🚗 Parking

Free outdoor parking in the parking lot on the premises— rare in Buckhead!

Guests must provide their vehicle information in order to receive the access code for entry into the building and the unit.

Required vehicle details include: color, make, model, license plate number, and issuing state. This information must be submitted to the host in advance.

The property address, along with these requirements, will be shared 24–48 hours prior to arrival.

Once the vehicle information has been received, check-in instructions will be provided on the day of arrival between 2:30 PM and 3:00 PM.

All guests must park in the rear of the parking lot in any available or assigned parking spaces. Guests must not park in the lot located on the side of the building, as that lot belongs to the Grand China restaurant.

Any guest who parks in that area does so at their own risk and may be subject to ticketing, booting, or towing. Linkable Rentals will not be held liable for any fees or damages incurred. We are also not liable for any damages or theft to guest vehicle while it's on the property. All guest must not leave any valuable belongings in their vehicle. The parking lot is an open parking lot and there are no gates to security the vehicles.

🧼 Cleanliness Promise

We professionally clean the unit before each stay, with sanitized surfaces, fresh linens, and restocked essentials. Your comfort and peace of mind are our top priority.

All units are required to be cleaned once every 7 days (or weekly, depending on the length of stay). This helps us maintain our high standards of cleanliness, ensure the space remains fresh and well-maintained, and prevent any long-term wear or buildup during extended stays, so you can continue to enjoy the same quality experience throughout your visit.


📘 House Rules (Clear & Friendly)

To ensure a comfortable stay for all guests and residents, please review and comply with the following house rules. Violations may result in fines, removal from the property, and/or forfeiture of the reservation without refund.

🚭 Smoking Policy

No smoking or vaping is permitted anywhere on the property, including:

- Inside the unit
- Balcony
- Parking lot
- Exterior or common areas of the building
- Violation Fee: $1000

Guests will also be responsible for:

- Any required deep cleaning fees, and
- The cost of one night’s stay if smoking delays check-in for the next guest.

To maintain the quality and integrity of our property, the use or possession of any illegal drugs, including marijuana, is strictly prohibited on the premises. Any violation will result in immediate removal from the property without refund, and may involve law enforcement if deemed necessary. Guest will be fine up to $5000 plus any odor remediation and or cleaning.


The building has a strict NO-SMOKING policy. If a guest smokes and re-enters the building with any lingering odor (including marijuana), it will result in immediate termination of the reservation and be escorted off the premises by the Atlanta Police Officer who resides in the building.

The smoking fine is $1000, plus any additional fees for cleaning or damages.


I’m sharing this simply to make sure you’re fully aware that if a guest smokes and re-enters the building, the odor does linger and can lead to immediate action by the host.

Please let us know if you have any questions, we just want to ensure a smooth and issue-free stay for everyone.


🔇 Quiet Hours

Quiet hours are strictly enforced from 8:00 PM to 8:00 AM.

Please be respectful of neighbors at all times.

No parties, events, or loud noise at any time.

Violation Fee: $550

If the host is fined by building management, the guest will be responsible for the full amount of the building fine.

The host reserves the right to remove guests from the premises for excessive or repeated violations. No refunds will be issued.

Unauthorized parties (without prior written host approval): $750 fine.


👥 Occupancy & Visitors

Only registered guests listed on the reservation are permitted to stay overnight.

Visitors are allowed only with prior notification to the host.

For any visitor bringing a vehicle, guests must provide:

- Make
- Model
- Color
- License plate number
- State of registration

Failure to provide this information may result in the visitor’s vehicle being towed and/or ticketed by on-site police or property management due to illegal parking. The host is not responsible for towing or ticketing fees.


⏰ Check-In / Check-Out

Check-in: After 3:00 PM

Check-out: By 10:00 AM

Any stay beyond the scheduled check-out time without prior approval or notification will result in a late check-out fee ranging from $75 up to the cost of one night’s stay.

Guests will also be responsible for additional charges if a late check-out:

- Delays cleaning services, and/or
- Causes a delayed check-in for the next arriving guest.

Late check-out requests must be approved in advance and are subject to availability.

Late Checkout Options (if available)
• Late checkout up to 1:00 PM: $75
• Any checkout after 1:00 PM: Full nightly rate
• Same-day (morning) late checkout requests: $112 due to a confirmed cleaning schedule (up to 1:00 PM).

Occasion Package

Price per package - $299
Must book between 48-72 hours before your arrival for preparation and planning.
Once preparation starts the package is non-refundable.
Guest will be asked for a series a questions for preparation.



🐶🐱No Pets Policy

Pets are strictly prohibited 🚫 on the property at all times unless explicitly approved in writing by Linkable Rentals prior to check-in.

If pets are discovered on the premises at any time during or after the stay, the Guest agrees to the following:

A minimum fine of $350 will be charged OR

The full cost of deep cleaning, stain removal, deodorization, pest treatment, or repairs—whichever amount is greater

This includes, but is not limited to:
- Pet hair, odors, urine or feces
- Scratches, chewing, or other damage to furniture, flooring, or linens
- Allergens requiring professional remediation

Guests will also be responsible for any additional damages or lost revenue caused by extended cleaning or maintenance.


Animals on or Near the Premises – Liability Disclaimer

Guests acknowledge that animals may be present on or near the premises, including but not limited to pets belonging to neighboring residents, other guests, or third parties.

Linkable Rentals is not responsible or liable for any injuries, bites, scratches, allergic reactions, or damages caused by any animal on or around the property.

In the event a Guest is bitten or injured by an animal, the Guest agrees that:

Any claim or dispute must be addressed directly with the animal’s owner, and

The Guest releases Linkable Rentals from any and all liability related to such incidents.

For safety reasons, Guests are strongly advised not to pet, feed, approach, or interact with any animals on the premises that do not belong to them, regardless of how friendly the animal may appear.

Guests assume all risks associated with animals on or near the property for themselves and all members of their party.


Force Majeure / Uncontrollable Events Policy

The host is not liable for circumstances beyond their control that may impact a guest’s stay. These events may include, but are not limited to:

• Power outages
• Internet or cable interruptions
• Water or plumbing disruptions
• Elevator outages or building system failures
• Severe weather or storms
• Natural disasters or “Acts of God”
• Government actions or city utility interruptions
• Construction, road closures, or neighborhood disruptions
• Temporary building amenity closures

These situations are managed by third parties such as the utility provider, building management, or local authorities.

As these events are outside of the host’s control, no refunds, discounts, or compensation will be issued due to these circumstances.

Guests acknowledge and accept that unforeseen events may occur and agree that the host cannot be held responsible for disruptions caused by external factors.


Right of Entry Policy

By confirming a reservation with Linkable Rentals, the guest acknowledges and agrees to the following terms regarding property access:

1. Host Right of Entry

The Host reserves the right to enter the unit during the guest’s stay under the following circumstances:

* To address or investigate potential violations of house rules or building regulations
* To respond to complaints or safety concerns reported by neighbors, building management, or other guests
* To perform necessary inspections, maintenance, or repairs
* To ensure the safety, security, and integrity of the property

2. Notice of Entry

Except in cases of emergency or urgent safety concerns, the Host will provide reasonable notice prior to entering the unit, typically at least 24 hours in advance where practicable.

Notice may be provided through the Airbnb messaging platform or other written communication.

3. Emergency Access

The Host may enter the unit without prior notice in situations involving:

* Suspected illegal activity
* Immediate risk to health or safety
* Fire, water damage, or property damage concerns
* Active violation of strict house rules that may impact building safety or compliance

4. Guest Privacy

The Host respects guest privacy and will limit entry to what is reasonably necessary. All entries will be conducted in a professional and respectful manner, with the intent of minimizing disruption to the guest’s stay.

5. Compliance with Building Rules

Guests acknowledge that the property is located within a residential building and must comply with all building policies. The Host may coordinate with building management when necessary to ensure compliance and safety.

6. Agreement

By completing a reservation, the guest agrees to this Right of Entry Policy as part of the overall house rules.

No Liability, No Lawsuit, and Third-Party Waiver

By booking and occupying a property managed by Linkable Rentals, the Guest acknowledges and agrees to the following:

Linkable Rentals shall not be held liable for any injuries, accidents, illnesses, losses, damages, or death suffered by the Guest or any member of the Guest’s party or visitors, whether occurring inside or outside the property.

The Guest voluntarily assumes all risks associated with the use and occupancy of the property.

To the fullest extent permitted by law, the Guest agrees not to sue, file claims against, or initiate any legal action against Linkable Rentals, its owners, property owners, employees, contractors, or representatives for any injury, damage, loss, or claim arising from or related to the stay.

The Guest further agrees that they will not allow, encourage, or permit any third party (including but not limited to family members, invitees, visitors, or other occupants) to bring any claim, lawsuit, or legal action against Linkable Rentals for injuries, damages, or losses related to the reservation or property.

This waiver applies regardless of cause, including alleged negligence, except where prohibited by applicable law.

By booking this property, the Guest confirms they have read, understood, and agreed to this waiver and acknowledge it is binding upon themselves and all members of their party.
