around access areas; for any unforeseeable circumstances. Under no circumstances will the tenants or their guests hold the Released Parties responsible for any damages or claims of any kind resulting from their stay. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. No refunds will be made for circumstances beyond our control, acts of nature, or weather related problems. If all three access roads to and from Big Bear are closed for more than four hours at the same time, then you may reschedule your stay for another time in the same home, you will have to pay the price difference if the price is higher.
Fire Restrictions in Big Bear Valley:
Big Bear and Big Bear Lake visitors are reminded to exercise caution when visiting the National Forest and maintain a higher level of awareness with the increased fire risk. Travelers through the forest should remain on designated roads and never park on dry brush or grass. Outdoor wood, charcoal, or campfires of any kind are not permitted. Fireworks are always prohibited on the San Bernardino National Forest. The US Forest Service will be aggressively citing those who do not comply with the posted restrictions. Violation of these prohibitions is subject to punishment by a fine of not more than $10,000 or imprisonment for not more than six months or both, as Class B misdemeanors under federal law. Persons may also be responsible for resource damage, suppression costs and any injuries that occur if they are found liable for causing a wildfire.
Liability and Obligation to Follow Rules:
By agreeing below, you understand that the homeowner and their agent are only responsible for reservations, house cleaning, check-in and check-out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Guests agree to follow any and all House Rules provided to them by the Property Manager, as well as any and all rules of the Homeowners Association where the property is located, and any and all City or County ordinances in the area where the property is located. The guest will be held responsible for violation of any of these rules and hereby agrees to strictly abide by any and all rules thereof. The guest acknowledges that there may be periodic patrols and security monitoring to ensure that rules are followed.
Host Cancellation of Reservation:
We reserve the right to cancel any reservation.
Renters understand that the agent, property manager, employees or the homeowners are NOT responsible for any injury caused by slipping on snow or ice and that the renters are responsible for the removal of snow and ice around the doorways and paths to house and car; that homeowners are not responsible for any personal injury or loss or damage to renters' persons or property or to their guests and that renters assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure to heat, accidents related to fire, heaters, stoves, falling of pine cones, renters' failure to remove snow and ice around access areas, for any unforeseeable circumstances.
Property Unavailable Disclosure:
If, after this reservation is completed, and correspondence or discussions with the guest disclose a change in circumstances involving the reservation of this property, we have the right to refuse a reservation to the guest if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guests' occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations or the purpose of the rental. This is not intended to be an all-inclusive list of circumstances which may cause a cancellation of reservation.
Miscellaneous:
Any and all legal matters arising out of this agreement shall be adjudicated in the city which you are renting. Should any provision contained in any agreement between the Property Owner and you be held to be invalid, illegal or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal or unenforceable provision will be replaced with a valid, legal and enforceable provision that most closely accomplishes the former provisions' economic effect. You agree that facsimile signatures shall have the same authority as original signatures and this agreement may be signed in any number of ways.
Vacation Rental (Not a Lease):
This is a vacation rental agreement for temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.
Big Bear Code of Conduct:
$500 and $1,000 fines and evictions Big Bear is very strict with regards to outside noise after 10pm. You do face noise complaint fines from the city if you are outside on a deck (talking, bbq, playing music, etc.) after 10pm. This is a Big Bear city ordinance. If the homeowner, agent or employee has to visit the home during your stay because the city ordinance department has demanded we do. Your booking will be charged a $250 minimally, $500 for a second visit and $1,000 for eviction. Amplified music heard at the property line at anytime ever during the day will result in a fine. We cannot prevent the city from issuing the fines. The city ordinance officers who are hired to patrol vacation rental homes respond to "CODE CALLS" by neighbors. Please be respectful to the neighborhoods and do be nice to the code officers, they have the ability to issue fines and if you are over occupancy they will evict you. We can not issue any refunds if you are evicted. Every property has a maximum number of guests (4) and cars that are allowed. This is set by the city/county and is non negotiable; renters found to be in violation of these clearly posted allowances will be subject to immediate eviction and forfeiture of all rental fees, charges and deposits by the city. The number of cars per city/county ordinance is cars in the driveway. Street parking is not available per the city/county overnight. Only park in the driveway, not on the street or in the yard.
ALL GUESTS hereby acknowledge and agree to follow all house rules, neighborhood rules and city laws and ordinances. Any violation of the Guest House Rules/Code of Conduct by anyone in your party will result in the immediate ejection of everyone, without refund of rents, security deposit and the addition of possible city imposed fines. - Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.
- No amplified music 24/7 or past quite hrs.
- Amplified music is not permitted to be heard beyond the property line 24/7 or past quite hrs. Close the windows to avoid music carrying beyond the property line.
- Head inside at 10pm
- Noisy outdoor actives and spa use are prohibited from 10pm - 7am
- If furry friends accompanied you on your stay. They should remain in your presence at all times. So, they do not disturb surrounding neighbors. Big Bear Lake is very pet-friendly.
- Fines: The minimum fine for violating the rules stated above is $500 per violation. A second offense is $1,000 per violation.
- Eviction: Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the undersigned.
You are advised to keep in mind that vacation rental properties are located in quiet, private neighborhoods. Please respect our neighbors. Guests will not be given any refunds for issues related to noise ordinance violations. Quiet hrs are strictly enforced.
Upon any infraction of rules, the owner may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposit.
Property Inspection:
An inspection of the vacation rental property will take place 24hrs in advance of your arrival. If there are any concerns with the property, please notify the Moonridge Mile owner(s) immediately to ensure that such issues may be remedied in a timely manner.
The property will be subject to inspection upon reasonable notice to guests, which includes knocking on the door or ringing the doorbell before entry in the event that noise complaints are issued. The guest understands that this may occur anytime during the guests stay if there is noise or reasonable suspicion of a party or any other violation of the house, neighborhood rules or city ordinance.
Vacation rental properties endure heavier traffic and more abuse than an average home. While we do everything in our power to provide a clean and comfortable space for your vacation, we are also limited in some ways, and cannot promise absolute perfection.
Our home is privately owned, and we complete necessary repairs as soon as possible. However, things like; carpet cleaning, yard work and cosmetic repairs are commonly scheduled during the off season, allowing more time to complete work before next guest checks-in. If there is anything we should be aware of, or if you have a concern for safety please contact us immediately.
We welcome and appreciate any feedback provided and will always make an attempt to make it right however possible, within reason.
Damages:
If any damages are found at the home upon your arrival they must be reported to us ASAP. If you fail to do so you will be responsible for the cost of the damage. All items/belongings in house MUST BE LEFT IN SAME CONDITION AS UPON GUESTS ARRIVAL TO RENTAL HOME. An inventory list of the rental home is checked prior to each guest arrival to ensure condition of all belongings. After each guest departure, the same list is reviewed to check for any missing or damaged items. Any missing or damaged items will be replaced at a reasonable value for item at charge to the credit card holder named on this contract.
COPYRIGHT INFRINGEMENT:
The guest is 100% responsible for any fees or penalties related to downloading of music, movies, pay per view, etc. to the home during their stay. Registered guest are responsible for all additional guests. This also includes any fees related to copyright violations.
PET FEE:
We are a pet friendly home. We allow up to 2 dogs, up to 30 pounds. There is one-time pet fee of $80.00, per dog.
CLEANING FEE:
Cleaning fee is set at $170.00
You should be sure to wash your dishes, empty the fridge and leave all used beds unmade, and gather all the dirty towels and place them in the laundry bag in front of the washer/dryer.
Smoking Prohibited:
Smoking is NOT allowed in or outside of the home.
Filming/Photography Prohibited:
Any filming and/or photography to be used for commercial use is prohibited unless all the proper authorizations and permits are obtained. Homeowner must be notified of intent and copies of singed permits must be provided prior to check-in. Additional security deposit may be required.
Amenities, Repairs and Maintenance:
Plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, linens, blankets, pillows, etc. We also provide limited amounts of cleaning supplies, toilet paper, a roll of paper towels, a few trash bags, etc. Our home is equipped with basic kitchen utensils and appliances. Basic pots, pans, dishes, and silverware are provided.
We cannot guarantee against mechanical failure of heating, appliances, TVs/VCRs/DVD Players, hot tub. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions, a maintenance service professional will be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE WE WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, WE MAY HAVE TO GO THROUGH THE HOME WARRANTIES. We will always look for alternative solutions to ensure and prioritize guest comfort.
Barbecues (BBQ):
If you wish to use, please clean the grill after use and close the grill after each use once cooled down. If the grill is left dirty and tools left outside, there will be an extra cleaning fee. As the grill/propane is on an honor system - please turn off after use and close it as animals will get in at night if left open. The grill should only be used outdoors. The grill should be placed well away from the home, deck railings and out from under eaves and overhanging branches. Keep children and pets at least three feet away from the grill area. Never leave your grill unattended. Always make sure your gas grill lid is open before lighting it. If you smell gas while cooking, immediately get away from the grill and call the fire department. Do not move the grill. If the flame goes out on a gas grill, turn the grill and gas off and wait at least 15 minutes before re-lighting it. Never place hot ashes on the ground, in the snow, or anywhere besides the metal ash can provided at your cabin.
Internet:
You agree that you will not give out wireless internet password outside of your rental party; reset, erase or modify the router password; transmit any material that is unlawful; transmit any material that infringes copyright or other excessively high volume data transfers. Internet use will terminate immediately if you fail to comply with any of its terms or conditions. No warranty is provided for internet use. Internet use and related equipment are provided "as is" without warranty or guarantee of any kind. In no event shall owner be liable for its use. By electing to use WiFi, you assume all risk and hold us harmless in the event of any damage you may suffer due to security breaches.
Ash Disposal:
Do not dispose of ashes from fireplaces. It is against our rules to allow disposal of fireplace ashes. If ashes are cold, you may place them in a small metal container provided. If you are in need of disposal of hot ashes, please contact us. Any improper disposal of ashes will result in forfeiture of security deposit.
Winter Weather:
You are required to carry tire chains in your vehicle when traveling in mountain communities in the state of California from November through April. We are not able to help if your car becomes stuck for liability reasons. Snow removal will be provided and we will do our best to get the driveway plowed ASAP. Winter snow will likely reduce parking by 1 or more spaces depending on your location. Plan appropriately. Decks and BBQ may be snowed in depending on how much snow any given storm produces. Shoveling may be required to gain access to the cabin. A snow shovel will be provided at the home, if you are unable to find a shovel please contact us so we may deliver one. Tenants understand that homeowner and employees (collectively, the "Released Parties") are NOT responsible for any injury caused by slipping on snow or ice and that the tenants are responsible for removal of snow and ice around the doorways and paths to house and car; that the Released Parties are not responsible for any personal injury or loss or damage to the tenants' persons or property or to their guests and that the tenants assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure to heat, accidents related to fire, heaters, stoves, or hot tubs, tenants' failure to remove snow and ice around access areas; for any unforeseeable circumstances. Under no circumstances will the tenants or their guests hold the Released Parties responsible for any damages or claims of any kind resulting from their stay. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. No refunds will be made for circumstances beyond our control, acts of nature, or weather related problems. If all three access roads to and from Big Bear are closed for more than four hours at the same time, then you may reschedule your stay for another time in the same home, you will have to pay the price difference if the price is higher.
Fire Restrictions in Big Bear Valley:
Big Bear and Big Bear Lake visitors are reminded to exercise caution when visiting the National Forest and maintain a higher level of awareness with the increased fire risk. Travelers through the forest should remain on designated roads and never park on dry brush or grass. Outdoor wood, charcoal, or campfires of any kind are not permitted. Fireworks are always prohibited on the San Bernardino National Forest. The US Forest Service will be aggressively citing those who do not comply with the posted restrictions. Violation of these prohibitions is subject to punishment by a fine of not more than $10,000 or imprisonment for not more than six months or both, as Class B misdemeanors under federal law. Persons may also be responsible for resource damage, suppression costs and any injuries that occur if they are found liable for causing a wildfire.
Liability and Obligation to Follow Rules:
By agreeing below, you understand that the homeowner and their agent are only responsible for reservations, house cleaning, check-in and check-out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Guests agree to follow any and all House Rules provided to them by the Property Manager, as well as any and all rules of the Homeowners Association where the property is located, and any and all City or County ordinances in the area where the property is located. The guest will be held responsible for violation of any of these rules and hereby agrees to strictly abide by any and all rules thereof. The guest acknowledges that there may be periodic patrols and security monitoring to ensure that rules are followed.
Host Cancellation of Reservation:
We reserve the right to cancel any reservation.
Renters understand that the agent, property manager, employees or the homeowners are NOT responsible for any injury caused by slipping on snow or ice and that the renters are responsible for the removal of snow and ice around the doorways and paths to house and car; that homeowners are not responsible for any personal injury or loss or damage to renters' persons or property or to their guests and that renters assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure to heat, accidents related to fire, heaters, stoves, falling of pine cones, renters' failure to remove snow and ice around access areas, for any unforeseeable circumstances.
Property Unavailable Disclosure:
If, after this reservation is completed, and correspondence or discussions with the guest disclose a change in circumstances involving the reservation of this property, we have the right to refuse a reservation to the guest if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guests' occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations or the purpose of the rental. This is not intended to be an all-inclusive list of circumstances which may cause a cancellation of reservation.
Miscellaneous:
Any and all legal matters arising out of this agreement shall be adjudicated in the city which you are renting. Should any provision contained in any agreement between the Property Owner and you be held to be invalid, illegal or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal or unenforceable provision will be replaced with a valid, legal and enforceable provision that most closely accomplishes the former provisions' economic effect. You agree that facsimile signatures shall have the same authority as original signatures and this agreement may be signed in any number of ways.
Vacation Rental (Not a Lease):
This is a vacation rental agreement for temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.
Big Bear Code of Conduct:
$500 and $1,000 fines and evictions Big Bear is very strict with regards to outside noise after 10pm. You do face noise complaint fines from the city if you are outside on a deck (talking, bbq, playing music, etc.) after 10pm. This is a Big Bear city ordinance. If the homeowner, agent or employee has to visit the home during your stay because the city ordinance department has demanded we do. Your booking will be charged a $250 minimally, $500 for a second visit and $1,000 for eviction. Amplified music heard at the property line at anytime ever during the day will result in a fine. We cannot prevent the city from issuing the fines. The city ordinance officers who are hired to patrol vacation rental homes respond to "CODE CALLS" by neighbors. Please be respectful to the neighborhoods and do be nice to the code officers, they have the ability to issue fines and if you are over occupancy they will evict you. We can not issue any refunds if you are evicted. Every property has a maximum number of guests (4) and cars that are allowed. This is set by the city/county and is non negotiable; renters found to be in violation of these clearly posted allowances will be subject to immediate eviction and forfeiture of all rental fees, charges and deposits by the city. The number of cars per city/county ordinance is cars in the driveway. Street parking is not available per the city/county overnight. Only park in the driveway, not on the street or in the yard.
ALL GUESTS hereby acknowledge and agree to follow all house rules, neighborhood rules and city laws and ordinances. Any violation of the Guest House Rules/Code of Conduct by anyone in your party will result in the immediate ejection of everyone, without refund of rents, security deposit and the addition of possible city imposed fines.
